The rooms are pretty sizeable and the courtyard just outside the door is pretty nice. Cons: Definitely some pest presence - when we first move in, we had roaches every day or so though it decreased greatly once we put out some traps and had been regularly using the shower (we think they came through the drain). The heat is also a bit messy - Columbia tries too hard to not have to turn the heat on and off despite large weather swings. This year, the first or second week of October was quite cold and the heat was not turned on for 3 days or so. Our living room (the top floor of 3, so should have been warmer) was about 58 degrees at one point I believe. The apartment also wasn’t cleaned/maintained too well between residents - our countertop was essentially full detached and moveable from the counter and the apartment was dirty. Advice to landlord: Listen to students better, it’s usually not hard to figure out what people are struggling with”

Building is at the top of a big hill. Lease management is cumbersome and doesn't always make sense because it is managed by Columbia University. Distance to subway is not ideal (but it is not a deal breaker)”

It is only a few blocks away from campus. - Laundry in basement, so you don't have to go far to do laundry - Rent is stable - we found that during COVID it was a bit above average on the market, but post-COVID it was cheaper than other places in the neighborhood - Building faces Morningside Park, which is convenient for going to the park. The building has a lot of vegetation nearby Cons: - No dishwasher - Furnished apartments are less comfortable (furniture is ugly and not comfortable) - Location is far from restaurants, not a lot of good restaurants nearby - Apartment could be loud at night (sirens, etc.) - Building faces Morningside Park - inconvenient at night because we would typically need to circumvent the park for safety reasons - There were some issues with package theft in the building Advice to landlord: Change the furniture - mattresses and sofas were uncomfortable.”

I’ve seen three cockroaches in my apartment in the two years I’ve lived here, and there’s a giant cockroach in the basement. But I think that’s pretty tame in comparison to other places. Advice to landlord: Be kind to (and compensate appropriately/generously) the people who work in the building. They do really great work and go above and beyond to take care of our needs.
