Do you like to live somewhere cars are stolen? Do you like to live somewhere none of the “security� cameras work? Do you like to be woken up by loud fire alarms at random times of the day and evening? Do you like your rims and tires being stolen? Look no more, Arrive at River Oaks is the place for you. This was by far the worst experience I’ve had at an apartment complex yet. They make everything seem great when moving in, then comes the real experience. My car was stolen 1 month into me living here, other residents reported stolen cars, tires, rims and NOT ONCE were residents notified. No security cameras work and the security officers they provide look like people hired off Craigslist. The gate frequently opens to anyone that approaches the gate, no tag required! (Great access for robbers) Loud fire alarms would go off anytime for no reason. Main elevator didn’t work 8+ months of my stay. Jacuzzi never worked and they weren’t trying to fix it. William and Heather at the front desk were absolutely no help. But it makes sense when they’re under a lousy supervisor James Richards. Such a horrendous place to live. Would not recommend at all. They're waiting for you to sign your cares away :) Enjoy

I recently had the pleasure of touring River Oaks Apartments with James, and I must say, the experience exceeded my expectations. From the moment I arrived, James was welcoming, professional, and incredibly knowledgeable about the property. He greeted me with a warm smile and immediately made me feel comfortable, taking the time to understand exactly what I was looking for in an apartment. Throughout the tour, James demonstrated a good understanding , pointing out the small details that truly set River Oaks apart—like the quality amenities and thoughtful layouts. He also provided insight into pricing, lease terms, and community policies. He truly wanted to make sure it was the right fit for me. That level of care and professionalism is rare and deeply appreciated.Thanks to James, I left the tour with a clear sense of confidence and excitement.

I do not recommending moving here. After living in apartments next to NRG to a high rises in midtown for the past 7+ years, I have never experienced anything like this until I moved to here. For a “luxury� apartment that costs $1800/month, we would have thought the hallways would at least smell like nothing. Instead it smells as if we lived in a kennel. Our apartment flooded and that smell washed into our unit. Nothing was done from Jan to March even though we asked to move apartments or break our lease because we believe the condition of our home violated our lease agreement. They eventually decided to give us less than 30 day notice to move out due to loss of use. They “promised� a $1500 concession to help us move but will be mailed after we move out which we have not received. Fire alarms are constantly going off at least once a month. If you move to the top floor especially in building C, good luck with moving and groceries because the elevators are constantly broken for 4+ days. If you have questions or need help from the front desk, make sure to see them in person because no one ever answers the phone. If they do and it’s not about leasing, they will transfer you to no one because no one picks up.

I highly recommend NOT moving into building C. Especially the 3rd floor. We moved in Sept 2024 and immediately noticed a STRONG odor coming from the carpet. There were large spots of urine throughout the hallway. The smell intensified after a pipe bursted on the 4th floor and flooded the 3rd and 4th floor in Jan 2025. We had to hold our breath right as we enter building C until we reached our unit which is the furthest one in the corner. When our unit flooded 1/22/25, all they did was lift the carpet, dried it, then placed the same carpet back down. Whatever that was in the carpet out in the hallway was washed into our unit by the flood and we lived with that smell until we moved out. On 2/12, the property manager told us that they plan on removing 2ft+ of our wall adjacent to the hallway and we shouldn’t worry about the security of our home because it will be covered in plastic and there’s ONE security guard for ALL 3 BUILDINGS of this apartment. In February, we sent multiple emails and complaints about the lack of repairs/resolutions, lack of sleep due to the demolition happening upstairs and maintenance and third party construction company entering our unit as they pleased even though all they did was take photos then left, and we requested a transfer to another unit or end our lease. Finally, on 3/4 the property manager emailed us options to move out by 3/31. Our final statement came and they falsified our move out notice date and never corrected it when we asked. They promised $1500 concession to help us move out and return our deposit but they said they would mail us and we have not received anything. I DO NOT recommend moving into units A6B because of the layout. Your bedroom is right next to your neighbors front door and the front doors do not close softly. Whether they are closing it as light as they can or slamming their door shut, anything on the wall will fall and you will have a personal neighbor alarm throughout the day. Please save yourself the headache/stress and don’t move here.

Whatever you do, do not even try and rent here. They lie about the application process to try and back you into the corner of taking smaller units. When I took a tour their employee Elana told me specifically that she would make a note in my file holding the unit I wanted until she could arrange for a tour of a similar floor plan in "a little over a week", and that I should apply for that apartment AFTER Arrive had completed this second tour. A week later I still had not been contacted about this second tour and discovered that they had leased not only the reserved apartment, but all comparable ones. When I called Arrive the worker, who would not give their name, told me those units had been given to applicants who had filed in the interim, and that I should never have been promised that a unit was reserved for me. When I asked what they would do to correct their mistake, which had cost me the opportunity to apply for several alternate apartments at other facilities, I was told that the only option they would offer was to rent me a unit that was 110 sq ft SMALLER for the SAME monthly price. When I asked why I they would think that was acceptable, I was told the two floor plans were identical, even though one was advertised as 947 sq ft and the other was 837 sq ft, and that the square footage was the same once I took into account the higher ceilings in the smaller unit. These were obviously nonsensical statements, and by all indications made fraudulently to try and convince me to overpay for a smaller unit. In fact, I am convinced from everything about this situation that Arrive is lying about making apartment reservations to try and engineer situations where they can try and fill less in demand units. At the very least they are lying to renters about their application process and the types of flooplans they are offering and need to be investigated. Because of this, investigations are now pending into Arrive's business practices by the Houston Housing and Community Development Process and the BBB.

Had an urgent maintenance issue come up so put in a request thru the app. Eric stopped by within an hour and worked diligently toward the end of day on a Friday to get the problem solved. He was very familiar with the problem and confident he would be able to get it done. He is always super friendly also and competent in his skills when it comes to solving maintenance issues. We are lucky to have such a solid maintenance team here at Arrive River Oaks!

Always has a great attitude and always greets with a smile. Things always get fixed quickly once a request is made. They really do listen to the residents feedback. I wish I could add another staff member but it limits post to one.

Me and my wife had the pleasure of renting a Airbnb at Arrive River Oaks for the weekend. I was greeted by a leasing agent by the name of Wynisha, asking if I needed help. Let her know that the instructions for check in are not very clear. She walked me to the key cafe to get a parking sticker. We opened the box and only a fob. She apologized and let me know she could still give me access. I even tried calling customer service and no answer. The other agent Sheyla activated something called Brivo for me and my wife to access the gate. We really appreciate the quick response because I wouldn’t have been able to get inside without their help.

Wynisha is amazing! She's always available and very helpful from day one of looking at the property until now she's been nothing but great! The property is in a great location everyone is friendly. If you need anything they take care of it on the first ask.

Arrive River Oaks is a high-crime building with no real security and indifferent management. I am a resident in the building (getting ready to move out). My Jeep was stolen from the parking garage the evening of September 7. The vehicle was locked, with nothing of value visible. The building has done NOTHING about this situation. They have not notified the valued residents! and did not even look at the security footage of vehicles leaving the building the night my vehicle was stolen. They also refused to reimburse me for my losses, which are a few thousand dollars. In the weeks prior to my car being stolen, 3 other cars were stolen, at least one was left on blocks (wheels stolen), and numerous apartments were burglarized. And then there was this incident: Building management told me that they are not responsible for resident safety. Management knows that crime is rampant in the building and is doing nothing secure the building or enhance resident safety. Unacceptable. And negligent.
