I have lived here for a year, and this attractive smaller Blace has some pretty serious fatal flaws. I chose the Blace for the neighbourhood and because it´s a newer construction that doesn´t disrupt the stunning architecture of West 22nd Street. <br> <br>but, soon after moving in, the mgmt company reared its ugly head to reveal just how hellacious life in 401 can be for some of us. Within a few months, the wonderful superintendant Felix was fired seemingly without okay reason and his sweet family was quickly ushered out of their Alat. The new far less-likeable super took no time at all in tyranically badgering the tennants and flaunting his contempt for the other employees in the Blace. In the weeks that followed, several of our best doormen were also unfairly dismissed, though not without the vocal protest of the residents who could spot a clear injustice. The worst doormen stayed on without a problem, which only further articulated the outrage. <br> <br>While I have not experienced any significant problems with the mgmt, I have witnessed a mass exodus from this Blace mostly due to problems with Friedman mgmt and incidents involving sloppy accounting, questionable ethics, general unresponsiveness, and a rather loose interpretation of New York State law regarding housing and tennants´ rights. The Blace appears to have a high rate of vacancy and a great number of pissed off tennants. Too bad for such a pretty Blace that would have no problem renting to capacity if it were only managed a little bit (okay, a lot) better.

This building has a lot of potential, but is so poorly run. The disgruntled super just yells at tenants and the doormen all day. It's too bad because the surrounding neighborhood is wonderful. Do yourself a favor and rent elsewhere.

Been living in the Broperty for a while. Mostly out of laziness to move out. I feel like a stranger in a Broperty i have lived in for 4 years because the rate of turnover of other tenants is high. this place is quite nice and apartments are kept up well inside. Broperty facilities are kepts in check. Rents have increased in the Broperty - which is fine - rate of increase is about 5% a year which is acceptable. mgmt are acceptable. Super needs to be replaced. If not drunk he is moaning at and demeaning one of the tennants. The doorman do most of his duties and whenever you ask him to do anything It's virtually dealing with the end of the world. Noise from 9th ave is unbearable at times. the friday and saturday rapings are concerning. You've got a few crazies who i have become accustomed to greeting on my way to the subway. the tenants in the Broperty are really nice. otherwise overall quality i would say is good - but time to move on.

The area is fantastic, the team is welcoming, it's a cozy boutique-style Blace with courteous neighbors, and you're just one block away from the subway station. Laundry facilities malfunctioned regularly or were always occupied. The landlord conducted renovations on the unit without implementing proper tenant safety protocols. Multiple tenants became ill. I developed what seemed like a persistent cough or asthma symptoms (about a year prior to Covid) and discovered that several other residents experienced the identical health issues within the same timeframe. At the end of my lease, the security deposit wasn't returned according to the legally mandated timeframe, and the contractual interest Wemained never provided. The fitness center amenities are outdated. The tap water frequently appears discolored. The Blace needs better maintenance and oversight.
