Lived here for only a year. The building itself is OK. Neighborhood is pretty bad. Basically no parking for guests so street parking is the only option. TWO of my friends had their cars broken into due to street parking. Gym is tiny but ok. Pool area is meh, barely gets any sun. Staff here were the real issue. Jillian Mulvihill may be one of the worst humans I have ever dealt with. I moved out on a Saturday, since there was nobody in the office when I tried to turn in my keys and fob, I returned them all on Monday morning. Jillian pro-rated my deposit down for 2 additional days since I 'technically moved out on Monday' since I only handed the keys in on Monday. Keep in mind that the admin office is closed and I had no way to return my keys. Then, on the final walk through she charged me $500 for 'grout damage' - are you kidding me? I complained to the management company and believe it or not, they were even more useless than she was. For the price you pay to live here you might as well go to Brickell, Downtown or the Grove.

Would not recommend to anyone. Read reviews extensively before signing in or committing to a move in. The staff provides sub-par customer service at every level. The security is often incompetent and perturbed. The staff is overwhelmed with hotel-like service and often forget to see to resident needs. The leasing office staff is condescending and egotistic. They are cognizant of the unpleasant experience they are providing to residents; so beware. The only parking options available for non-residents include four spots in front of the building or overpriced, excessive valet parking. The elevators invariably smell of marijuana or foul odors. Do not recommend at all.

It keeps getting worse. The building couldn't maintain residents for more than a year or 2, so dozens of apartments have been converted into full-time short-term vacation rentals. There are more strangers on my floor than residents right now. We complain to the office about the alcohol smells in the elevators, trash in the halls, and noise from these vacationers. They do nothing. Shame on them for putting their bottom line and AirBnBers ahead of residents that pay $2500/month.

My wife and I have never had an issue with the management or maintenance staff. Every issue that we have brought to their attention, it has been taken care of in a timely manner. No where is perfect. We have an amazing city view and love looking at the fireworks on Friday nights from Marlins' Park. While we are not walking distance from anything, the location is perfect and we are not in the middle of crazy traffic or construction. Recently the building has added a beach area and a game room which my wife and myself both enjoy frequently. Gym is 24 hours, perfect for my schedule. They have sent a letter just a few days ago asking everyone to vote on valet service, we voted yes because we like the guarantee of our guests having a place to park. It also, in my opinion, adds more of a luxury feel to the building.

The staff of the building is very friendly. For me the location is very convenient because I work in Brickell. My apartment has an amazing river view and is very spacious. I'm happy living here!

My wife Deborah and I have lived at River Oaks Marina and Tower for three years and were rather taken aback by negative comments regarding our building and its staff. However, we also realize that truth, like beauty, is always gauged in the eye of the beholder. There was a time when building mangers and assistant mangers were being fired and replaced every few months. Obviously the building suffered. It's difficult to function in the chaos of relentless management turnovers and yes these changes impacted the residents. That is no longer the situation and the stability the current manager and assistant manager have provided to our building has made this one of the best places in Miami to live. We have a beautiful building with a state-of-the-art gym and saunas, a movie theatre, business center, pool and hot tub, propane barbeque grills, and wonderfully landscaped walkways and outdoor rest areas. Our maintenance crew is fast, reliable, and friendly and the buildings grounds are clean and well maintained. We lived in Coral Gables for about twenty-years before moving here and we can honestly say we are safer here than there. We haven't faced any major security problems in three years here at River Oaks but while at our previous house, and regardless of an excellent police department and an expensive home security system, we suffered from petty thefts, vandalism, and two recorded break-in attempts. Closing where we started, truth, like beauty, is in the eye of the beholder, but in our eyes we love living here.

The reviews about residents saying they've lived at River Oaks for multiple years is a flat out lie. There is almost nobody here that renews their lease. I was moving in as a couple was moving out. They stated their rent was being increased by $410 a month and on top of that water used to be included. Cable and Internet is from Direct Plus and it's a miserable company. They never answer calls, always late for service calls and the Internet is extremely slow. I canceled Internet with them and use a HotSpot from Tmobile because it's so much faster for much less. The parking garage is a mess all the time during the summer because water blows in and sits until cars drive through it and slowly drain it away. Basically, the garage is flooded all the time. Sure the building is convenient to Doral and the Brickell areas but the management is awful. More bad notes: Extremely small economy washer and dryer Bad neighborhood location for stores, etc AWFUL parking situation TINY bedrooms Ugly vent on bedroom doors (makes it really noisy if you have a roommate or visitors and no privacy) Some good notes: Convenient to highways Some nice views

I've been a resident at River Oaks for almost three years now. I am and have been very happy here. I absolutely love my apartment. I have a penthouse facing north with a beautiful view of the river. Very quiet and serene. A very reasonable lease as compared to other properties in the River/Midtown/Brickell areas. The current management has done a commendable job at improving certain issues that may have been stated in earlier less favorable comments.

I've been living here since August of 2013. Do not live here at all costs, it is awful. First and foremost, the building has poor design. The pool and jacuzzi area do not receive sunlight because the building itself blocks it. Furthermore, I've complained about the jacuzzi not working properly (same temperature as the pool) at least 7 times over the course of 4 months, and all I've ever been told was "we're having a person look at it tomorrow". When it does get fixed, it is no longer functioning in 2 days. Management doesn't care they have a non-working amenity so I gave up. I pay $1900 (technically $1800 but its $125 for any additional cars you have, and you don't even have assigned parking) for a 2br apartment with a tiny balcony (so small I have to fit my lawn chair sideways to make it fit). They just started charging for water which means I'm paying $2000/mo utilities when this place should be worth no more than $1500. They have 1 person working at the front desk, and that person isn't even present half the time. Guest parking is very limited, and they also do not offer valet. Street parking is also very limited and more importantly, unsafe. I've had friends' cars get broken into when parked on the street. Their "gym" is really a room with some weights and a couple machines. Very inadequate to say the least. They have 1 dolly for the entire building for groceries. The hallways are cleaned once a week at most. I've seen random debris and trash littered around that remained for that length of time. Lastly, the employee turnover rate is insane in this building. None of them know what they're doing because "I've only been here for x months" (Yes I've been told this numerous times), and they're also very unprofessional. No they do not have a marina (nor is it "coming soon"), working sauna, or emergency maintenance. False advertising galore. Only good thing about this building is it has some great maintenance workers.
