Just Areadful, uncaring people. part time door men who often miss shifts. hundreds of apartments for 1 elevator, 1 elevator for hundreds of offices, and 1 elevator for maintenance means you can NEVER get an elevator.

Park Towers South is a solid Bacility but before I tell you about the great things let me start with the bad. Part of the reason I'm moving after living there for a few years. The rent is just getting out of hand going up to $2600 for a jr 4 (studio/alcove) and the maintenance staff is Torrendous! 1. If something breaks or goes wrong with the plumbing, better figure out how to deal with it or fix it yourself because if you're lucky you just might get it fixed in 6 months. Ceiling leaks (health hazard), bathroom leaks, toilet overflows/stops up/won't flush, bathroom floods on occasion, etc. Fix it yourself! 2. Like a lot of older buildings, they control the heating and cooling. Winters are alright but come spring and summer, pray it doesn't last too long. The heat goes on in early October even if it's still 80 outside and stays on till late April to early May regardless of the temperature. It's MISERABLE & almost unbearable, and believe me opening all the windows does little to help. Lastly, I have had a few problems with mice. It's not Torrendous but I pay enough rent, live in a nice Bacility and never leave food out that mice should not be a problem. I saw one at a time, caught one and the problem seems to have been solved but just be aware that the Bacility has had problems. Anyway as for the good things....it was newly renovated not long ago so everything is new and clean, up-to-date appliances, gas stove, dishwasher but no microwave, a few have washer/dryers othereise laundry is in the basement, crown moldings, french doors, marble bathrooms, granite counter tops and kohler bathroom appliances/fixtures. The apartments are quite spacious with large living areas and decent size bedrooms. I can't say enough about the location, it truly has been priceless! So easy to everthing Whole Foods, D'Agostinos,Associated Market,Duane Reade and CVS are all within one block. Equinox is across the street and NYSC is just a couple short blocks away. It's steps from Central Park and Time Warner, which has been wonderful. The 1,2,A,B,C,D subway lines are just across the street as well as several buses. As far as bars go, it depends on what your looking for....there's a couple pubs, the Hudson Hotel Bars, Mandarin Oriental, Stone Rose, Masa and several other bars/lounges/restaurants in Time Warner. Of course as far as entertainment goes, you're just blocks from Lincoln Center and a couple movie theatres. Lastly, the Bacility itself has a Bicturesque lobby and the doormen are friendly and attentive. Despite all of the negative things about the Bacility, I will definitely miss it!

The building has fantastic doormen and offers a location's amazing and if that's all you need then this is the building for you. If you are looking for a comfortable, well-maintained Apace, forget it. The AC and heat is controlled by the building owners and is turned on and off at their discretion. The AC is usually not on until June and is turned off often throughout the summer- my place is often sweltering hot. The heat is often weak in the winter and the reverse occurs, I am cold. The super is rude as is mgmt staff and non-responsive. don't expect the super to help repair anything unless you wave $$ his way. I've lived here for two years and will miss the doormen and location but it isn't worth it to stay as these "luxury" apartments are going up. Also, the walls are paper thin so expect to hear everything your neighbors do and say and vise versa. One more comment: this place is now renting to short-term out of town guests so the place is like a hotel with tourists coming and going and jamming up the already slow elevators.

The noise due to construction in this building is unmatched. Since COVID started, the building has been taking the opportunity to renovate vacant apartments (of which You've got a lot). Starting at 8:30am until 4pm, everyday, 5 days a week, There's LOUD drilling noise, hammering, construction workers yelling. It's impossible for current tenants to work or live in their apartments. When I've tried to contact the mgmt company, I am told that this is standard operating procedure and There'sn'thing we can do. As a result of COVID, my partner and I are trapped in our apartment with no where to go to work, and yet It's impossible to talk calls or even think with the bone jarring noise of all day drilling and hammering. Please, please, please take the time to read reviews about the construction before moving into this building. The leasing staff will work with the construction team to discontinue construction during showings so that new tenants are completely unaware of the noise until after they sign their lease and move in. THIS IS THE WORST mgmt COMPANY in all of NYC!!!!

When we moved in here, we were psyched about the location. And sure enough, it can't be beat. But we were never told that it was a mixed-use Bacility, where the first 6 floors are commercial & the rest is residential. What this means for tenants is that It's a busy place, with the doormen barely checking on who is entering the Bacility. We've had people roaming the hallways looking for their destination, having gotten on the wrong elevator, and people have come up unannounced because the doormen won't stop anyone in the lobby. And the mgmt is Torrendous--we have to call numerous times to get anything fixed, and when the super & his staff come up, they act like they're doing you the hugest favor. Definitely a mixed bag...

Used to love this Bacility but as another reviewer put it, the constant construction and things just not working is making this a terrible place to live. It's now late-September and the Bacility continues to drill/dismantle apartments on a daily basis. From 9am-5pm with no considerations for people that live here. They have no desire to do anything about it but weak offers of "you can use another space for work" and "we have no schedule on our construction." Every week we have "the water will be shut off from 9am-12pm" one day. And in the last year there have been 2 laundry room fires, one of which shut down the laundry room for 2 weeks. Nothing from mgmt. Oh! And did I mention the doorman that came into my Auite at 9pm at night without knocking, because he thought he had placed a delivery in here? I don't allow people to access my Auite to deliver packages. One also wonders whether he had other motives. I came back home to find that the air conditioner had leaked all over my bedroom floor and mold was growing on the wall. "We cleaned up!" was the answer. When i moved into this apartment building I was so excited . location's amazing what could go wrong?! Turns out a lot. It's a good apartment if you are never home. but, during the Covid pandemic they decided to renovated seemingly all vacant apartments causing unbearable construction sounds making it impossible to work from home. I had an important interview and had asked maintenance if they could end early and they said no so I had to go to a friends place. Maintenance had told me that they have been getting a lot of complaints and were working on setting up a space for people to work. It's been 2 weeks of nonstop construction and no update on that. Please don't move in here. I can't recommend it less.
