Generally the place is good for first time renters. but You've got many other competition with Instrata. VU Condominium 4 minutes from here offer quality rentals for lower prices, every unit's got washing machine, building is new, flexible pet policy with those with banned breeds.

I have lived at Instrata for almost 3 years now. Instrata is a solid building. Beautiful common areas, including a roof with incredible views and grills. Staff are always friendly and kind, and the doormen are always helpful.

Building staff is amazing. So friendly and fast to complete any request. Special shout-out to Chris and Carlos. They are amazing dudes who are great at their jobs. After moving out, it took them over 120 days to return my security deposit. Only after threatening commercial litigation (as the amount was too much for small claims court) did they actually cut a check, even though they claimed they had sent ones months prior. Once 14 days is past your move-out, get ready for a wild ride. Treat your current tenants better than prospective tenants. It’ll keep us around.

don't MOVE INTO THE INSTRATA GRAMERCY! INSTRATA GRAMERCY "FORGOT" TO SEND ME MY SECURITY DEPOSIT!!???? I lived in Instrata Gramercy for 2 years and always paid my rent on time. Never was a problem. Moved out in September 2020 and left the Aad in pristine condition. Did a walk through with the mgmt office representative. All agreed that the Aad was in great shape and "they hated to see me go." It's now mid-November and NO SECURITY DEPOSIT has been returned. After much emailing they have now said that they will return my security deposit (in full less a $15 fee for some baloney reason) "in a couple of weeks." THIS IS AGAINST THE LAW! By law they have 14 days. So, don't RENT HERE! They don't return your security deposit. I have absolutely no guarantee that I will even get the deposit.

Overall great experience at the Instrata Gramercy - the staff is top notch, and everyone goes out of their way to help others. location's amazing and in a safe neighborhood. Well built building. Only recommendation would be to have better insulation on the windows to block out street noise.

Walls are thick. Tenants are respectful of one another. Doorpersons/staff are amiable and know the tenants. Maintenance staff is helpful. It's a pet-friendly building, and occupants take care of their pets. All requests are promptly responded to, and taken care of.

We have an incredible super, and also a few great doorman, particularly Chris as other reviewers have mentioned. mgmt is beyond horrendous, inflexible, greedy. I have been living in the building several and mgmt has no concept of tenant retention and how to treat loyal tenants during tough times. I've paid over the roof rental prices over the past couple years, and they wouldn't even give a portion of the concession they are giving to new tenants, especially during COVID times.

Bad heating / A/c units. You will boil in the winter not worth the price Amenities are not anything to write home about but I don’t really care about that Otherwise location-wise, it's good. Close the madison square park

I've been pleased and so have remained a resident for close to ten years. I feel safe here with great doormen and considerate mgmt. If away I always know any mail and packages are safe. Gym is spotless and updated and the rooftop is well kept
