“Unit 41 Pros: Building is clean, elevator is wide, Amazon lockers. Laundry room is clean with 4 laundry machines and 4 dryers. My apartment was large and sunny. When my fridge stopped working, it was replaced the day after although it was a weekend. Cons: Sometimes the heater is too hot and you cannot control it on your own. Very close to a hospital and fire department, so many sirens along the day.”

If you're a law student, it might be worth it for your first year of study to focus on classes, but otherwise you can get a better place for the same price, or the same for cheaper.”

Everything works, packages don't get stolen as often as other buildings in the area, but still not fully secure. Walls are pretty thick, hard to hear neighbors which is good. Cons: Basement trash and recycling is fine, but if your windows face the "courtyard", it will smell like trash in the summer, even on the 5th floor. The dorm furniture is really just that, it's fine, but after a few years you will really wish for better.”

Cons: However, they were remodeling the unit that shared a wall with my unit, and the construction company made a huge hole in my wall. Columbia refused to fix the wall for over a month until I threatened to bring the case to small claims court.”

“Unit 5A Pros: Columbia super’s are very responsive to all issues, building is clean and quiet, close to the University and quite large for NY standards. Cons: Neighbors we’re very finicky about noise (I once had Columbia Campus police called on me for having music and 4 friends over at 9PM, ridiculous). Bathroom could be renovated (looks to be about 15 years or more). Barely any direct sunlight, which can get rough in winter. Aside from that, great apartment for a grad student in NY.”

“Pros: I felt that the housing was pretty decent quality, definitely an upgrade from student dorms that usually go to underclassmen. The rooms are pretty sizeable and the courtyard just outside the door is pretty nice. Cons: Definitely some pest presence - when we first move in, we had roaches every day or so though it decreased greatly once we put out some traps and had been regularly using the shower (we think they came through the drain). The heat is also a bit messy - Columbia tries too hard to not have to turn the heat on and off despite large weather swings. This year, the first or second week of October was quite cold and the heat was not turned on for 3 days or so. Our living room (the top floor of 3, so should have been warmer) was about 58 degrees at one point I believe. The apartment also wasn’t cleaned/maintained too well between residents - our countertop was essentially full detached and moveable from the counter and the apartment was dirty. Advice to landlord: Listen to students better, it’s usually not hard to figure out what people are struggling with”

“Pros: The doormen are so kind and helpful! They are truly so sweet. Also, they always handled deliveries and packages well. This is a stately and beautiful place, everyone I’ve met inside seem very nice. Great location near the subway and lovely park. Quiet neighborhood. Cons: They don’t shy from heating this place in winter! It got pretty hot sometimes, but you can always open a window. Also, it gets super cold outside the building when the wind blows off the Hudson (which is all the time in winter). Be sure to bundle up!”

“Unit 5E Pros: This is a quiet building managed by Columbia University. No amenities, old appliances and fixtures, everything is basically dorm room quality but things are kept clean and maintenance is available if you need it. You're very much left alone in this building, unlike some other Columbia properties. Will look the other way about non-disruptive things that aren't on the lease, like allowing well-behaved pets or subletting. No frills but no major issues either. Cons: It's basic and only a good deal if you work or study at Columbia. The laundry system is a pain in the butt-- purchasing cards that you have to refill, maintenance and service are super slow. Advice to landlord: Just move to free laundry!”

Although the building is dated in some ways, there is a charm to the architecture (arched doorways and beautiful alcove windows), and an internal courtyard provides air and light. Many apartments have unobstructed views of Riverside Park Cons: The hallways could be renovated, but that's about it. Who spends time in the hallway anyways? Advice to landlord: Keep up the good work!”

The virtual doorman (butterflyMX) is great to let packages and deliveries in to the lobby from your phone. Laundry in building. Great area, quiet but close to restaurants and bars. Plenty of bus stops around the corner. Really close to Columbia University. Cons: Laundry is slightly expensive. Building is at the top of a big hill. Lease management is cumbersome and doesn't always make sense because it is managed by Columbia University. Distance to subway is not ideal (but it is not a deal breaker)”

Also, it was easy to make service requests and they were pretty responsive - usually within a few business days they would address any issues that came up (clogged drains, etc.). - Location was convenient for CU students. It is only a few blocks away from campus. - Laundry in basement, so you don't have to go far to do laundry - Rent is stable - we found that during COVID it was a bit above average on the market, but post-COVID it was cheaper than other places in the neighborhood - Building faces Morningside Park, which is convenient for going to the park. The building has a lot of vegetation nearby Cons: - No dishwasher - Furnished apartments are less comfortable (furniture is ugly and not comfortable) - Location is far from restaurants, not a lot of good restaurants nearby - Apartment could be loud at night (sirens, etc.) - Building faces Morningside Park - inconvenient at night because we would typically need to circumvent the park for safety reasons - There were some issues with package theft in the building Advice to landlord: Change the furniture - mattresses and sofas were uncomfortable.”

Cons: My unit had low light, so I couldn’t keep plants. Tap water in the building tastes “earthy/biological” and sometimes it was worse. Shower floor was tiled in a way that water didn’t drain properly resulting in mould that would form not long after only a couple showers. Advice to landlord: Renovate the bathrooms so that tile floor showers drained properly. Test the tap water, and ensure it is safe for drinking in every apartment.”

Cons: Its back units are across from a nursery on 116th St, and every weekday from morning until 1 PM or so, you'd basically constantly hear kids screaming. Also, the gas went out and didn't get fixed for a few months, but I think that's probably mainly a NYC thing and not the owner's fault. Advice to landlord: I don't really have much advice to give.”

“Pros: Loved the area. And the fact that Columbia Housing handles most of the hassle of finding a new place. Cons: There’s a hoarding situation, lady living in the second floor. She’s been there for years. Management can’t/won’t do anything about it. Building is crawling with bed bugs coming from that apartment. Columbia Housing does absolutely nothing about it. Right after we left, they rented the place again. I seriously doubt the next tenant had any warning. Advice to landlord: The bed bug situation needs to be taken care of.”

“Pros: Loved Myra, the super. She will tell you her whole life and runs a tight ship, but she’s really kind and funny. Maintenance crew is really awesome, too. Cons: Our apt didn’t get a lot of light. And the garbage disposal room was always a mess.”

“Pros: Building staff are very helpful and professional. Apartments facing Morningside Park can have amazing views. Apartment was clean with new appliances when I moved in. Cons: I did have a roach infestation at one point. My unit has an extremely small kitchen with little counter space, and Morningside Park can be noisy. Advice to landlord: Please let residents pay online rather than by check.”

“Pros: All the people who work in the building are so sweet and caring. They really go out of their way to be helpful. It feels pretty clean overall. Maintenance issues seem to get addressed relatively quickly. Cons: My bedroom faces Amsterdam and there’s been construction on the street for months, possibly more than a year, so it’s loud and sometimes (but only very rarely) at night. I’ve seen three cockroaches in my apartment in the two years I’ve lived here, and there’s a giant cockroach in the basement. But I think that’s pretty tame in comparison to other places. Advice to landlord: Be kind to (and compensate appropriately/generously) the people who work in the building. They do really great work and go above and beyond to take care of our needs. I appreciate them so much!”

Cons: You have to go to the basement to do laundry and the elevator needs a specific key to go back up. I don’t think there are stairs to the basement either. Also, there is no access to the rooftop. Paint in the bathroom peeling of the wall. Advice to landlord: Make the building more accessible”

One of the annoying things about this building is that there are multiple entrances on different streets and delivery people get easily confused by that. Also, none of the units have stainless steel appliances or dishwashers.”

The kitchen was also well laid out with great counter space. The closet was both tall and deep. Cons: It’s a walk up and the heat didn’t work well in my unit. Overall, we had an Above average experience :) Cons: Steep Uphill to get to the building, apt items (fridge and stove) were quite old. Not allowed to use rooftop. Advice to landlord: The fridge was very old and noisy, so was the oven. If possible, consider allowing people into the rooftop.”
