“Pros: Excellent management team, with Ricardo being one of the most attentive and professional supervisors I’ve worked with. The building is well-maintained and issues are addressed promptly. Cons: Nothing to do with the management, but the place can get extremely noisy. The rumble from the subway line right beneath the building is constant and can affect your peace of mind. In addition, frequent fire and emergency sirens from 6th Avenue add to the overall noise level. The building sits above one of the busiest subway stations near W 4th St, so expect consistent background noise throughout the day and night.”

— 83 MAC DOUGAL STREET · Manhattan“Pros: The 6th Ave sidewalk is extra wide on the building's block - this is nice as you feel set back from traffic / noise. There's a nice brick/garden seating area outside (NYC parks property). Rent paid via automatic wire (super easy). Super, Ricardo, is responsive and helpful and always around (he lives in a building next door). He does a great job managing the garbage regularly. We have video intercoms which are nice. Not sure if all are, but my unit is rent stabilized. Cons: Management group/landlord is not very responsive but I've had few reasons to reach out to them. Twice they overcharge me on rent but rectified both times (with a lot of following up from me). Hallway sounds can be heard really clearly inside units, but the building isn't too busy. I've had a few pest problems (mice) but Ricardo has always heled and the building does have an exterminator. I've had a few packages stolen which can be frustrating but overall not a major issue here. Advice to landlord: Whatever you pay Ricardo, pay him more!”

Building is clean and tenants are generally very kind and considerate. Never had issues with water, heat, gas, power, etc. Trash is well organized. Cons: The only con is the noise on Avenue of the Americas. It has nothing to do with the building or management team, just is a very busy street. Advice to landlord: Keep it up, y'all! Enjoyed my time here.”

Ongoing door slamming, and occasional parties with loud music and staircase area noise. Not the most clean general areas. The management tram has stained my dress during painting job and they did not reimburse the damage. Since it took me a while to notice to report, they have implied that the damage could have happened during another job. Crazy!!! Advice to landlord: Get email, no one likes to call land line in 2022”
