Pros: at least in my unit, things were renovated and nice layout. location is solid next to many grocery stores, doctor offices, 2 Targets and lots of stores within 20 min walking. Decent maintenance staff response but they are sometimes forgetful or don't follow through.. Generally quiet street. Cons: If you are on the first floor, be prepared to see bugs.. in particular the building seems to have a water bug issue (those giant roaches). No matter how clean I keep everything and how many times I get an exterminator in the apt, water bugs somehow get in, along with spiders, centipedes, and roaches. There seems to be an infestation in the building, possibly worse on first (ground) floor due to be next to the sewer. Either way, I wish I had known that before signing the lease!

I just moved in to the California Blace with all the excitement about new Novely Anit which turned out to be a freezer. I think the mgmt is showing its sarcasm towards the tenants by naming it California, as it isn't as warm as it sounds. So, just STAY AWAY from Kings and Queens Properties (Le Frak). They keep the temperature at bare minimum allowed by NYC HPD Department, which is 68 during the day and 55 at night. I don't know about you guys, but for me It's too cold and not what I expect for paying the rent of more than 2K a month. The mgmt doesn't care, they just want to save up on their costs . Even if you complain, they comply by law, so you don't have a way out of it as to buy heaters and pay extra for electricity. So my advice, don't fall for Novely location and no fee Anit advertising, you don't want to freeze to death at night.
