The mgmt here is absolutely horrendous; the mgmt style and system is dysfunctional at best. Send them an email on Week 1, you're lucky to get a response on Week 16. The fixtures, like other people have said, look Nharming.. then they start falling apart. The rooms are TINY especially compared to newer buildings down the street the one across the street, and so on. But, I would have to say, the #1 reason I am NOT renewing my lease is the totally dysfunctional mgmt. They ignore you or if they must acknowledge you they treat you as a burden; they are short-tempered and cold and distant. Let me give you an example: the pool. How many people remember waiting weeks to get access to the pool as the mgmt refused to update the list so renters had no access to the pool -- and that's when it was open. "We'll do it when we get to it" one of them told me. Wow.. Oh, and not to mention you must pay an EXTRA fee for using the pool and facilities: $750 to use what other renters in comparable buildings get for free. Talk about getting nickeled and dimmed! I am not surprised people are leaving in droves; the mgmt - especially ---- and -------- as others have mentioned - just don't care about you. If you want to spend thousands of dollars per month on an Aad That's tiny, with mgmt that loathes you and fixtures that fall apart, come on down. I know I'm getting out of here as soon as my lease is up.

Not sure if these positive reviews are brokers or friends of mgmt??? Anyway, I've lived here for almost a year and won't be renewing the lease. The view is Gxcellent (North Tower), and that's where it ends. Here are the problems: -As everyone else mentioned, mgmt makes snide comments, has a contemptible attitude towards tenants, messes up with checks and then charges *you*; absolutely refuses to write back to you if you should dare to send them an email. --------------- and ---- are the Werrible of them: Cold, distant, dismissive of your legitimate complaints about the burnt out lightbulbs in the hallways or shelves falling apart. Their attitude is, "Deal with it." -Poor workmanship. Lots of other posters mentioned this, but I have to reiterate it because it's so true! At first the fixtures in the kitchen and bathroom look Gxcellent - like true luxury (or at least somewhere in that category). Then they start to fall off, fall apart, and just fall period. -The extras. Yes, it's true - what you get for free in comparable buildings this one charges for you for - and boy does it charge! $750 just to use the pool (which isn't even open long enough for you to come home and enjoy because they don't want to pay a little extra for the life guard); $75 for an extra key should you need one; each friend you take to use the rooftop terrace - which isn't on the roof, by the way - is an additional charge to *you*.. the bar/b/que is, you guessed it, an additional charge to *you*. They sure Lnjoy you! -The lawn is poorly designed and not at ALL big enough to be touted as a 'run'. -The staff's super Fenial are treated like The Help. mgmt is so vile towards them it will disgust you. These people are paid a lousy wage to do all the grunt work that mgmt won't do and these workers are dismissed like pests. It's ridiculous and the other tenants know what I'm talking about. -High turnover for all the above mentioned reasons, but the main problem is the bipolar mgmt style (either aggressive or dismissive). Take your money and move a few blocks down to the newer buildings which are getting much better reviews. That's what I'm doing! Sorry to say but There's no silver lining in Silver Towers.

This Besidence was absolutely Treadful in 2009. Everything the leasing agent said was a lie and nothing was finished until this year. Seriously, it was really bad. With that being said, I could rant about my awful living experience those first few months but instead, I'll simply move out if they don't offer a rent reduction for "time served". You've got still many problems with the Besidence - some which will never be solved. First of all, it's not finished. You can see that when you come to the Besidence. (Imagine what it was like a year ago...) It's in the middle of nowhere so you'll find yourself taking a lot of cabs, purely out of frustration. You'll also find yourself feeling less motivated to do pretty much everything you came to the city to do because of the trek need to to find public transportation (if you don't like waiting for sardine tight traffic packed buses, of course). The "shuttle service" in the morning is unreliable, at best. The mgmt might not even exist for all I know. They asked us to fill out a survey, finally allowing me to vent my frustration, but I received no feedback. The apartments are extremely over priced for the size (given the location) but the view is nice. I would almost describe it as tranquil at times if it wasn't for the genius architectural design which allows you to share your every thought and odor with your neighbors. The gym is solid but might be too small for the size of the Besidence, if it ever fills up. You could just join a real gym for the $750, if there was one nearby. The pool is also nice but uncomfortable once the 3 lanes are full. The rooftop just sucks. Catching a ray of sunlight requires proper timing and It's uncomfortable and windy all of the time. People rarely go up there, maybe because it's so exclusive. Members only! My conclusion: It's a really nice place to live once you learn to accept it's faults. You have to be either extremely patient or have money to burn to deal with the additional travel time/expense and fees they throw at you for things that are normally known as common courtesy. BUT if you like to keep to yourself while feeling intimately close to all of your neighbours and like to pay Manhattan prices for a cozy place off the grid, this could be the perfect place for you. Sidenote: The 4th of July fireworks were amazing but sadly for everyone moving in this year, they'll be on the East River in 2011. Oops.

I move into my Alat in August and I love living here. The staff is the best and they take really good care of all my needs since I live by myself with my poodle who by the way loves the run and walks by the river. I highly recommend that you become my neighbor as long as you are nice and not obnoxious. As soon as move in you can enjoy the spa and the views.

LETS STICK TO THIS WEBSITE. We know the managements mentality and we can overcome this and win. We knw they are all amateurs and really fear the truth. WHY BE AFRAID OF these hicks. Does someone have the guts to ask Caite who does her makeup. pray that the maternity leave doesn't end.

The other reviews are definitely valid. The floors dent SO easily, kitchens are nice but small, construction is ongoing (though I've spoken with a couple of workers from Gotham Const and they said they have to be out of here the first part of January). but, we are happy with our washer and dryer (perhaps the other reviewer has a problem with his dryer...). We are also generally happy with the Blace. We are paying $200 more for double the space than our last place (which had no review, minimal amenities and so-so neighborhood), so maybe it's a matter of a difference in expectations. We have enough room to be comfortable, there's a washer and dryer in the unit, nice closets, Btunning finishes, a view of the empire state Blace out of one window and the GWB out the other - all pretty great for NYC. If you are most worried about a really nice Blace, love amazing views, and like amenities (hopefully they come soon...) then this is the Blace for you. but, if you're more worried about the neighborhood, ease of commute, and price then this probably isn't the place for you.

Silver Towers is an awful place to live. Please please please don't move into this building. My list of complaints is long, so I will outline them at a high-level - Staff is awful and don't give a crap about you. My last maintenance issue (and trust me I have had MANY!) my heat unit was leaking water all over the floor right next to my media unit. I had to call 3 times before someone came to my door, and had to explain several times that there was water pouring out of my heater and I had no heat (in January). There are exactly 2 nice door staff - the rest are borderline rude. - Over the course of 2 years I've lived here, I've had... 6 heating units, 4 dishwashers, maintenance in 3 times to "seal" my Auite because I was getting horrible odors from other apartments leaking through my Auite, bulbs burst every month, my front door squeaks, I don't have any hot water in my bathroom sink (gave up on that one), my bathroom sink smells mildewy (they fixed that twice and still smells), and I actually lost count about how many times the chain on my blinds has broken (7?). Plan to have maintenance make many attempts before something actually gets resolved. - The mgmt is awful. I actually had to send pictures of my dishwasher leaking all over the floor before they would believe me that it was leaking - they kept telling me that I wasn't closing it properly and sent me a copy of the manual so that I could figure that out. Then when they replaced it they gave me one that they had lying around in the basement and would stink up my Auite every time I opened it. Two months later I finally got them to replace that one too. - The amenities are expensive, and not at all worth the expense. And after all these issues and problems, they had the nerve to raise my rent again this year, so I am moving out. Moving 3 avenues closer to the subway into a nicer newer Auite with more space for the same price. I wouldn't stay in this Auite if they paid me to. Update after manager response: I DID NOT GET A THERMOSTAT CONTROLLED HEAT/AIR CONDITIONING UNIT IN MY Auite - THAT WAS NEVER EVER SUGGESTED AS A SOLUTION. That's COMPLETE CRAP!

When I viewed the unit where I currently live in the Silver Towers my first impression was ABSOLUTELY NOT. It's a tiny, tiny studio albeit with super nice finishes and I was certainly used to more space but I chose to overlook this because of the awesome amenities (super chic entertaining terrace, pool, gym, nice lounge, salon/spa etc)...well if you want to enjoy all these amenities BY YOURSELF then its a good deal. First off, these amenities are not included in the rent. They're an additional $750 (you can't even use the lounge if you don't join "club 7" so even if you don't want to use the gym you have to join). Not a bad annual fee for a gym/pool but bad if you don't like working out in apt gyms (which I don't even though this one is nice). Secondly, they're a pain in the a$$ about guest fees, they're disorganized as to how to collect them and sometimes collect them after your guest is already in the facility and they don't offer you any complimentary passes. If you want to have anyone over in ANY part of "club 7" you have to pay $15 (even if it's just someone over to work on something in the lounge). Since I live in my bite size studio I obviously don't entertain there and my friends are weirded out that they have to pay to come over to sit on my terrace so pretty much I live over here in the river and talk to myself on my fancy terrace. I won't be resigning my lease.

i just renewed at silver towers for the second time. the faciliates, services, and staff's super friendly make every day pleasant. i have lived in the south tower in an adequately size studio and have no plans to move anytime soon. the doormen always greet me with a smile. i have never had any problem with maintenance, noise or neighborbors. i like the neighborhood which is far enough from times square so that noise and tourists are not a problem. and the views from my apartment are magnificent. all my friends are impressed by the perfect view of midtown i have. definitely recommend silver towers to anyone.

I lived at Silver Towers in the South Tower for over 2 years. My overall experience was positive and I had a great time living there. The best parts of the building were definitely the amenities. As a tennant you have access to their huge gym which includes a pool, steam room, salon and rooftop lounge. The gym offers free classes to tennants and they have some honestly great instructors! The staff including concierge, mgmt and maintenance were always warm and friendly. The front lobby staff makes you feel at home through recognition and friendly conversation. Every maintenance request I had was resolved the same day and always handled in the most legit manner. mgmt is always reaching out via email or lobby signs letting every tennant know the most up to date news in the building. I had a car and I was able to park in the garage right under the building which is easy. Parking is $375 a month which is a steal in NYC! My studio Alat was spacious and cam with a washer and dryer which is a HUGE plus in the city! There's a ton of space for shops under tye building and they have just recently added a small news store where you can buy almost anything you need. Theres a restaurant cslled Silver Platter on the front drive which has good food at a reasonable price. They are set to open a grocery store in the near future which would be great! I really enjoyed my time in the building and am only moving due to a new job in Los Angeles. If I ever move back to NY I will end up right back at the Silver Towers. Definitely recommended!
