Pros: * Had one nice neighbor who would help me carry heavy things up the steps Cons: * INFESTED with mice and roaches! They are everywhere and it doesn’t matter how clean you are. We kept our place spotless and still had mice show up all the time. There’s also tons of spidery-looking flies that show up in the summer because they feed off the roach eggs. We asked for an exterminator a million times and all they did was have the super “plug the holes” in the apartment which did nothing. * Hallway is disgusting and almost never clean * Front door doesn’t lock so anyone can come in to the building and they do. * People constantly left trash in the hallway * Trash is just thrown in the alley next to the building because they don’t have actual trash cans. Advice to landlord: Take the hint from your tenants and start taking care of your buildings. At least be decent enough to do the bare minimum and keep the front door locked and address the pest problem.

Pros: Location. Close to the A and 1. Rent Stabilized. Cons: EVERYTHING. The landlord was rated as the #2 Worst Landlord in NYC. The renovated apartments are so expensive for tiny rooms. One woman moved out after a month because her rent was close to $4,000. Another renovated apartment has been vacant for almost a year. He owns 33 buildings in Washington Heights and Inwood as well as some in Crown Heights. He has a reputation in both areas for being unresponsive and an all around awful landlord. Super/Maintenance are not allowed to do any repairs, even when they are safety related. Do NOT ever live in a building owned by Lewis Barbanel (Barberry Rose Management) Advice to landlord: Do your job. Repair your buildings for your tenants. Stop trying to increase their rent with MCIs.

Pros: 5 mins away from A train. Cons: The building is infested by mice and cockroaches. No matter how clean you are, they will come to your apartment. Neighbors are playing music extremely loud 7 days a week, you won’t be able to sleep in summer until 3am. Your shoes will stick in the hallways’ floors, they clean once a week but the trash room is downstairs and there’s no elevator so there’s trash juice everywhere. The lobby’s door is always opened, there’s no key needed. I found a homeless at 5am peeing and pooping under the stairs. I advised the super and they didn’t clean it after 3 days. If you are weed smoker this will be your dreaming place to live. Trash room is the horrors room. There are no buckets, people just throw the bags in there. Advice to landlord: Change the super or hire a cleaning company cause cleaning is needed every single day. Do pest control in all the apartments and the entire building itself. Make a proper trash room. Fix the lobby’s door.
