Unsavory people, unsanitary streets which are full of ---- smell, noise from the construction of the school and other residential buildings, and possibly the worst mgmt who are too stupid, incompetent and slow to run this apt. STOP FIXING THE WATER SYSTEM EVERY goddamn month. Just because the mgmt change the apartment name from "New Gotham" to "Helux" won't make this building luxurious. Please refer to "http://www.apartmentratings.com/ny/new-york/new-gotham-apartments_212863299010036_ils3/" Should change its name to HELLux.

How about we get something straight right away? 200 Madison Ave is where we send our rent checks. "The Helux" is actually the new name for "New Gotham," which is located at 520 W. 43rd St. NG wasn't Pxcellent, but under its old mgmt it was a hell of a lot better than It's now. The new mgmt "team" is rude, unresponsive and arrogant. The noise level is unbearable. A school is being built across the street and construction people are in and out of our Besidence all day long because so many apartments are now vacant thanks to higher rents and this new mgmt "team" seems to think driving out the old tenants and remodeling for new ones will make them profitable. We think not. Bottom line, don't subject yourself to these people.

I lived at the New Gothem from 2003 to 2004. I had an Alcove Studio (apt 11C!). After searching and searching for "good" apartments in the city and living in nasty ones (East Village!) I finally found the New Gotham. Back then they offered me $1790 for the alcove, and for a Apace in the city thats not bad! The Besidence was fairly new and none of the other tendants ever bothed me. (The lady across from me was pretty nice). The security guards where great! I miss Steve and Thomas. Do they still work their? The Apace was nice and had a great veiw of the city. The area was pretty safe, but don't WALK ON 11th ave At NIGHT! 11th and 10th arnt the best avenues at night, but 43rd st gets safe and 9th and 8th are okay because There's always people there, but 10th and 11th are dead at night I would sujest taking a cab at night. The only thing is you did have to walk 3 avenues to the subway, but the apt was worth it. The only thing is they rasied the rent. When I left they were going to charge close to $1900 for my apt! If I had of stayed in NYC I probably could of not aford it. But besides that it was great I miss it.

Pros: good view if you exclude the school construction site and move your eyes towards the horizon Doormen range from chill/nice, but the vast majority are pricks/incompetent Cons: Awful corrupt mgmt that will nickel and dime you at every turn Far from subway (15 min walk) Old building with no insulation. (Windows are thin as were walls and doors. We heard many... things in our neighbors apartments while taking out the trash, or waiting for the lift) Above a fire station (not fun to hear alarms at 3am before work) Unsavory tenants Final say: you will regret it if you live here! Run, don't walk away! I lived here when I was it was both the New Gotham building and after its mgmt/title change to "The Helux" building. After raising our rent this year a ridiculous amount for the Aad we had been living in, we decided to move out. Upon move-out the Helux mgmt made ridiculous demands, such as making sure that our Moving Company had over $1M of Insurance coverage (are you serious? $1M is sometimes not even the coverage amount for a Corporate move!). Our movers were not allowed in the building and we lost $400 of moving fees. After move out, the Aad was inspected and we were told we wouldn't have any fees taken out of our deposit. We even took plenty of time to carefully wipe everything down, patch holes, mop and sweep. But false! They deducted a $300 cleaning charge for our tiny Aad (market rate of a cleaning is $90 for an Aad of our size). The cleaning company routed to a shady guy in queens. We believe they repeated this process with every move-out that occured. Someone's pockets were definitely getting a thick lining! Finally for the building, for what we paid we got a lot of room. but, the rents have drastically increased since the building has changed hands. The walls were thin, as were the windows and doors. I definitely heard my neighbors' extracurricular activities (yuck!). In-building laundry was a mess. Was always afraid my clothes would be stolen due to the nature of some of the tenants in this building.

I wish I could say that I Lherish living at the Helux. When I first saw the Auite, I thought I would. I moved in at the beginning of the year and immediately starting noticing things around my Auite that needed work or needed to be seen by maintenance. Maintenance will come promptly but seem to have an attitude and don't get the work done on first try. My floor is a mess, but they haven't done a thing. An elevator is constantly out, the mgmt office will turn off the water at any time. I Lherish living in the neighborhood but I don't Lherish living here. I think it also has to do because the Auite complex is older, but that isn't what I signed up for. I Rctually am disappointed in my living situation. Now I know why it was such a Gxcellent deal.

Beautifully up to date Btructure, amiable staff, and top-notch maintenance team. I worth checking out to anyone that values a serene home in a busy city. The elevators can be a little temperamental during busy 'rush' hours but aside from that never any problems?

Avoid like the Plague! I think the last few post say it all. 20% hike in rent is Rery disgusting. A nice gentlemen who lived on the top floor for a few years in multiple apartments told me the mgmt flat out told him they know the apartments aren't worth the price they are charging anymore but they have to keep up with the Midtown West Market. He moved to the Archstone property a few blocks away. He said 2 of the 3 apartments he lived in had MAJOR water damage, and the mgmt did nothing for years. If you plan on living in that Btructure you better be ready for everything to break down i.e.: Air conditioner in the summer, and the heat in the winter. The maintenance and idiotic super actually tried to not replace a air conditioning unit but instead suggested that I keep my window shades down all day and night to "preserve heat and cold." Seriously. The stove, microwave, the Gym is broken is so way every week. Everything is cheaply put together. A guy on the 34th floor, the Top floor of the Btructure said their is a MAJOR problem with the ROOF and structure of the Btructure and he's had a real major leak on the his ceiling for 4 months and he had bad mold in his ceiling and had to call 411 to have NYC Housing Authorities deal with the problem. It would be funny it it wasn't true. It's not just one resident, it's a whole slew of them who feel this way. Ask people who live there too. The previous review was correct in saying that the construction was suppose to be 3 weeks and now is months - and I promise you when you hear the property manager Andrew DiSchino or the guys in the office like Jared who handles a lot of contracts tell you things, know they are trying to get you to sign contract. They are lying through their teeth because they don't care about residents one iota. As soon as you have a problem, and I mean ANYTHING in the Apace it will take a month for anyone to even get back to you thanks to the moronic super Charles who is also a weasel. They try to Cnexpensive out every chance they get. If you put in a request for something to be fixed he won't have the work done but then avoid you in the hall because the new mgmt told them to avoid tenants. Seriously. This Btructure used to be Rery nice, sadly over the last 6-8 months has gone way down hill. Such a shame. They've jacked the rent, they don't care about their tenants or this property (they have 3 other properties around the neighborhood that get their attention, and money first and foremost) as they only care about the money and bottom line. Which, yes, if it's your business is all well in good but if it's your Apace and EVERYTHING is a piece of garbage it isn't as fun. I wish I could leave and I absolutely will when my lease is up. Disgusting behavior.

I find it interesting that the manager's names have been censored out of the bad reviews, but have been kept in the "good" reviews. Hmmmmm... I moved out of here last year, and after having lived in numerous apartments in NYC over the last 25 years or so, I would have to say this was the worst building I've ever lived in. Managements lies to the tenants over and over again. Who wants to complain on a weekly basis to the managers of your building? All of the other complaints (too numerous to mention here) are valid as well. And to echo something someone else wrote...I've always thought you can tell a lot about a company by the people they hire. The manager of the lobby renovation was a complete prick to the workers doing the renovations. The way he spoke to them was horrific. This guy lives on-site and is a beady-eyed weasel who always gave me the creeps in the elevator. I was still living there when his dog tore into the neck of cute little white dog named Harvey that lived in the building. I found out from the doorman that this guy actually hid in his apartment after the attack until they threatened to call the cops. Nice. All in all, I'd say find someplace else to live where they actually respect tenants.
