Pros: The staff is very attentive. The building is cleaned daily. It’s actually quite quiet for the Bronx and for being so close to an industrial area. (I do live facing the inside courtyard, so I’m not sure how it would be if I faced 149th St.) Cons: The smell of weed is almost constant. I’m sure management tries to address it, but nothing has changed. The garbage chute/rooms are often a mess, although this is because of the people who live here, who don’t seem to understand how a garbage chute works. The staff tries to stay ahead of it, but the tenants are disrespectful. They offer extermination services monthly, but I struggle with roaches on and off. The hot water can get REALLY hot. Advice to landlord: I understand that it’s hard to do something about it, but the weed smell is so annoying.

Pros: It’s clean. There’s not much noisemakers. Garbage is well kept. Great window views. A decent amount of quick response to complaints. Cons: The wrong new people are starting to ruin this building through floors 10-7. They have been smoking in the staircase, breaking signs and doing vandalism. Someone uses pepper spray in the elevators a joke to whoever goes in later on. I don’t know what’s going on now, this building is brand new. Advice to landlord: Please thoroughly check applicants history on previous buildings. Y’all are moving in the wrong people.
