Unit 2R Pros: - close to A/C/G trains - nice rooftop view - central AC Cons: - tons of rats outside - mice inside (result of new management) - current rent (we moved out after 40% increase) - washer/dryer is often out of order (still eats coins though) - sound insulation doesn't exist practically - only 2 rooms out of 4 have normal sized closets (2 feet wide closet in the 3rd, no closet in the 4th) - 1 room doesn't have daylight (window faces the shaft), overall not very sunlit apartment - management is reluctant and passive aggressive - under the stoop area is a meet up spot for local homeless people and occasionally drug addicts - to give you an idea about owner's attitude: draft of a new lease was 25 pages long with most of "Tennant rights" clauses conveniently crossed out, and the owner meanwhile can terminate the lease with 90 days notice with no reasoning Advice to landlord: People should not pay for your poor investment judgement

Unit 2R Pros: -The rooftop view is nice -central AC -green and sometimes quiet block -a bathtub -laundry in building Cons: -Serious rat infestation outside -people with erratic and unpredictable behavior living under the stoop -Mice in the apartment -The meager amount of natural light in the kitchen/common area comes through a glass door that leads into a bedroom. -one of the bedrooms only has a window facing a dark shaft -Only some rooms have closets -Stairwell is rarely cleaned -Lousy, unresponsive management specializes in gaslighting - Washer and dryer frequently malfunction (and eat quarters) -Front door sometimes does not close all the way, causing packages to be stollen -Sound insulation is inadequate, floors are squeaky Advice to landlord: Stop leaching off of New York’s working class

Unit 2 Pros: Central AC and size of the units. Bathrooms are new and nice. Cons: Since the corporate landlord took over they've been absent an uncaring. The super is great and very responsive. But the people in the office don't want to address any of the major repair and operational issues, mostly because it doesn't work for their bottom line. Haven't seen pest control in six months and they have refused to fix issues with the heating system. The rent increases are ABSURD compared to what they actually do.

Pros: Laundry in building, Heating/Cooling, hardwood floors, price Cons: takes forever to get something fixed or looked at sometimes, have to pay to use laundry, thin walls, floor is not level - UPDATE: New Building management - rent went up 22%! Would not budge with any negotiations whatsoever. Not an apt with lots of natural sunlight, sound insulation, or closets. Management will NOT give you your deposit back unless EVERYONE on the lease moves out. They require the people replacing you to pay you your deposit instead. Advice to landlord: Stop raising the rent, install closets, get rid of the horrible french doors, pay your tenants their deposit back!!

Pros: The landlord when I lived here for 10 years ago was great. He was a very understanding and helpful man. They are very responsive and everything you would want from a landlord. If your electric goes out between Friday-Sunday they will not fix until Sabbath is over. However other than that, great guy and business to work with. If you have an issue with paying rent on time or any financial struggle he is very fair and is understanding. Cons: I will say the building itself in hallways etc. was not always kept super cleanly. There were roaches in the building and pests such as mice from time to time and we were on the 4th floor so that is something to be aware of! Other than that this is a great starter Apartment in the city. I couldn’t beat the rent at the time that was $800 and a short walk to the A train to get to work. Just don’t be stupid in the area and you will be fine. Take a car home late at night and lock your doors and windows to prevent break-ins. I sometimes had packages stolen around the holidays which sucked, but other than that it wasn’t a horrible place to live. Advice to landlord: Keep Pest Control going and up to date. Have cameras in the building in case break-in’s and stolen packages. Regular cleanings.
