If they actually just got someone capable of doing the work the first time, we wouldn’t have to call multiple times over YEARS to get the same issue fixed. Good luck ever getting a solid answer from anyone in the management office. You’ll be added to an email thread and speak with 30 different people who never have any idea what’s going on. If I toured the perfect building but I saw it was owned by Freestone I would honestly strongly reconsider signing a lease there. Advice to landlord: Please for the love of god assign a couple people per building because going back and forth with a dozen people over email and phone makes absolutely no sense and is a waste of everyone’s time.”

It recently took them over a week to give us access to our own mailbox after the code changed without notice, even after I repeatedly explained that it contained time-sensitive medical supplies. The lack of urgency and communication was alarming and completely unacceptable. According to other tenants, before we moved in (almost two years ago), the building’s gas infrastructure was removed and replaced with extremely inefficient electric radiators and electric water boilers, essentially glorified space heaters. Combined with poor insulation, this setup routinely produces massive electric bills, fluctuating from $300 (summer) to nearly $1,000 (winter) per month depending on the season. The building repeatedly fails to maintain legally required indoor temperatures under NYC heating laws. Despite months of trying to work collaboratively with management last winter (including offering reasonable solutions such as heat-pump installation, insulation improvements, or other basic efficiency fixes), it became clear they had no interest in addressing the problem. It often feels like they’re simply waiting us out, knowing they can quickly rent the unit to someone new once we leave. In only 18 months, the building has gone through four or five different supers. As of today, the front entrance still does not list the current super’s name or phone number, which is explicitly required under NYC law. The supers themselves have generally been kind, responsive, and helpful once you actually reach them. The core problem is the management company: chronic mismanagement, very poor communication, and no real commitment to maintaining a safe, warm, or functional building for tenants.”

It's a decent place to live Cons: The management, Freestone Property, is the absolute worst. They've made it so hard to be tenants here. There's not direct way to contact them and it feels like they are constantly going out of the way to make our lives difficult. They do not keep their word and use rent concessions to avoid the problem and then try to make tenants sign extremely restrictive and dangerous NDAs to receive the rent concessions. I've never had such a terrible time with a management company in my life. Avoid them at all costs. In terms of the building, it's very poorly insulated so in the winter we have to have our heat all the way up and our gas bills are around 300-400 monthly because of this. This building is also the "hub" as they call it for all the supers in the area and they store all their equipment in the basement so every day there are many people coming in and out of the basement and they are very rude and loud. Advice to landlord: Actually be available to tenants and try to resolve their problems. Don't go out of your way to make their lives hard. Be human beings and not evil slum lords.”

Cons: What I did not like was the lack of responsiveness from the property management group, Freestone Property Group. We had 4 different supers over the course of a 13-month lease and was never proactively informed who we should be contacting. Me and my roommates were constantly blocked and unblocked by staff members whenever we tried to address issues. We especially had numerous issues when we first moved in that weren't mentioned prior to us physically moving in. (Me and one of my roommates moved from another state and the roommate that viewed the apartment for us didn't mention these issues so that's a separate issue of choosing smart roommates) The entire apartment was filthy. There was dust and dirt marks on all of the floors in every room. There were holes in the walls unfilled in the living room and the bedrooms. The bathrooms were so disgusting and full of moldy caulk, especially around the shower and tub. There were still old products from previous tenants swept under the sink and left in cabinets. The primary bedroom wall in the back had significant water damage that caused mold near one of the windows, due to damage in the building next to it, and had what we suspected to be termites in the window sill. This was a huge issue because it was making the room borderline unlivable and it took forever for them to come and fix it. They came several times over the lease to put temporary fixes and the 'final permanent' repair they said they did was still damaged by the time we moved out because they didn't address the core issue. It also had large gaping between the wall and floor that was still there when we left. The washer and dryer was full of hair and grime. We reported all of these issues the very next day of moving in and it took days for them to even respond and no one came to clean and we weren't reimbursed for the cleaning we had to do ourselves. We didn't receive keys to the first door of our building until maybe 4 months in and that was after having to beg and call every number we could find. It became an issue because sometimes the FOB system, which we only had a 7 digit code for not a physical FOB, would freeze up and we wouldn't be able to get in the building unless someone opened it for us. It was incredibly careless and ridiculously unsafe for 3 women who had to come home at all hours. Every issue we had took forever to be addressed and we would be ignored when we followed up. It was just a very stressful 13 months with this company despite how decent the apartment was and how nice the location was. And from talking to some helpful internal sources, we found out we were being overcharged for the apartment. Our rent was $4195 with our last month free on a 13-month lease. If you plan to rent this apartment please know the rent should be much lower this, closer to the $3200-3500 range for 3 bed/2 bath. We also were having issues with our electric bill being way too high month to month despite not using the highest source of electricity which was our heat/ac for months. After calling ConEd, they said to follow up with our building because it may be reporting our usage wrong and they were not helpful at all and we ended up having to pay the backpay. This isn't unique because ConEd sucks in general but it was just ridiculous. I advise anyone looking at apartments to steer clear of Freestone Property Group and it's affiliates, Nova Living and Greenbrook Partners, I believe. Cons: - Management is really poor. This was my 5th NYC apartment and definitely the worst management I have had to deal with. This is somewhat offset by the building being new so there aren't as many things that can go wrong, however when something does go wrong I found management to be incompetent. Example - our intercom system was down for months at a time, and the first time this happened it actually led to me being illegally locked out of the building. They had changed the building locks midday without informing us, so when I got home at ~11pm I was locked out! I got really lucky with my neighbor still being awake who let me into the building, but it was bad. Point being - if at some point you have a serious issue with the apartment, management will not provide the help you need, and I think this is a dealbreaker. - Management was very aggressive on our renewal offers. We signed at $2,550 in 2022, they increased it to $2,950 in 2023. 2024 they pushed for $3,200. I get that Bushwick is an up-and-coming neighborhood, the building is new, there's high inflation, etc... but that's a 25% increase over a 3 year period. Be ready for aggressive increases if you sign a lease in this building. - Neighbors are super loud. The neighbors in the building were fine, but the buildings next door to us... it was reggaeton all night long on the weekends. If you're sensitive to noise, I would not move into this building. Advice to landlord: Build out an actual team of supers and property managers, not whatever shared-service-sh*t-show you guys have now.”

Building would flood often, various tenants reported leaks all over, the door to the building would often allow water in so the lobby floods. Zero insulation so the apartment runs way too hot in the summer or freezing cold in the winter. Security cameras don't work, repeated package theft would happen and management would not address. Live-out super is overwhelmed, he says he is the sole super for about 30 buildings so he is often not responsive or does not arrive to resolve building issues when he says he will. Non-responsive management with zero transparency or interest in maintaining the building. The building was sold by the owners halfway through 2022 to Freestone Property Group/Greenbrook Partners (look them up, they have multiple lawsuits all across the city for illegal practices.) they are impossible to reach by phone and respond to tickets when they want or close them out without warning. We had an issue where the fire alarm was fault for 4 months and they did nothing to fix it until calls to 311 were made. Rent was jacked up on average over 6%, stating that this was due to tenants having covid-19 pricing but no one moved in until April 2022, which was past the point of the heart of the pandemic. Overall the worst management experience I've ever had. Advice to landlord: Sell the building or actually do your job and properly manage it.”

Also in the building there's only 3 other units besides ours, and they were all very chill and friendly. Cons: The two middle rooms don't have windows, only sky lights. (Although some people might like that) Also the half bathroom is sort of funny in that it's just a toilet and a shower, no sink. This is listed as a 4 bedroom but we used the front (street facing) bedroom as a shared living room space and used the other 3 rooms as bedrooms. Since the shared space around the kitchen also only has sky lights, it would have been a little hard to live here if we didn't make the front room with the windows into a living room. But these are structural things that can't be changed, and it wasn't that bad.”

When there is too much trash built up they just throw it in the stairwell that leads to the laundry, so you can’t access it. Then when they move it weeks later there are rats and flies and roaches that you have to fight through to get to the laundry. After all that they raised our rent $500 a month after 1 year. Advice to landlord: Don’t charge a premium/ include laundry-in-building if it’s inaccessible or unusable”

I have been reporting the issue for weeks and nothing of substance has been done. They didn't caulk around the tubs when they installed the bathrooms, so my ceiling leaks every time someone upstairs showers. The buzzer isn't actually connected to anything, so completely non functional, seems to just be there for show, which means packages getting delivered is totally a crapshoot. The mail doesn't get delivered into mailboxes, just sort of put wherever. The knob of the door is an indoor knob so doesn't function the way a building door should. The washing machine only runs on hot. The super doesn't live in the building so even though he is nice, there's no urgency when it comes to fixing these issues, and the communication between the management and the super seems to be extremely unreliable. All of this comes with the pricetag of a luxury building, which is absurd. Advice to landlord: Fumigate the basement and patch the holes in the patio. Charge less for rent.”

— 812 LEXINGTON AVENUE · Brooklyn“Pros: We lived at 707 Hart St for four years total - 2 years in the studio unit on the first floor at the front of the building, and 2 years in the two bed on the second floor in the back of the building. Easy access to the L and M. Close enough to restaurants / coffee / the park. Accessible and clean roof. Modern finishes and appliances. Cons: While living in the studio unit (which, in hindsight, we overpaid for at $2k/month), we had both sewage backup and a mouse infestation, as well as scaffolding that covered our only windows, and garbage right outside of the windows as well. We also had incredibly loud neighbors across the hall who had 5 pets and numerous fights. Living in the two bed unit on the second floor was much better overall, but we still dealt with those same loud neighbors who had a private backyard right outside of our windows, where they'd make noise early in the morning and late into the night, smoke constantly, let their dogs poop all over without cleaning up, and leave their very bright lights on overnight. The management company also owns the building to the right of 707. When we signed our original lease (as that building was being built), we were promised access to their laundry and gym, but ultimately were never given access. We also waited months to have our security deposit returned, and had to get the attorney general involved.”

Cons: Management was Raj Associates- not accessible and not helpful. We had repeated ceiling collapses due to poor maintenance and it was difficult to get a response or the issue addressed. While they are quiet when you have an issue, they will be prompt on requesting late fees if they don’t have their check in the mail on the 1st and there is no electronic payment option. Advice to landlord: Better management and maintenance of this beautiful 1899 building.”

Appliances are brand new and the air conditioner works great. Cons: Area isn’t great and everything is cheaply made. Advice to landlord: Laundry room was always moldy and crowded since there’s just one washer and dryer for the building.”

There was 100s of rats in the walls and in the basement. The management company didn’t give a hoot! They tried to keep my security deposit in the middle of the pandemic. The laundry wouldn’t work in the basement and would take my money and I had to ask multiple times to be compensated. The neighbors blast music all day and night. The heat even stopped working and it took them a month to fix. All they cared about is money and not the tenants. Advice to landlord: Do something different because this is just not it”

Advice to landlord: Maybe pretend to care about your tenants? We don't ask for a lot.”

(Make sure you save all emails/conversations) - laundry room was broken into and we were out of laundry for several months. No reimbursement - never cleared off sidewalk during snowstorms or provided salt as Requested nor reimbursed - basement apartments were advertised as livable, yet when city inspection came, we had to move our belongings out. Advice to landlord: TCM, needs to be more responsive to residents in need and give them tools to succeed the elements. (Ie, if you can’t orchestrate sidewalk cleanup, leave a shovel, someone will do it).”

Cons: No ventilation for cooking space or living room Poorly constructed, stuff always breaking Noisy block/neighbors Oh and ask me about the time the landlord did nothing about an air bnb that was set up across the hall where they had several blowout parties that trashed the building, roof, and hallway. One time someone passed out in front of my apartment door and an EMT had to revive them. Advice to landlord: Give a tiny bit of a sh*t. Just a shred.”

Not enough ventilation in bathrooms, mold up and even after cleaning on a constant bases bugs were starting to show up from the pipes. example: ceiling of my apartment had a leak and it was never fixed and i was living with mold growing on my ceiling. Advice to landlord: Learn to be flexible with tenants, most of your lease are illegal specially the basements that are rented out as rooms.”

— 47 WITHERS STREET · Brooklyn“Pros: We lived there for almost three years and really loved the place. We moved in the first day after the building was finished, so it was brand new. Our utilities were included which was huge. The super sometimes would be a little slow to respond but he always showed up and fixed everything with no problem amd was always professional and polite. Washer, dryer and dishwasher were all excellent. Neighbors WERE excellent. Young family on the first floor, the couple that lived across the hall was always very nice, everyone was respectful about noise and not having too many guests. Until... Cons: Everything was great until over the summer and four young early 20’s guys moved in and decided to throw loud parties with tons of people in the middle of the pandemic. There were constantly guests coming up and down the stairs, and they would blast music late. They were a huge reason why we decided to move out. The owners also refused to work with me when I was furloughed from my job in March. Fortunately I was able to get benefits and went back to work in June before the extended benefits ran out. I was very upset that they were not even willing to discuss it, and had I not been able to go back before the extended benefits ran out I wouldn’t have been able to pay rent in full. We would have stayed but we decided to get a bigger place with a backyard in Ridgewood. Advice to landlord: There’s not really anything they can do. I don’t recommend or condone discriminating against renting to someone because of their age. When I was in my early twenties I had a hard time finding places to live for that exact reason. But it should be stressed to new tenants that it is a quiet building and that the current tenants were mostly couples and families.”

Cons: Super does not live in the building and is too busy to fix things and pretends he doesn’t know about issues put in the portal to get fixed. No response to problems. No heat at times. Radiator hissing, banging and smells. Lack of communication from management and super. Lots of trash in the front side of the building for months. No Covid cleaning or reduction in rent to accommodate lack of heat/hot water. Advice to landlord: There is a law of warranty of habitability-abide by this law. No one should ever be without hot water and is the law to have it for 365 days of the year. Communicate with tenants about existing problems or maintenance issues. Fix things that need to be fixed and let tenants know when this could be scheduled.”

They are very responsive and everything you would want from a landlord. If your electric goes out between Friday-Sunday they will not fix until Sabbath is over. However other than that, great guy and business to work with. If you have an issue with paying rent on time or any financial struggle he is very fair and is understanding. Cons: I will say the building itself in hallways etc. was not always kept super cleanly. There were roaches in the building and pests such as mice from time to time and we were on the 4th floor so that is something to be aware of! Other than that this is a great starter Apartment in the city. I couldn’t beat the rent at the time that was $800 and a short walk to the A train to get to work. Just don’t be stupid in the area and you will be fine. Take a car home late at night and lock your doors and windows to prevent break-ins. I sometimes had packages stolen around the holidays which sucked, but other than that it wasn’t a horrible place to live. Advice to landlord: Keep Pest Control going and up to date. Have cameras in the building in case break-in’s and stolen packages. Regular cleanings.”

Good starter apartment for young folks who want to live with roommates. Cons: They paired 5 strangers together for this apartment by using a “roommate matchmaker” then when the lease was up, people moved out and put the responsibility to find new roommates on remaining tenets. The landlord and his workers were extremely rude and sexist at signings and at repairs- would only want to talk to the men in the house. Things in the bathroom constantly broke and it took forever to get anyone over for a repair. They also allowed two people to live down in the basement when it was not legal. Advice to landlord: Be to your women tenants and take responsibility for the apartment building when it needs fix’s, repairs and new tenets.”

I was in 3G the windows leaked, the roof started to fall down and fall apart. Building management are scan artist, I lived here for almost 3 years, they never fixed anything! First problem dryer wasn’t connected, co2 was being poured into the unit and we kept getting sick. Never did anything about it had to hire someone to fix. The over the next 2 year the apartment literally fell apart. NYHS file several violations against them for non repairs. Ultimately we had to break our lease and move out. Don’t fall into the same trap we did. Don’t move here! Advice to landlord: Get a clue and start caring about tenants! Fix the leaks and actually do your job!”
