Unit 11 Pros: Rent stabilization, pet friendly Cons: There is always a party outside, and young men smoking on the steps to the building every day, and keeping the door open. Not clean at all. It says non smoking building but that's a joke.

Unit 13 Pros: They honestly didn't really do much I'd consider nice. Best part about the building is that it's close to the subway and nearby neighborhoods. Cons: We had to hound them every single winter to turn on the heat. Mice were a regular issue, and they did nothing to solve it other than sending an exterminator around every once in a blue moon. Lots of smokers, both in apartments and in the hallways, landlord seemed unconcerned and unhelpful, even during COVID. Lots of package theft. Lots of untreated mold across the building. Windows and doors are terrible and do not seal the apartments well. Advice to landlord: Be proactive in fixing things and listen to your tenants - you'd certainly have less turnover.
