GVS PROPERTIES IV, LLC · avg 2.8 ★★★★★ · New York City
“Pros: apartment size are decent. Cons: pest control comes every week because the building is old and the rats eat everything. Alma realty worst management office, unresponsive and rude. Advice to landlord: fire everybody in that leasing office.”
— 38 SICKLES STREET · Manhattan“Unit 1C Pros: Community oriented neighborhood where the block looks out Cons: Rats & Roaches. Advice to landlord: Hire a routine exterminator esp for the winter time”
— 72 VERMILYEA AVENUE · Manhattan“Unit 12E Pros: Nothing at all Cons: Inconsistent heat/hot water Entrance always left open Homeless people sleeping in the building”
“Pros: Affordable rent, close to subway Cons: There have been bedbugs in the past couple years even though this app says there has not been reports of them.”
— 961 ST NICHOLAS AVENUE · Manhattan“Pros: Love location in Inwood Cons: Displaced two times in four years for constant ceiling leaking and ceiling falling down. No gas for 1 year. No hot water for 4 years.”
— 38 SICKLES STREET · Manhattan“Pros: - the neighbors are nice - no stolen packages - people mind their business -laundry in building - the super comes to fix things within a week Cons: - one elevator that doesn’t work sometimes -windows in hallway open for birds / bugs/ rain to get in - small roaches - ceiling has been leaking since 2019 - no notice when they shut off water -people smoke in the stairwell -the property manger never picks up the calls or emails/ always raising the rent and never giving any notice Advice to landlord: Pick up the phone and answer emails. How are you not embarrassed to have such poor work ethic . Get the leaking ceiling fixed. Be more professional with your job”
— 9 THAYER STREET · Manhattan“Pros: Love the front courtyard and neighborhood Cons: Too small of units and front door not super secure”
— 38 SICKLES STREET · Manhattan“Pros: super took good care of garbage Cons: everything was bandaids, duct tape, and just paint over everything instead of fixing it and communication was iffy. Advice to landlord: you charge too much for your properties for the quality of them.”
— 248 SHERMAN AVENUE · Manhattan“Pros: Heat & hot water in the winter is good. Cons: Noisy neighbors, there are tenants living in the basement and have parties with loud music all summer long. If you tell them something they just put their music even louder. They hardly clean or mop the building. The mirror inside the lobby seems like its been years nobody has cleaned it. With covid nothing seems sanitary. When you want anything fix, expect to wait. Wait A LOT! These landlords only care about their money! Rats come out of the garbage, a lot of them. Is even scary to walk at night. There’s a laundromat in the basement, its not free and its not only for the building its for everyone to use, no cameras so you cannot leave your belongings unattended.”
— 72 VERMILYEA AVENUE · Manhattan“Pros: The apartment itself was fine, very hot in the winter at least on the 1st floor. Cons: The neighborhood is just behind Dyckman St, very busy street even late in the evening. There were people in front at ALL times. Often playing music until the early hours of the morning. Strong police presence.”
— 9 THAYER STREET · Manhattan“Pros: I got my apartment on a cheap price due to the pandemic. Cons: The super is not up to date nor knows about any of the apartments they’re being renovated. Super dose not walk vacant apartments to see if they are ready to be move into. They do not check to see if anything was missed or needs to take care of. I have a dishwasher that is not working because the hose is cracked this should’ve been taken care of before I moved in three months later and it still has not been taken care of along with the tub. My tub was not taking care of before I moved in. The tub needed to be reglaze before I moved in. After a few times of complaining they finally fixed it the tub....... I had to constantly contact the super about this issue. if you’re not on him he would not come up to check it. oh let’s not talk about the windows on how they are not sealed correctly. Smh Advice to landlord: Make sure the apartment is fully 100% complete before moving on. ”
