Destiny, Markeesha, and Darlin were wonderful to work with, very professional team and quick maintenance turn around when needed. Beautiful property, great location, and caring staff that makes you feel at home. Luxury community with recent upgrades that are appealing. Definitely think of making Marq 31 your home.

Property smells like pee frequently around the garage since many pets just pee around the area. My $100 kitchen knife I ordered from Amazon was stolen from me in the package room. They partner with Ideal Towing for predatory towing practices. Was moving out of Marq31 and needed to load my car. Put on the emergency hazards and ran inside to grab a few boxes to put into my trunk and came back with my car towed away (less than 5 min of waiting at 12 AM with no traffic). $300 cost. Likewise, if you're a Doordash driver or Ubereats driver, I would be careful putting on emergency hazards to temporarily park to deliver your items to your customers since you will get your car towed. Front office said could do nothing about it and refuses to reimburse. If you need to load your car with heavy items and all spots are full at night (which occurs frequently), you have to park on the 5th or 6th floor and use the stairs to carry your items up and down (no elevators to that level). I was a fully registered resident with a parking permit. Do not recommend this apartment complex since they don't care about their tenants - would rather prioritize their bottomline and partnership with predatory towing companies.

Living at Marq 31 for over five years, I've witnessed a remarkable transformation under the new management. The new manager is not only knowledgeable but also incredibly approachable, always ready to assist and ensure that tasks are completed promptly. The office staff exudes friendliness, creating a welcoming atmosphere, while the maintenance team diligently works to maintain cleanliness. As a resident, I'm genuinely content with the management's dedication and professionalism, and I eagerly anticipate renewing my lease for another year.

Staff doesn’t answer phone calls, the phone just rings, and rings. Building 3 call box for guest and vendor access to building has been broken since 2023. Don’t move here, save your money for a place that cares about their residents.

Do NOT LIVE HERE. There are so many amazing apartments in Houston and this one is not worth it . The staff take forever to respond if they do. They do not take your concerns seriously such as stolen packages and allow any type of tenants to move in. Dogs are able to just poop and pee in the hallways , elevators are weekly broken down and the overall feel of the apartments in grungy. I have lived in these apartments for 3 years and am so glad to be moving this year. These apartments used to be great and have become so horrible to live in from the staff to the tenants. RUN from these apartments.

I'm currently looking for a new apartment and I had such an amazing experience visiting Marq 31 all thanks to Johnna she was super helpful and professional. By the hospitality alone I'm already considering this location.

The property is very clean and close by a lot of restaurants and stores. Johnna was a great tour guide. Won’t be moving until the spring, but it’s at the top of my list! Glad I checked this place out.

This property is only getting better! And NO i'm not a corporate lackey as some of the more negative reviews have claimed of the higher rating posters, I'm just a happy resident! Darlin, Darlin, Darlin! can't say enough good about Darlin. Darlin has been instrumental in improving the property since she came to work here.

The property is nice, however there is a lack of adequate security. I’ve lived here for a year and will be moving ASAP. Since moving in, both mine and my sisters tires were stolen from our cars in one night. The staff did not care and never followed up with me, even after I left multiple voicemails to corporate. Also, in the short time that I’ve lived here, there have multiple incidences involving car theft such as vehicle theft, breakins (both apartments and cars), and peoples catalytic converters being stolen. Nothing has been done to improve security. This garage is supposed to have secure access, however this is apparently not enough. I believe a resident could also be involved. The staff seems to not have any sense of urgency, or interest, in providing more security measures. I don’t feel safe parking my car here. This month another catalytic converter was stolen from a residents car. Two cars were stolen last month and 5 cars broken into. They sent the same generic templated email but nothing has or will be done. Also, every day there’s dog poop or pee in the stairwells. I wouldn’t recommend this apartment complex or renting with CWS.
