The management office was incredibly responsive and if anything needed fixing they’d have someone put there usually within 1 day. The building is quiet and the walls have incredible soundproofing. I didn’t ever hear my neighbors. Cons: The hallways/stairs could use a bit more attention in terms of keeping them clean. Advice to landlord: Keep up the great work!”

They are zero flexibility on this.”

There are also some nice neighbors that keeps its friendly and enjoyable. Cons: The building walls and ceilings/floors are very thin, and therefore there is a lot of noise easily heard from other apartments. It is also over a 15 minute walk to the nearest subway stops. Also, maintenance handles the trash from 5:30am most days in the courtyard available to most apartments, it is incredibly noisy and disruptive. Advice to landlord: The rent should be adjusted to reflect the location and improve insulation for reduced noise.”

It was disgusting and had to keep my sink covered/shut at all times whenever I wasn't using it to brush my teeth or to wash my hands or face. - At first they would cover basic maintenance services, but then they started randomly charging for things, like $10 to replace a lightbulb in the bathroom.”

Responsive maintenance team Repairs may not get done immediately, but typically within two business days. (this, depending on the scale of urgency and labor needed to solve your particular issue.) Building public areas and sidewalks are cleaned just about every business day. Pet friendly. Cons: Chile… Literally, no warnings to façade construction. Not one printed piece of paper anywhere. Waking up to someone on your fire escape Hammering* not scraping paint off of metal or casually standing in your window will occasionally happen. Work from home? Someone with post-traumatic stress disorder? Doing your laundry on weekends can be risky after 5pm. As card machine and W/D can malfunction so no one will be there to reimburse your loss. machines only accept 10 and $20 bills to refill card. Shared walls are thin and so are the floors and ceiling. (Typical Pre-war) You will be able to guess what your neighbor is watching if they’re the above average volume type. I can tell that my neighbors below are Marvel fans. Pick your apartment placement and shared walls wisely. There is no immediate due process or consequence in place if a neighbor harasses you short of physical attack be it verbally, violent intimidation or through ill conduct. Building cleaning staff consistently leaves entry doorways open for whatever reason. Contributing to packages stolen, entire mailboxes being broken into or stumbling across a random person camped out in a dark corner of the stairwell or right in front of your apt door be it a homeless person seeking shelter or the drunk and disorderly guest of a neighbor will be a given considering there are no cameras. Rent receipts are left on the door knobs of tenants. This is for everyone to see. Including marked envelopes of tenants who are late on their rent… one such cleaning attendant once handed me mine with a lit joint on his hand. After having carried all of the tenant documents to the roof to smoke, said joint. This person was given that responsibility. No need to mention the management office as these are all issues that are handled poorly by the management office. Who, depending on your reason for communicating, can often be a little too familiar or just flat out dismissive and smarmy.”

I was getting monthly treatments for about 5 months, and they still were all in the apartment and the staircases. The building has a serious problem and are in denial about how big the issue is and how out of hand it is for management to control. They made me think It was not an issue to see the amount I did in my apartment. I shouldn't be seeing any in a place that I call home and sleep at night. The management office was always rude when calling for complaints and was of no help when I had to abruptly end the lease because the issue became so bad. There are also rats in the building. Please don't consider living here unless you want to deal with these issues as well as building management that will degrade you for wanting a clean place to live. Advice to landlord: Adress the issue of pests you have in your building and do not make tenants feel bad about choosing to not habitate in the conditions”

Cons: Some neighbors are very loud or refuse to follow the lease agreement and have rugs covering 80% of their floor as a result you hear them walking above you every day, moving furniture, even their dog crying through the ceiling.”

I literally never heard any of my neighbors Apartments are clean, appliances are newer and work well Great water pressure/ample hot water All utilities except wifi are included Cons: GARBAGE COURTYARD they store the garbage in the courtyard between 510 and 508 and literal mountains of garbage piles on top of the first floor windows. It has to be a health and fire code violation, but they continue to do it. I found a five cockroaches in the apartment over the course of 1.5 years. 4/5 were dead when I found them. Pest control comes to the property once a week on wednesdays Advice to landlord: Stop storing mountains of garbage in the courtyard. It’s gross and a fire code violation.”

Rarely heard my neighbors, some interesting apartment configurations. Utilities included. Cons: Mail system - there is a mailroom but poor management. They send packages back on you pretty quickly; carriers also leave mail in hallways leaving it to get stolen or misdelivered frequently. Don’t expect help from USPS. There have been sketchy neighbors and it’s so quiet on the street it hasn’t always felt safe. Avoid apartments facing the alley - no natural light. No modernization / no dishwashers, microwaves, etc. I called the (off site) management company once about my rent and had my head bit off, they wouldn’t even entertain a conversation- and I wasn’t calling to argue rent. Advice to landlord: Would have felt better with more of a security presence in the area - felt vulnerable at times. Work on office staff (at management company, not the on-site office which has a great team)”

After living in this building for 5 years, I’ve seen a new neighbor on every side every lease renewal because it’s honestly very difficult to tolerate hearing everything single sound your neighbor makes. Not sure if apartments were once larger and then separated by rice paper, but I shouldn’t be able to hear every detail of my neighbors life. Hear is controlled by management and apartment is usually hotter than a sauna, but I don’t pay for it so whatever. Advice to landlord: Allow pets with a size limit. Be proactive in stopping noise (your rental office is in the same corridor where barking dogs can be heard reverberating all day).”

The management company responds quickly to requests or repairs. Laundry is in the building, rental rates are well priced for the amenities. Full time doormen on site. Good soundproofed windows. Little issue with bugs or rodents. Cons: It can be loud with the FDR traffic. Some units face the alleys and don’t get much light. Far from the subways due to the distance East. Advice to landlord: Continue the great response and service to the buildings on 78th and 79th. Less desirable building management of the units away from the main offices should be improved, but does not impact 555 in particular.”
