Unit 2 Pros: - Great location, easy access to subways, restaurants etc - Well-sized kitchen - small, but 3 bedrooms: great for an extra office Cons: - heating is TERRIBLE- electric baseboard heaters (NOT heat pumps or gas radiators) that barely work and cost hundreds of dollars to run per month just to keep the temp at 60F Here's my full review of the management company I recently posted on google: I strongly recommend avoiding this management company. It recently took them over a week to give us access to our own mailbox after the code changed without notice, even after I repeatedly explained that it contained time-sensitive medical supplies. The lack of urgency and communication was alarming and completely unacceptable. According to other tenants, before we moved in (almost two years ago), the building’s gas infrastructure was removed and replaced with extremely inefficient electric radiators and electric water boilers, essentially glorified space heaters. Combined with poor insulation, this setup routinely produces massive electric bills, fluctuating from $300 (summer) to nearly $1,000 (winter) per month depending on the season. The building repeatedly fails to maintain legally required indoor temperatures under NYC heating laws. Despite months of trying to work collaboratively with management last winter (including offering reasonable solutions such as heat-pump installation, insulation improvements, or other basic efficiency fixes), it became clear they had no interest in addressing the problem. It often feels like they’re simply waiting us out, knowing they can quickly rent the unit to someone new once we leave. In only 18 months, the building has gone through four or five different supers. As of today, the front entrance still does not list the current super’s name or phone number, which is explicitly required under NYC law. The supers themselves have generally been kind, responsive, and helpful once you actually reach them. The core problem is the management company: chronic mismanagement, very poor communication, and no real commitment to maintaining a safe, warm, or functional building for tenants.

Pros: No issues in 2.5 years, management/super leaves you alone. Great location, easy to get in and out of building. If you do want something fixed may have to pester the super a few times, but we didn’t really have any problems at all in our time there Cons: DoorDash/uber drivers post up outside the building, water pressure not great, electricity bill extremely high

Pros: Clean, modern, laundry in unit, fairly priced Cons: Slower management, utilities are veryyy expensive. When we asked them about this, they said something about each unit also cooling down the stairwell because there's no A/C to regulate the temp out there? Idk but in the worst months our utilities bill would even be $800
