Pictures speak a thousand words. Relocation refusal after a flood that undoubtedly left the dry wall wet. Wet walls = mold. Black mold in the kitchen area, with furnace. 40% rent increase for apartments built in the 80s & those outdated structures being the reason for the flood that affected multiple units. Shootings, visits from the DEA. It’s Cadillac prices with a hoopty experience. Stay away from the Carlton and RPM! RPM reviews alone should be enough. Management is dismissive of health and safety of residents and lacks empathy. Don’t be fooled!

Don’t come to this place. Honestly, security is terrible. Unless you are comfortable with shootings inside the property non residents having pool parties of over 200 people and your Amazon packages being stolen. I must say and be honest that the staff is amazing. Hats off for them I love Jocelyn Abel and Arturo they are great and always super helpful. Which is a shame that upper management won’t do anything for the security of this place. 1- People walking with guns in front of your door. 2 - there was a shooting inside the property which the bullet hit my neighbors front window. 3- there was a pool party of non residents of over 200 people both Saturday and Sunday. 4 - the pool area is always full of cockroaches. 5- your Amazon packages will disappear so get use to that. I’m telling you this place is not it. Aside from the amazing staff. There is nothing “luxury” about this place. Plus, even with all these security issues and shootings they won’t let you break the lease.

I have lived here for 6 years now. Working downtown Houston, the location is great. The apt isn't new but the units have been remodeled so they are nice. The rent is competitive with other choices inside loop; less than the new complexes and generally more ft2. The pool area is nice and is kept clean. This not a particularly large complex so the pool area is mostly quiet. The management staff and maintenance staff is friendly. I know them all by name. Maintenance items are taken care of immediately. There is ample space for resident covered parking, guest parking is a little scarce. There are garage units available for rent on site to store a car or excess junk. Overall, I can recommend highly.

Carlton is a very good apartment complex with spacious rooms, we'll spaced distance between apartments, excellent maintenance support and most importantly a very helpful leasing office staff at all times. The move-in experience was very smooth and am so happy that I choose carlton

Extremely helpful staff! Abel called me back within 30 minutes of my inquiry. I toured same day and met the office manager Monica who was so warm and friendly! I luckily met this resident who has lived there for 11 years and had nothing but good things to say, I could tell this guy was a stickler though because he was honest about his past experiences with a different management company years ago but said he’s been so happy for the last few years and plans on staying for years to come. That was huge for me! The property grounds were beautiful and the units were huge! I mean like small one story house like. They have upgraded units and traditional units. I loved the traditional look because it was different than what I’ve seen in the area and it was more cozy to me. I’ll be applying today but just wanted to shared my experience before doing so. I encourage you to come for a visit before passing this place up!! You won’t be sorry. Happy home hunting y’all!

DO NOT LIVE HERE. YOU CAN FIND BETTER AND YOU HONESTLY DESERVE BETTER. Manager is a gross human, and the front desk lady is even worse. For the price you pay to live there you would expect at least a decent manager, but you get the opposite. A lowlife who is thinks she is authority because she looks over an apartment building, if you want to be humbled PLEASE just go visit her. If you think you’re a bad person just WAIT till you meet this management team! If you are looking for a apartment that is run by decent human beings you definitely should keep looking.

I LOVE LOVE LOVE the experience I had touring at The Carlton. Location is prime and the floor plans are perfect ?? very open concept floor plans, tons of natural lighting and large walk in closet space. Can’t wait to move-in in January and begin the year with the perfect place to call home 10/10 would recommend ??

We just moved in not very long and we found that the staffs in the leasing office Abel and Monica are extremely warm, kind and helpful in every regards to assist us to settle in and we are also so impressed of their effectiveness in the maintenance and the other facilitation. There is no more word we could find to express our gratitude to Abel and Monica.

My visit with Abel was amazing! He’s so detailed and the community is beautiful and clean. The Manager came out to say hi and she was so nice and asked me how the tour was. Customer Service here is A Plus can’t wait to move in!

This place has gone through several changes of management, and has taken a serious nosedive with ResProp. What used to be a really nice community has turned into... German roach infestation, knat infestation, valet trash not being picked up, drug deals on property, gates that never work, homeless people wandering through, cars parked in fire lanes, increase in apartment break-ins, deliveries being stolen daily from mailroom, toilets backing up, air conditioning units breaking, grounds going to hell, and the list goes on and on and on. Avoid resprop management like the plague!
