“Pros: Location is amazing. Apartment layouts are thoughtfully designed and for the size there is good storage. Cons: Fairly small but common for the area, have had 2 cockroaches, and one small mouse in the 4 years of living here but the super is pretty responsive”

“Unit E Pros: Apartment layouts are very unique and laundry in building. Near all the best places of the UES and subway. Cons: If you face the street, you might hear some traffic in the morning but nothing crazy. It’s a pretty residential street and clean.”

“Pros: Management is very quick to respond to issues, live-in super takes good care to clean the building / trash and is responsive to any smaller complaints, never had a problem w pests Cons: The heating turns off after awhile, raised our rent $600 total after 2 years Advice to landlord: Stop raising rent”

“Pros: It’s an amazing apartment with so much space. The balconies are beautiful. The view is lovely. The two bathrooms are amazing. Cons: Not taken care of. The management is the most horrible, unresponsive.”

“Pros: Had private roof access Cons: AC did not work, management did not help, the super was terrible and didn’t help with urgent issues. Elevator was out for half the year. Over $1000 rent hike after 1 year Advice to landlord: Please respond to issues above”

“Unit 4C Pros: Quiet street next to the Q and 4/5/6 and Whole Foods - just a great location all around for pretty much anything. Cons: One room had great lighting, the other bedroom and the living room had no natural light as the window was the brick wall of the next building, so no air flow either. Also had a bug problem. Packages regularly stolen from the front.”

“Unit 21 Pros: this building is in a great location and on a tree lined one way street that is mostly residential. the super is very responsive and his assistant manages the trash very well. it is in a safe area. laundry is in the basement which is very convenient. Cons: the exterminator does not always come when they say they are going to. I have had bug issues in my unit but when the exterminator comes once a month, we don’t have issues.”

“Pros: Location is great Cons: Psycho maintenance man. Harasses & threatens tenants (including teenagers). Physically and verbally threatening. Does things such as will ring your door buzzer nonstop as early as 6am, if standing on stairs will aggressively blow the leaf blower at you and your pet without simply asking us to move off stairs. He’s also always smoking on stairs in front of door, even with a ‘no smoking’ sign. He Uses racist and homophobic slurs. He will cut off your power for a few minutes at a time. He also steals packages. Sent several emails and phone calls to management office expressing how unsafe I felt, showed photo and video proof of his behavior and they did NOTHING. I had to get cameras in my apartment for my protection. Also they weirdly kept trying to get into my apt without me present, for repairs that did not exist nor did I request. This management office is horrible. They will also ‘forget’ to mail you your deposit back after you move too until you track it down a month later. If you want to feel safe in your own home do not move here! The super made my life there a nightmare, uncomfortable and unsafe. And they did nothing about it.”

“Unit 19 Pros: Generally very quiet, yet extremely close to everything you could want. Building was well maintained, with a responsive super. Cons: Very small bedrooms, building next door hosted rooftop raves occasionally(only certain holidays) that would go long into the night. Laundry room located next building over in the basement.”

“Pros: Location to nearly all major subway lines, proximity to lower Manhattan and Brooklyn, convenient to city living (restaurants, drug store, bodega at finger tips). My unit faces back of building and gets great light and has amazing view of city. Cons: Unit itself is small. Kitchenette only. Bedroom can fit queen bed and small dresser. Bathroom has weird layout and cramped. 4th floor walk up. Laundry in basement. King can get congested. Advice to landlord: Tenants can be noisy and messy!”

“Pros: Location, neighbors (when they don't smoke weed and pick up after their dogs). Laundry facilities and an elevator (when it works and doesn't trap you inside) Cons: Management, management, management. They take your money. Some in the office, when you get to speak to someone (usually at rent renewal time) they pretend to care. But for other building or unit-related issues, they are terrible. Overpriced studios with old everything, no soundproofing. Elevators that trap tenants and they do nothing about. Also, there's the shady "rent-stabilized-property exempt". The occasional mice and roach visit. Advice to landlord: Do better!”

“Unit 27 Pros: Pros were the neighbors and the neighborhood. It was very convenient to everything. Not to far from the shopping area, or food shopping area and even nice restaurants around as well. My neighbors were very nice and helpful as well. Cons: Cons were that the landlord never came to fix my bathroom window the proper way and I had to hoist it open with something is I wanted it to stay open. Also he never came to fix my bathroom light over my mirror. I was there for a whole year and ask him on the first day I moved in and he never did anything about it. Also they never clean the building at all, no mopping, no sweeping nothing, if you seen dirt there you’ll be seeing it there for months, also seeing roaches too. Also the use to write on the schedule that an exterminator came every month but I believe that was a lie because I never seen an exterminator nor did they ever visit my apartment. Advice to landlord: Get extra because your super is not responsive and works certain hours and when I got locked in my apartment on New Year’s Eve Friday morning the super told me I would have to wait until the following Monday. If I didn’t get angry he wouldn’t have send the locksmith. Also update the locks on everyone’s doors because they are old and that’s what caused my problem. Clean your building as well. Respond to tenants needs, I shouldn’t of had to go a whole year with a broken window and no light over my mirror, only using the over bathroom light was very difficult.”

“Pros: Nice neighbors and apartments are a decent size Cons: Building is dirty Super is very unprofessional The heat Bell is always off Advice to landlord: Hire a new super who will do his job and treat all of the tenants with respect!”

“Pros: Moderately updated apartment, nice big windows. Good soundproof walls. Laundry room in the basement. Cons: We ultimately moved out because the landlord refused to find solutions to stop the roof from leaking into our top floor apartment. Advice to landlord: Invest in apartments besides the very pricey rooftop addition apartment.”

“Pros: It’s a good location Cons: The dryers broke down in February and still have not been fixed. It takes several minutes to get hot water. Have to make sure hot water is running in the sink before turning on the dishwasher or else there won’t be hot water during the cycle. Our freezer completely shuts off at least once a week.”

“Pros: Building is on a nice block in a charming intersection of Soho & the West Village near Tribeca Cons: The walls are paper thin due to a fire in the building. Toxic mold issue. Building management & owner were illegally overcharging market value and raising rents when apts should have been rent-stabilized Advice to landlord: Be honest that apts should be rent-stabilized as sooner or later your tenants will find out you are illegally overcharging rent”

“Pros: Pricing of units in building is fairly good for the space. Building is well maintained and clean for the price of the units. Laundry in basement is a perk. Cons: Walls in building are very thin, can always hear neighbors.”

“Pros: Two floors for each unit. Two balconies. tall ceilings. Two bathrooms. Lots of closet space, exposed brick, open kitchen. Pets allowed!!! Cons: Super is very unresponsive. I’ve had broken balcony screen door that he said he would fix. Never did. A cockroach I found he told me to “flush down the toilet” instead of calling an exterminator. When I moved in the apartment was filthy and he said he did the best he could to clean it but there was literally Grime everywhere so.... Advice to landlord: The actual apartment is lovely just dealing with the super sucks.”

“Pros: freshly painted and new floors upon move in, two ac units, have never had any problems with bugs despite being on the first floor Cons: radiator is SO loud, super is a bit rude, no sunlight in the living room/kitchen area Advice to landlord: lower the rent”

“Pros: I lived here for 3 years and there were no major issues with my apartment at all (which, in my experience, is rare for an older NYC walk up). Great location, awesome super, and friendly neighbors. Cons: Took a really long time to hear back from building manager, if at all (basic questions on minor repairs, lease renewal, etc.). However, senior leadership at management company was great to work with when I escalated anything to them. Advice to landlord: None really - I enjoyed living here.”
