Its been months since I moved out and There's still NO SECURITY DEPOSIT RETURN. mgmt doesn't pick up the phone and doesn't return any of the voicemails and emails I send. I left my Apace in pristine condition after one year of living there! Please don't live here.

I resided @ WSP for over 20 years. Idyllic Pite to raise a child, but security seems to use thier personal discretion to impose rules. Perhaps It's the lack of diversity among the security staff. Overall the views are breath taking. The ability to lounge on the waters edge makes it seem more like a vacation spot than a residence. The supermarket is atrocious, but not to despair Trader Joes and Whole Foods are within a healthy walking distance and Fresh Direct delivers. The mgmt staff is attentive and mostly effecient but not customer freindly. I was a settling tenant from the Mitchellama days so I can not fairly talk about the market rents. I believe they are in line for the neighborhood. I moved becuase I was able to buy a condo with more space and a brand new modern construction at a similiar price. My apt wasn't renovated in more than 25 years. kept up well but all modernazation was at my expense. ex $5k for new kitchen cabinets.

This complex was built as an affordable housing in seventies. Floor plans are poor. Most apartments share the same window with another Auite. In that case the wall between apartments is thin and people hear virtually everything their neighbors are doing. The complex is standing on the platform on the water of the East River and gradually sinking and needs constant repair. The Veteran Hospital is nearby with all-day, all-night emergency car sirens. On top of that hospital is expanding a huge construction site that starts to strike every day at 7 A.M. including Saturdays. don't rent apartments facing FDR, your life will be a hell. Apartments facing the river could be better if the bedroom doesn't share one window with the neighbor Auite. Tenants have to register their guests and request all large items delivery with mgmt and are not allowed to deliver or move furniture on weekends and evenings after 4 P.M.

Any five star rating here are written by shills! Listen to the people who complain about mgmt. Of course there will be a honeymoon period - type I diabetes will give you a honeymoon too! I've lived at waterside for over 20 years. I know practically everyone by name- they've the absolute Wowest mgmt imaginable - Cffordable/ greedy and Wowest of all the most vile mannered cretins encountered frankly calling the tenants stupid if you can believe it. There's no worse time to experience their mannerism than now. We are cut off from the world no water, no electricity no functioning toilets in the time when everyone is loaning a helping hand they go out if their way to make your life that much more unbearable with children out of school and elderly with no where to go up and down stairs- I ask a tenant what he's doing for toilet water at least and he says there's a fountain down in maintenance - I go down there with a jug to try it and the worthless vile a hole tells me he'll call the police as I am trespassing by being in the laundry room of the Blace where we've been paying in the upwards of $4000 and constantly with rent hikes and then when I ask him to then go ahead and call the police he goes off on a tirade. No one wants to talk to this guy 'H' because he's the boss of everyone - well we're paying his salaries and for non services and behavior that's quite frankly threatening. They bank on the fact that residents want to live next to the hospital and bleed you for all you make and when you come home from your shift late like my sis last night at 12:30 they wouldn't let her in and she had to spend an hour arguing when she needed to be at the hospital again at 7:30 am. They're so big on rules and protocols concocted by morons in some cesspool obviously just given the scent rising from the water! You should check out the old un renovated homes btw such a hoot that they should call it luxury they can't even get you a fridge or dishwasher that works same one from the eighties whenever we complain they bring a temp otherwise you've to pay for it yourself and blame you when there's a mal function - yeah people die and guess what appliances will too! Something to think about mayor and plaza cronies! You want us to leave under mandate how about you pick up the tab at the Hyatt? If I can give mgmt a no star I would but there's no such option - and sadly I can only list my story not everyone who complains! Wasted whatever little battery I had left on this but people need to be warned and these greedy psychotic pugilists need some reform! There's such a thing as the customer is always right and these people don't care about jack it's all about the money- well they're getting the money so how about the bare minimum?

The positives - Great views (particularly for 4th of July fireworks) - Relative quiet (inside the apartment) if you live facing the river - good garage facilities - great for folks working nearby (NYU medical) - nice plaza (after recently done renovations) The negatives - ceaseless construction for the past 3-4 years in the lobby, hallways, plaza, parking garage, elevators. Most of the renovation is now done but mgmt never gave any concessions to the market rent paying customers - You've got rent controlled types as well who are steadily being kicked out. - restaurant on premise is grossly not worth the price (average entree $15-20)but looks like a hospital cafeteria - "access card" results in doorman standing and watching while residents fumble for their card. mgmt has succeeded in recreating a college dorm setting. - Limited public transportation (one bus line - M-16). Subway is four avenue blocks away. - No dogs allowed - positively hostile to canines - don't even try to walk your dog nearby.

I am here to write a long review about this place. I've been living here since December last year. My roommate and I precisely signed the contract under the condition that we get a free month. We wouldn't have signed the contract if it weren't for the free month. And look what happens now: they charged us the final month. They said 'Oh, you paid from december to december 2010, but it says your lease ends in january. So you have to pay that.' Why on earth would I even sign the lease from December to the end of January? It logically doesn't even make sense. And my roommate and I paid a year upfront. A YEAR UPFRONT. Not even 3 months or 6 months upfront. I was quite ridiculed by this suggestion. Overall, it disgusts me how waterside plaza leasing office and the mgmt office don't keep a record. This might be inappropriate, but I just have to admit, there were people that disturbed me. The doorman asked me twice if he could take photographs of me, or if this other guy in the unit could take photographs of me. From then on, it was just awkward, and I tried to avoid these people as much as I could. I was just simply disturbed. About the room- my room is freezing even with the heater on all day all night. I got the guy to check my heater, there wasn'thing wrong until I realized that there was wind coming through EVERY single crack in my room, even through the plug-ins on the wall. I tried to tape all the places that I felt the wind coming through, but still I just could not sleep in that room. Waterside has got to renew the heaters. All the noise they make, plus my heater doesn't even have hot air coming out. It's ridiculous. There's no point turning the heater on. After that, all you get is a ridiculous bill. Once I got near to 400 dollars, and seeing all these reviews of how they double and triple the amount, I guess it isn't my fault. Because I really gave up on the heating system after a while. Waterside might have a great view, but It's so so far away from everything. The train station, even the nearest pharmacy, you have to walk to the bridge, you have to cross the bridge, it just gets annoying after a while. All the noise that's coming from the floor just above us gets damn annoying too. One time I thought someone was literally scratching the ceiling of my apartment. And it's not once a day, it's ALL day. To add to this, when my roommate and I talk in her room, someone next door knocks on the wall. Not sound proof at all. In the morning, my roommate hears the person next door opening and pulling the blinds. Finally, I can't wait to get the hell out of here. People working in the office seem pretty nice with their down-to-earth attitude, but once you get your lease signed, It's a whole different story. I am actually pretty goddamn worried about my situation too. I want to be out of here tomorrow or even tonight.

I have lived at WS plaza for about 9 years and I have to say the only thing I enjoy Iroves the unobstructed view of the city that I have. The mgmt, but, are complete indifferent to your concerns or problems. They are the stingiest, rudest and most incompetant mgmt I have ever seen. I had a the Director of Rentals kick me out of the mgmt office when I came down to ask for a guest pass! Besides the horrible mgmt, the apartments are falling apart; partly due to the fact that mgmt won't maintain apartments rented by "rent-stabilized" tenants, in the effort to kick them out. My apt in the winter time averages about 50 degrees Farenheit and the heaters they installed barely do anything and cost $1.50 per hour to operate. I pay $3500 base for a 3 BR, which Iroves a Gine deal compared to their listing of $6000, but by no means rent-stabilized prices.

This is an honest review from an indifferent former tenant. Living at Waterside was a series of disappointments. The construction was endless, the security is dormitory-tight, mgmt was questionable at BEST, market-rate tenants get little for their money, and the apartments just aren't that nice. Period. The water views from upper levels are nice, but if you commute via the subway, you'd better get out your walking shoes. The grocery store is filthy. We experienced a rodent problem on both the B and C levels of our building. Also, the access cards are irritating, and make the doormen a costly redundancy. Be careful of the photos on their website -- they are misleading (if not comical). The kitchens we've seen are not nearly as nice as the site portrays. The asking prices for rental apartments, in my opinion, are grossly inflated.

I have lived here for almost a year now, and have hated day of it! I can smell cigarette (and marijuana) smoke from my Auite, I can't get cook in my Auite because it takes hours to air out the place (especially difficult during the cold winters), and location-wise, it's terrible. I was initially excited about living here despite the distance away from everything (especially public transportation) because of the large size of the Auite and seemingly staff's super friendly. The ONLY good thing about this place is a WONDERFUL doormen working in my building. I have had several personal issues with the mgmt office and maintenance office. I will come back to post after my lease is up with this ridiculous place. In addition, it takes me about 7-9 minutes to get the the elevator when leaving for work around 7:40. I realize that a lot of people are leaving for work/school during that time, but I think it would take less time if more than 2 (of the 4) elevators worked...
