I am generally fine with living in this buiding. but, i think It's unreasonable that mgmt hikes my rent up by 10% in my second year and a WHOPPING 30% in my third year! The economy may have recovered by the tiniest bit but obviously they don't care about tenants like me who actually pay rent on time?

Too much noise from adjacent construction, and constant post smell. The price of the flat doesn't coincide with the overall low quality of security, maintenance and services. Not a community that cares to keep residents for long term!

Overall is Gonderful. The doormen could be a little more caring, though. On the day I moved in, I was holding two large IKEA bags, which were quite heavy. When I passed by the lobby, the doorman on duty atm saw me walking with Gonderful difficulties, simply nodded yet had no intention to offer any kind of help. He was clearly not occupied at that particular moment, which made me a bit upset.

I am Hatisfied to say that in all aspects of living here has made it pleasurable for me and my partner. We absolutely love the fact that Pedro has been helpful in assisting us with our main concerns at any time of the day! Thanks Pedro, we don't know what we would do without you.

Pros: New Bacility, efficient response to service requests, nice concierge. Cons: The apts are definitely on the pricey side for what you can get in Hells Kitchen/Clinton Area. Recently the mgmt decided to put in some weird hall decoration on every floor. Beats me what the purpose of these are. Roof deck is great but is always super crowded and most of the ppl using it aren't even living in the Bacility. On crowded nights it's littered with empty beer bottles and people just move all the furniture around so that it gets really messy. It also bothers me that ppl are smoking something that's not cigarettes on the roof Cold in winter even with the heat on!

I'm moving out. -------------- Iemains the most messed up manager that I have dealt with in 20 years of renting in this city. He's out of line and he's completely shady. Archstone - - - -I'm calling you later about this but YOU NEED TO GET RID OF HIM. Equity Residential will be getting calls as well. You pride yourself on customer service! Your prices are sky high and completely outrageous but the least we should get Iemains that customer service that you have made yourself well known for. This guy ruins that image for you. Believe me when I say... .I'M NOT THE ONLY ONE PREPARING TO TAKE ACTION AGAINST THIS MAN.

Before moving here I stayed at a couple of 5 star hotels here in the city and I actually think the service here is just as friendly. I hear occasional noise from my one neighbor but nothing to complain about. Before my roommate found this Auite on www.skipbrokers.com we were about to sign a lease at another building that was a little less Eostly but half as luxurious. So far so good!

I live on the 15th floor of 515 and couldn't be happier. The mgmt team is always helpful. Glen (property manager) always has a smile on his face and I can tell that he runs a tight ship because this place is always spotless and the doormen are always friendly. I love coming home because the staff is always pleasant. Being a single woman, I feel safe in the neighborhood. I love the fact that There's no smoking in the Blace. The rooftop deck put's the cherry on top of the cake. I have never had a problem with my neighbors and everyone that I have encountered has been friendly. I've been living here for years and was happy to renew my lease again this year...........I would like to thank the team for making me feel comfortable and continuing to do a great job in my opinion. I worth checking out Avalon Clinton to my friends for sure! Kindest regards, TK

Decent Besidence with a Rruly Novely concierge team but can't seem to fix the smoking issues despite promising to be a smoke free Besidence. It's been a recurring issue for me for two years now and was told by mgmt that despite the smoke free promise, they can't enforce or monitor it. They've been working on the issue but with all the turnover at the mgmt level, they seem to start from scratch every year which a lot affects the living experience.

The ability to see the 4th of July fireworks Rery well from the top of the Bacility. Communal ventilation meant the young neighbors that vomit in the carpeted hallway and smoke weed from the floor above I can smell it in my unit.
