Pros: Online portal to pay rent and submit maintenance requests. Cons: 1) The absolute loudest block in the heights. Four competing PA systems on each corner. Ear plugs wont stop the bass from shaking you in your sleep. 2) Disgusting pest problem. Mice and German roaches everywhere. Couldn't use the dishwasher since it was basically a roach rest. 3) No Security. Single door door entry with no vestibule. Door lock was always broken and allows non-residents to enter. 4) Garbage bins always smelled like urine. 5) Dirty building. Spilled sandwiches, cake , you name it would remain in the stairs for days. Advice to landlord: Do the bare minimum and make sure the front door locks.

Pros: Units are nice. Cons: No front desk or door man. No package or mail protection. Loud neighborhood. Advice to landlord: Respond to your tenants.

Pros: Good water pressure & management, good distance to the subway stations Cons: Main entrance to the building is rarely locked as the door lock keeps getting damaged by residents or propped open when it shouldn’t. Poor communication between management and the Super because it was a struggle to get repairs. Heating was poor due to the heating pipes not working correctly and seemed poorly managed over time, and management did little about it. Location of the building is on a corner of two very loud streets with music constantly being blasted from cars. Advice to landlord: Check in with the building IN-PERSON. If you check in with your own building, you’ll see the problems immediately, such as the main entrance constantly being opened or damaged, which just isn’t safe.

Pros: Big, ok light, super is nice. Neighbors are nice. Cons: Loudest block in washington heights, music blasting all the time (weeknights until 1 AM) at family fruit and meat. Building is filthy with food and trash scattered in the stairwell. Mice and cockroaches and management ignored all requests for exterminators. Radiators BANGED all winter (WAY louder than any apartment ive been in), management said they couldnt do anything, suddenly they fixed it in february and bangi nd went away, so they could have fixed it at any point and just chose not to.
