Pros: Apartments are nicely sized, they have a great view. Laundry room is big. Package room workers are nice and very helpful. Loading zone in the back of the building is convenient. Cons: We’ve had roach issues since we moved into our new apartment. We had someone come every week and it has not stopped since they are not solving the root issues. The management is responsive but not good at communicating. They came into our apartments twice without us knowing and admitted it over an email. There was also legionnaires that was found in two of the towers and they had no water for months. I believe it is resolved now, but there were a lot of issues solving that. I believe we had some mold issues in our previous unit, but havent had any in the current unit. The vents should also be cleaned out properly as it looks like they haven’t been in a long time. Advice to landlord: If the roach issues were resolved or treated more aggressively then we would have considered staying longer. We’ve been here for 5 years and are fed up with roaches and lack of communication regarding leak repairs. The vents should also be checked since it looks like they haven’t been cleaned out in awhile and could cause mold to spread if there’s a lack of ventilation.

Pros: - relatively cheap rent - close to subway - good laundry facility - effective use of space for the square footage - cheap utilities bill Cons: - loud neighbors - very thin walls Advice to landlord: Please email residents about maintenance or other visits rather than post it by the elevators.

Unit B11E Pros: Apartments are large, the view from A, B, and C towers of the Hudson River are beautiful. Large windows and a lot of light comes in. Cons: Takes forever to get through the building and get outside. The hallways are sometimes not cleaned as quickly as you'd like. Elevators are routinely down which in towers A and B with only 2 elevators can cause a slow down. Laundry room closed at night which is frustrating if you need to use it. Advice to landlord: Keep the lobby clean and open the laundry room.

Unit C26B Pros: As a Columbia University Student, there were a few options for transport (1 Train, CitiBike, Bus, Walking) which made the commute very easy and quick. The south facing view from my unit was a stunning split between the Hudson River and the city skyline from a unique vantage point. Some of the security staff is very friendly, and the building residents truly feel like a community, despite the +1000 units in the property Cons: First, the asking price for a STUDIO apartment with no renovations was $2900. I negotiated the price down to $2500 and when the lease agreement came in it was marked to $2595. This apartment is egregiously overpriced, and is aimed at Columbia University students with false advertising on StreetEasy. I was unable to tour the space prior to moving (I relocated from Seattle) and was very disappointed with everything but the view when I arrived. The management team was unresponsive and hard to reach; the building was very dirty and in disrepair, water outages were commonplace (about once a month) and when it comes back on, beware the brown water that will come spewing out for a bit at first; at some point my toilet, bathroom sink, shower and fridge were all not working at the same time and the maintenance team was unavailable at any time that worked with my schedule; my next door neighbor regularly starts to play wall shaking music at 7AM and 10PM (it takes a bit for me to make a noise complaint, so I held off for a long time, but after asking my neighbor in person and ultimately submitting a complaint there has been no change and has created tension on my floor). Advice to landlord: Please be more responsive to your tenants, and please find a way to make the communication line more straight forward. Many tenants work 40hrs a week to make ends meet, and the hours that the management office are open for need to be expanded to accommodate.

Pros: Nice views and spacious Cons: Here’s a list of some of the issues I faced in the 4 long months I lived there - hot water shut down twice with no notice or info on when it would come back - Water completely shut off for 22 hours on a federal holiday. Management said water would be down 9am-5pm and it didn’t come back on until 7am the next morning. Management did nothing to alert tenants of what was happening. - Black mold in the bathrooms that wouldn’t be removed despite maintenance requests. - Packages commonly “disappear.” The third package I ordered was stolen or lost and I stopped ordering things to the building after that - Cockroaches in the common areas and rats living all over the place around the property. - Any time it rains heavily, the front walkway to the building completely floods Advice to landlord: Respond to maintenance requests, get some pest control in, and figure out the issue with packages disappearing

Pros: New windows enhance the view and muffle the train noice. Apartments are spacious. Very close to 135th train station. Cons: Management is slow to act. Maintenance shows up at your door unannounced and bang on the door aggressively. Used to have pest issues, but seems to be better now. Elevators sometimes don’t work properly or go out of sync. Advice to landlord: Address the issues timely.

The dude who clean the windows all day never put soap. Look at these stains. RSV, and COVID is around. This building doing Air b N b. And it's really disgusting
