FRANK & WALTER EBERHART L.P. NO. 1 · avg 3.7 ★★★★★ · New York City
“Pros: Space, light, hardwood floors Cons: Heat gets outrageously high in the winter”
— 415 EAST 72 STREET · Manhattan“Pros: The management has an entire staff that keeps the building clean and taken care of, they break every negative NY landlord and super stereotype Cons: They blast the heat in the winter, it’ll be cold out and I’m sweating inside.”
— 313 EAST 81 STREET · Manhattan“Unit 3FW Pros: The building has consistently kept trash maintained, there’s weekly cleanings of the building, and they’re prompt at fixing any issues. Brand new dual pane windows were installed this past fall which keeps noise out and provides better insulation. They’ve been very responsive and friendly in the 2 years I’ve lived here! Cons: No major cons. An in unit washer and dryer would’ve been ideal, but for the price point that’s expected in NYC. Our unit did have a dishwasher which was a plus! Advice to landlord: You’ve all done a wonderful job maintaining the building/apt! My only note would be to send a monthly email reminder to pick up your packages so they don’t block the mailboxes.”
— 313 EAST 81 STREET · Manhattan“Pros: Good location, supers & maintenance were very nice & responsive & efficient Cons: We had a mice issue for 2 months & management was being a pain about it Advice to landlord: Be better”
“Pros: no noise, nice neighbors, great location Cons: we did have pests (mice & ants) but mgmt helped get exterminators etc. It did take well over a month though.”
— 321 EAST 75 STREET · Manhattan“Pros: Eberhart management is quick and responsive, have always been able to solve issues quickly Cons: Water pressure is a bit odd and have had a few issues with plumbing”
— 343 EAST 85 STREET · Manhattan“Pros: Lots of space in penthouse. Super is amazing. Newer appliances. They try to fix leaks. Cons: Leaks happen a lot in some bedrooms.”
— 227 EAST 96 STREET · Manhattan“Pros: Good pricing Great staff Good neighbors Quiet Cons: Trash upon first moving in was bad but they now have it controlled”
— 316 EAST 82 STREET · Manhattan“Pros: Large house, lots of ventilation and natural light, polite neighbors and friendly super Cons: Poor customer service (Erica), slow response from maintenance, faulty heating, lighting and WC's and plumbing and drainage Advice to landlord: Fix the plumbing and sewage and heating issues please and leakage”
— 229 EAST 96 STREET · Manhattan“Pros: Beautiful old building on a quiet little street. On Sunday mornings, a jazz band would play outside Starbucks and you could hear it from the apartment, it was lovely. Location is convenient. The apartment has charm and was well-priced. Cons: MICE. SO MANY MICE. I was a little traumatized. We only lasted 6 months. Managment kept sending the super and other maintenance works to look for the entry and such, but they could never figure it out and ultimately we think the floors were just in too bad of a condition to stop the mice coming in. They were unfortunately not limited to the kitchen and would be heard under our beds at night. Ultimately, they let us out of the lease. There were also always rats in the trash cans, which as frightening. The restaurant below was always loud, which I didn't mind so much but others might. There were also more rats on this street than any of the other 5 apartments I have had in NYC.”
— 343 EAST 85 STREET · Manhattan“Unit 5FW Pros: Location and price point are hard to beat when looking for first 1BR apartment Cons: Very young tenants that are noisy and throw parties a lot with no repercussions Advice to landlord: Institute a noise reduction policy”
— 309 EAST 81 STREET · Manhattan“Pros: Low cost, nice super, no rats or bugs, brick walls Cons: Trash room is small and terrible, not consistent with heating, hallways not maintained well and have old dirty carpet, pigeon infestation in interior alleyway that results in constant noise and pooping all over windows and AC units Advice to landlord: Put mesh over the alleyway to prevent the pigeons.”
— 415 EAST 72 STREET · Manhattan“Pros: Great location, free street parking Cons: No mail system and bad garbage collection”
— 233 EAST 96 STREET · Manhattan“Pros: The super is very nice and takes care of his responsibilities well. Cons: The company that owns the building is very slow to respond and they haven’t touched a lot of maintenance in our apartment in years, despite us asking. Advice to landlord: Be responsive and help keep the apartments fresh!”
— 339 EAST 88 STREET · Manhattan“Pros: Super was great and super hardworking on the building. Price WAS great with a COVID deal and the noise and neighbors weren't a problem. Cons: About 9 months into the lease we got a leak from the building that flooded our ceilings and walls. Maintenance office was TERRIBLE and rude. Still hasn't been fixed and were finishing our year lease now. Office is hardly responsive as well. They do also come into your apartment a lot to fix things soif you're paying for privacy of any sort maybe don't move here. (at least once every other month). Also no AC unless you have a unit for yourself but the building gets hot and smelly. Honestly if it weren't for the leak situation, this would have been a great first experience moving into the city but because of how the situation was handled (or how it wasn't) take your luck when it comes to whether or not you'll have an issue with this place.”
— 227 EAST 96 STREET · Manhattan“Pros: It is quiet building and nice street Cons: Stairs are in poor condition”
— 308 EAST 82 STREET · Manhattan“Unit 2RE Pros: Quiet block, nice neighbors. Cons: Absolutely no heat in the apartment, what a joke. I froze throughout winter. Management made no effort to help rectify the situation. Also absurdly overpriced for what it is. Advice to landlord: Listen to your tenants and provide livable heat if you’re going to offer it for free.”
— 321 EAST 75 STREET · Manhattan“Pros: they own the buildings, so they take good care of it Cons: old units, unleveled floor”
— 308 EAST 82 STREET · Manhattan“Pros: Generous closet space, really nice windows. Cons: I got bedbugs and they didn’t disclose history honestly, and the jacked the rent up unnecessarily highly each year plus charged me for the extra few hours it took me to move my stuff out. Advice to landlord: Treat your tenants a little nicer.”
— 311 EAST 81 STREET · Manhattan“Pros: Clean and lobby area taken care of. Cons: Price for square footage too high, no elevator or laundry.”
— 315 EAST 81 STREET · Manhattan“Pros: Friendly neighbors, quiet Cons: Pigeons everywhere, trash removal is meh, packages have been stolen Advice to landlord: Package room”
— 415 EAST 72 STREET · Manhattan“Pros: Responsive management. The super, Garth, is terrific. Thoughtful architectural touches and spacious layout. Either the walls are quite thick or my neighbors are very quiet. Cons: No freezer, no in-building laundry. Bathroom can feel a bit cramped.”
— 227 EAST 96 STREET · Manhattan“Pros: Lots of space Great value Ice maker in freezer Pet friendly Cons: Slow to handle repair requests”
— 233 EAST 96 STREET · Manhattan“Pros: Well maintained hallways and garbage removal. Nice neighbors Cons: Had mice issue - the exterminator came once then when it happened again days later they were unresponsive”
— 1705 1 AVENUE · Manhattan“Pros: None. This place is horrible Cons: Heater didn’t work last winter. There is a bar downstairs and ur floors will shake all night long. Stay away from this building. Advice to landlord: Provide heat for ur tenants.”
— 1705 1 AVENUE · Manhattan“Pros: No fee and rent is relatively cheap. Staff is friendly. Cons: Old building with thin walls and pest problems Advice to landlord: Don’t have any”
— 309 EAST 81 STREET · Manhattan“Pros: My unit has several attributes I would say are very rare for NYC apartments. We have a big, beautiful porch, quality building materials, spacious rooms, natural light, big windows, a FIRE PLACE, a full kitchen, and certain places with a lot of quiet- all for reasonable price. The management company is generally a good faith negotiator, friendly and honest. We’ve also gotten them to come in for repairs and fixes on a reasonable turn around. The super is nice and attentive! Cons: The building is on a relatively busy street that serves several hospitals, so sirens are constant and can be annoying in the rooms that face the street. Bedrooms that don’t face the street are quiet though. Pest control is 99% great in that we never have pests, though we have had one or two run-ins with roaches in the three years we’ve been been here. We also had terrible flies late this summer but apparently they were all over the city. No mice, ever! And when we called for the exterminator, he brought plenty of glue traps. We were hoping for a more active solution, and the exterminator talked to us about politics for a half hour and wouldn’t leave when we needed to go to work. It’s also hard to get the management company to respond during off-hours during emergencies. Finally there is an issue with package thieves every Christmas. Advice to landlord: Would love a better way to keep the packages safe in the hallway. It’s an issue.”
— 233 EAST 96 STREET · Manhattan“Pros: Clean, sidewalks kept clean, Super is great Cons: Management not always professional, doesn’t communicate well about maintenance Advice to landlord: Be more up front with communication”
— 311 EAST 81 STREET · Manhattan“Pros: Right across the street from the new Q train; cute apartments with exposed brick; perfect for living solo in a 1BR; super is extremely responsive and amazing - everything gets fixed right away; management will work with you on your lease and requirements. Cons: No laundry; walk up. Advice to landlord: Would be cool to have laundry in the basement level.”
