Pros: Everyone is so friendly and nice. All the neighbors say hello and are up for a chat. A lot of them have been there for their whole lives and they are super interesting. It also has two elevators, is rent stabilized and the at least my apartment is massive. It also is an incredible location. I never want to leave but I probably have to soon but that’s due to my roommate not the building. I would endure the bad for the price, size, and location. Cons: The management company is garbage. Extremely slow to respond. And borderline negligent. We’ve had roaches, mice and major water leaks on the facade and in the building. The older I renovated apartments leak the worst. One bathroom ceiling collapsed this year and caused issues in several other apartments. They let leaks and issues go in for days and only act when you make repeated calls to 311 and they don’t make it easy to have any sort of paper trail for communication. The front door lock is broken often. Packages are sometimes stolen. They are also just sketchy as hell and are clearly actively trying to push out older neighbors who have been there all their lives. They also have squashed several attempts at the tenants organizing. Also the super is SUPER misogynistic. He talks down to and tries to gaslight women residents especially and refuses to use google translate to facilitate communication. He also always says he will get to it tomorrow to later today (whatever it may be) and only does so maybe 25% of the time. Advice to landlord: What can you say to a monolithic company that doesn’t care about their tenants and only want money and to do the bare minimum. They should be ashamed of the predatory and exploitative practices but they clearly aren’t since they have already been sued by the AG at least once.

Unit 712 Pros: The super of the building is amazing and responsive to issues you have in your apartment. Neighbors are always willing to help you out. Great space Cons: Right across the street from a church so Sunday mornings are early rising. Pest control could be better
