This is an extremely terrible building and the management is even worse. Don't believe the good reviews you see there. The management will not care about you at all. They sent me to a collection agency for something I wasn't even supposed to pay. Go somewhere else if you want to save your money.

Been living here for a year and there are constant issues. Poop/pee in hallways, elevators, stairwells. Suana is always broken/not getting hot. No wifi in the gym. BBQ by pools dont work. Also you have to pay a lot of money to park in the garage,while that should be part of your rent already. If you need a 2nd spot... good luck. List goes on... looks clean and smells good but other than that prices are high for what you're getting.

Apply here only if you want to be denied for income and never get a refund for your app fees. I’ve been waiting over a year for my refund and they say it’s in the mail. Makes you wonder how long it takes to handle requests if you actually live there. Pass.

This building had a major roach problem and also seen termites plenty of times. I’m talking about roaches in your home, sauna and the gym I also came across one in the elevator. Also very loud building you hear everything your neighbors are saying so there’s 0 privacy and no sleep. I’m waiting for my lease to be up but this is a nightmare !

STAY AWAY. This building promises “luxury” and while the amenities and building itself are beautiful, other issues outweigh it. Little to no security, which is a MUST in this area. Management literally ignores your calls (I’ve seen it with my own eyes when I’ve been at the lobby) so good luck reaching someone unless you have the time to draw up a long winded email, wait and still have to follow up in person. The power went out across the entire building recently, there was no one present and they wouldn’t even answer their emergency line. Good luck if you ever get locked out after business hours. Walls & windows are THIN so you can literally hear your neighbors’ conversations during the day and sirens at night. THEYRE OVERCHARGING, you can go ANYWHERE else for these prices, Icon, Paraíso, Biscayne Beach, real luxury buildings to name a few. I took a major pay cut during Covid in 2020 during which THEY CLOSED ALL AMENITIES and still paid my rent on-time, was offered no discount even though I was already overpaying tremendously. Some people are AirBNBing & sub leasing their apartments. Any visitors you have will have to pay to park EVEN IN THE VISITOR PARKING AREA. Management is absolute trash, they do not care about their residents. Those sitting at the front won’t even look up, smile or say hello back as you walk in, not welcoming AT ALL, just the exact opposite. I am moving out in the next couple of months into an ACTUAL luxury building and would not ever move back here again even if they gave me a unit for free. This place is GARBAGE, the only silver lining is the amazing maintenance staff who always greet and have a smile on their face, the management team should take notes from them.

Be warned, we moved out in August and the building has still not returned security deposit. It is November now and every time we call asking for an update it seems like it is processed and should be there in two weeks. Always two weeks away. As addressed with other reviews there is no front desk which is problematic when you need anything past the leasing hours. There is no security, just permanent locked doors that beep all night. The amenities are often closed so you won't get to really enjoy the building other than your room. The staff can be friendly but they are roared so often they are just too new to really be helpful. The walls are a bit thin so you will hear what they are doing if it is anything louder than moderate. The parking is just a joke so enjoy that. I would not recommend this building at all, icon up the road is much nicer if you want to stay on the same street for the same cost. If we could do it o we again we would not have lived there.

I'm so satisfied with this building community! So clean, quiet and neat. The staff is very professional and helpful... Eduardo always following up with inquiries and very responsible, Thalia is great, very kind , patient and she's always reliable. Also, since day one Andrew has always been there for me, so attentive and helpful. I'm very happy to live here, and I will recommend this building to anyone who's interested. Thank you team Blu27.. Keep up the hard work.. you guys are amazing!! love you all

Don't know where to begin. If you looking for sleep at night' don't either bother with this building. Parking is horrible. For a building that's not full all the way there is barely never parking on the weekend in the "Resident Only Garage", why is that? Well because the property manager don't give a ---- about you and allow every resident guest to park in the resident only garage. There is no security present on the property so basically your neighbors blast music all type of late hours. You cannot access front lobby door without fob because the call box with not have your information in it ( sucks for your guest). Walls are so thin you hear everything and I mean everything. How is this a condo and you have no sound proof window, so not only do you hear your neighbor through the thin walls you also hear every damn noise from the outside also. My UPS/AMAZON packages was stolen at least 4 times ask for management help, I basically got no where. YOU HAVE BEEN WARNED DO NOT MOVE HERE. Did I mention some weird crawling bugs in my brand new apartment. There are like some small white worms that move fast fast I kill like three of them every damn damn. Talking about needing a bug exterminator. YOU HAVE BEEN WARNED.

Horrible place to live, the property is beautiful but when you start living there you realize it's an illusion. Management don't care, they ignore your concerns. Building is not secure. The door that leads to the service elevator is always beeping and stays open. Some of the doors from the garage to the floors don't lock, so it's easy access for intruders. Marijuana smell invades your apartment and you can't even report that because management won't do anything about it. Extremely noisy. Loud music 24/7 from neighbors. The police are constantly here at the property due various complaints. Counting patiently when we can move out. Would not recommend this place even if the apartment was free.
