It's close to FDB and all the hot spots in Harlem. Cons: Once management changed for ABP to HPH it was downhill. Our landlord and the management office ignore texts and calls, we have to wait weeks before even possibly getting a response. For example, our bathroom light went out and needs replacing. That was 2 months ago. Our landlord still has not responded, despite multiple texts and maintenance requests. He says he coming and never does. The hot water has gone our a few times before, and we've had rodent problems, but not anything out of the ordinary for NYC. Overall I suck it up and deal with the bad management (lots of package stealing too that they do nothing about) because I love the apt itself. Advice to landlord: LISTEN TO YOUR TENANTS. FOLLOW THROUGH. DO YOUR JOB PLEASE.”

Our upstairs neighbors are SO loud you can hear them talking. The building behind a man is constantly smoking cigarettes and the smell seeps in through your windows. The building management is trash. It takes MONTHS to get something fixed and you have to call EVERY day to remind them. Rats are infested in the building behind so they are practically everywhere. Mailboxes have seen better days and need to be physically pulled open/slammed shut. Trash sits in back alley which makes rats flock to the bags. You can literally watch them run around and into the bags. Advice to landlord: Sound proofing of ANY kind. Address tenant concerns promptly.”

They live in a hoarding situation, will claim everyone is stealing items, and will be black out drunk in the lobby 🙄 Advice to landlord: *current property owner is just in it for the money. Raising rent for every lease, but never makes real improvements *Doesn't respond in a timely manner / hard to actually reach anyone that can help *Sends passive-agressive texts and emails with "no reply" accounts *Repairs are a joke *Front door intercom system is junk, and we've missed many deliveries because of it (even though we've submitted the required form multiple times for repair)”

Natural sunlight is a huge plus, however, it can be a bad thing in the summer time because it gets extremely hot. Washer/Dryer is super convenient and bedrooms are big for nyc. Water pressure is great and have never had any issues with hot water. Love the layout of the apartment as well with both bedrooms being on opposite ends of the apartment. Cons: Broken tile in the entryway so the door to the building was stuck open sometimes. Not enough square footage to justify raising the rent $1k. Took over a week for maintenance to address a work order. Construction went on for almost the entire year we were here, and we were not notified. Noisy area up until late hours- even saw someone get assaulted right outside the building and had to call the police. Management wouldn’t answer the phone past 3pm. Advice to landlord: The text reminders about maintenance & pest control are extremely helpful, keep it up!”

Great sunlight in front windows (1 BR and living room). Building very secure. Never had security issues within apartment building relating to package theft, etc. Close to Morningside Park which is lovely. Nice bodega on the corner. Subway station close by. Some very nice restaurants (higher end) as well as everyday casual pick-up style restaurants nearby within walking distance. Close to everything great in Harlem. Highly recommend.
