I've lived here for a bit over a year and I'm going to do my best to provide an honest review with the things I liked and disliked about this building, and ultimately why I will be moving very soon once my lease is up. Starting with the good: - The units are nice with new appliances. I like the floor to ceiling windows and the view (as long as you're facing the river) - The pool/amenity deck is very nice as well. - I always saw the cleaning/maintenance team doing their best to keep up on the community's cleanliness and appearance. - Living next to a Publix and other shops is incredibly convenient. - Easy freeway access and proximity to Brickell, downtown, Wynwood, etc. - I didn't deal with too much noise from neighbors; most would come from the hallway. I've had the pleasure of living with thinner walls in other buildings - and I say this having lived next to noisy neighbors here. - Elevators can get slow at peak times, but they were generally reliable. And now onto the cons: - By far, the absolute biggest con for me was the parking situation. There is NO guest parking and the parking fee for any stay 8+ hours is $80. Yes, $80 a day. It's absolute insanity and ridiculously greedy. The only way to get around it is buying another monthly pass which I was quoted at ~$200/month (if you have a significant other/regular visitor like I did). I'm hoping management will read this and see how their greed is driving a tenant out. They'll tell you it's because another company owns the garage, but that doesn't prevent other complexes from negotiating guest passes for their tenants. They obviously just don't care. - Resident parking isn't good, either. If you have a studio or 1 bed (like I did) you have to park on the 12th floor. Entering/exiting is a chore every time you want to leave. - While the river views are nice, if you have a view facing the opposite direction, you get to look at Allapattah and a jail. - The price partially reflects this, but the area is not that nice. Besides the mall this complex is connected to, there isn't anything nice/walkable nearby. If you start walking north, you're in the hood fast. You'll have to drive to any trendy neighborhoods. - The traffic along the road to enter/exit the complex can get pretty bad, especially with the awful Miami drivers visiting the mall. They're building another high rise across the street so I already know it's about to get a lot worse. - Continuing on the point of traffic: The bridge. On both sides of the complex there is a bridge that consistently creates horrible traffic whenever a boat comes through. Sometimes on the weekend in the summer, it will go up for 10-15 minutes at a time. - While I never had an issue with it, fetch is used for package delivery. Some people may not like this. - Reaching the leasing office directly is a chore. Thankfully I didn't need to much, but every time I'd call, it's like I had to talk to a call center first before getting in contact with the actual building I live at. Overall, despite my complaints, I would give it a 6/10; I generally enjoyed living here. The parking specifically ruins it, though, so please take that into account if you're considering leasing here. As I said, I'll be moving soon. The only thing left is to hope management doesn't try cheating me out of my security deposit which seems to be very common practice in the Miami rental market.

BEWARE!!! While the location is beautiful and the amenities and proximity are convenient, the leasing staff will provide little support. A water pipe broke several floors above mine, affecting my unit and belongings. The staff wasn’t even aware it happened until hours after I reported it after getting home to find my apartment in disarray. Then, it took them three weeks to fix the issue. During this time, maintenance folks entered my unit using a master key at unspecified times. Thank goodness I wasn’t in the bathroom or in a compromising situation where my privacy was invaded entirely. It took me going down to the office and addressing the manager for them to notify me when they would be arriving. They removed the dog park, conveniently located on the floor with the pool, because owners were not picking up after their animals. Instead of addressing the owners, they took the entire area away. They then created a pet relief area by the water that is 1/4 the size, consistently covered in pet feces, and reeks of urine. ??Make sure you take a detailed video of your apartment and list everything on the condition form upon move-in /move-out. If you do not, they will nickel and dime you for every small thing to fix up their units again. Normal wear and tear does not matter. They will steal your deposit to renovate the apartment and put the entire blame on you. The leasing staff auto-enrolled me into a month-to-month when I sent notice of my move out, changing my rent from 2000 to 10K a month for a STUDIO. I had to provide documentation showing that I gave notice, and then they tried to come back with another fee for vacating within 60 days when they were also incorrect. You must check behind them because otherwise, they will try to get away with charging you for things, thinking you may be naïve. One positive thing about the building is that it is very secure. Unlike the leasing staff, the security staff is personable and makes you feel seen as a resident. They recently added new equipment to revamp the gym, and the cleaning of the building happens regularly, so the hallways and common area areas are always pleasant.

Please be cautious before moving into this apartment complex. They will try to get every penies from your wallet. They consider "normal wear and tear" as damages to the property and will take away your security deposits as well as charge a fees after you move out. I have lived in this apartment for more than 2 years. This management will try to take advantage of you thinking that tenants are dumb enough to pay the fee for normal wear and tear. Please see their final balance due documents and see whether these are normal wear and tear or a damaged caused by misuse by the tenant. Another thing to mention: Since the move-in, they raise up the rent price nearly 20 percent. Checked the market price after my move out and they listed my apartment 15 percent less then the renewal offer. (Which is another red flag that this management takes advantages of tenant since moving to another apartment complex is a hassle.) They will take my $1000 deposit as well as charge me $400+ for the damages (?) which I believe it's normal wear and tear.

Lived here for over 2 years and I feel like I'm living in a nightmare. No one is ever available to help. You can't get them on the phone and lucky if you get an email response. You can only reach them in person at the office 9-5 which is what most normal peoples hours are....having to take time off work every time you have a problem is insane. Currently all the emergency maintenance lines are disconnected...the office one too gives an error every time I call. My key has been broken all weekend and the manager after hearing all this goes, "sorry that is not an emergency, if you can't come by the office 9-5 I don't know what to tell you." I can't say I was shocked because this person has consistently spoken to me like this since I moved in, but really, the lack of caring to help a resident who pays premium fees and high rent who can't even access entrance to her home...wow. This morning security didn't show up and there was a different company and they wouldn't let me inside for 30 minutes, despite me explaining and having my ID, and I was late for work. No possible solution or empathy ever when you have problems, and usually its the building that is causing the issues lol. I am counting the days to leave, honestly these people have worn me down.

I moved from this community in the Fall. When I received my move out statement, it had a bunch of extra fees included beyond normal wear and tear. It took me over a month of going back and forth with them to fix it. They eventually did but still not to my satisfaction, but I decided to let it go, since I was getting a small portion of my deposit back. This for them to turn around and not respond to a request from a different property where I applied. Both the manager of the new property and I called multiple times for over a month and never got a response. However, this is the same experience I had while living there. They never responded to calls or emails. You have to physically go in the office for every little thing. The elevators were always out of service with only running at a time. The trash compactor was also broken often, with residents leaving trash in the hallways. The amenities are also still not up and running completely after 3 years. Overall my unit was nice, but the customer service while I lived there and after moving left a lot to be desired. It's billed as a luxury community but you don't receive luxury service or living for the price!

This business operates like we don’t live in a country with civil, disability, fair housing, and landlord-tenant laws. There is a systemic problem with intolerance and discrimination reaching up to the owner. They use threats, abuse, and coercion to get you to sign their lease agreement, without time to review it but with a move-in date that they determine. They will change the terms of the agreement and even terminate it without just cause or written communication. Harassment is something you can expect and can take the form of ignoring disability accommodation requests and forcing you, unnecessarily, to do things that are difficult given your disability. When you advocate for yourself, the central leasing agent will tell you that she’s acting on corporate instructions. Lantower Residences are not approved by the Better Business Bureau, where they’ve earned a rating of F. If you read the complaints, you’ll see that their behavior (however extreme) is not uncharacteristic for them. It’s a shame that businesses employ deceptive practices, such as soliciting positive reviews. Exercise caution when considering this apartment complex, especially if you have a documented disability. I hope this review helps people looking for housing and interested in obtaining honest information regarding their options. Best of luck.

The communication is really bad, there is no number to call to be able to speak with someone on site and when asked to call back nobody is calling back Also I can hear my neighbors like I live with them

Great location, inconvenient parking, and yes your insurance premium will soar in this zip code, inconvenient access to shops, and management that doesn't listen to the residents ie: broken elevators for weeks and zero compensation offered or given

Management is horrible. In my 2 years of living here, I have never been able to get anyone on the phone or a response through email. They have a answering service that says they are going to send a message to the office and that they would get back to me, but it never happens. And when I finally get in touch with them, it's because I had to rush back home after work to catch them before they leave. And majority of time, I am surprised to find someone there. That is a miserable way to live - never knowing if someone will be able to assist me when I have an issue with parking or the apartment. Maintenance is horrible. I don't speak Spanish and yet the maintenance that is supposed to be there to help me with the apartment can't communicate with me. I've had a faulty washing machine since I've moved in and I've given up requesting maintenance for it because I get no help when they come. They either can't understand what I'm trying to explain the issue is or they just don't know how to fix it. I leave instructions for them in my request and they aren't followed. And there are times I put in a request and it is denied, but I get no reason to why it was denied and there's no one I can speak to. So for me, maintenance is not worthwhile for my time paying rent and living there. Otherwise, the apartment is fine. My neighbors are fine. The location is not that great cause we're settled in between 2 bridges, where one of them is constantly breaking down. There's a lot of traffic there.
