I highly recommend prospective renters find another place to live. This building is lacking in security, convenience, and affordability. Most importantly, the people who manage this building DO NOT CARE about the tenants. They serve to benefit GreyStar, the largest owner and operator of multi-family homes in the United States. It is always business first for the staff and they will find any reason possible to nickel and dime you. From day one, my partner and I felt this soulless disregard for renters' needs. Our leasing agent sat us down to sign move-in papers and tried to charge us hundreds of dollars extra for the first month's rent. When pointing this out, they got annoyed and didn't even apologize. After finally fixing this issue, they created a different and more confusing issue while trying to credit our account. The staff holds monthly "parties" that are just a way to serve you a terrible margarita and have the cleaning company they use pitch you their services. The hallways are consistently dirty, the gates are often inoperable resulting in them being left open for any member of the public to access the building, and the garage gates are often out of service in the same way. I've lived in apartments for a long time and this was by far the worst experience. The rent is high because of the location, but it is not worth it. I loved living in between Spotts park and HEB but there are plenty of other great locations in Houston. Your money is better spent elsewhere.

***Do yourself a favor and record EVERY interaction with them.*** this place is a joke. they take zero responsibility for the things that happen on property and prefer to gaslight and blame you for things you have every right to complain about. I have been threatened to have my rent raised because they lost my lease. I have been gaslit about things I see around the complex and told I am wrong when I tell them things like I saw 6 cars broken into this morning, or this gate doesn't work, or my key app doesn't work properly to get into the building, or the pool doesn’t look safe, or the ADA door never works. they will say there was only one car broken into. They will say the gate is working fine. They will say your app should be working. They will say the pool was just cleaned. They will say the ADA is only broken due a storm. But They will not agree their is a problem. i have even had an officer show up at my door because they accused me of harassment. however, I have begun recording my interactions with them since I am always called hostile when I have a complaint, so I showed the officer the recording and he looked just as confused as I was about why he was there. just something to think about when moving here because you will have complaints once you live here and they will handle it by calling you hostile and then calling the police on you. If you decided to move in, I highly recommend recording every interaction you have with them

Please find below a few of the issues we have encountered while living at Arlo: - Apartment ceiling continually leaking during rain -The HVAC system is inefficient and faulty causing us to incur a cost of 70$ extra per month on the electricity bill. - Parking Garage issues: Gate closed on top of one of our cars causing a ~$1.5K damage to the roof. Multiple cars got broken into and multiple cars got their tires stollen (pictured attached). My car was towed from the apartment garage because “they could not find my car registered in the app” mind you I was out of the country and should not be expected to have to register my car multiple times a year due to the fault of their own app service. After reaching out to the “virtual parking app” they told me my profile was erased. Did Arlo attempt to make the issue right? No they did not. Did they apologize for the inconvenience and economical burden? No they did not. - Security is inadequate in the apartment leading to almost 300-400$ loss of stolen packages. Neither Arlo or Fetch will take responsibility. There is also a guy going around masturbating and Arlo has not addressed this issue nor informed their tenants ( pictures attached). -Subpar repair and old appliances in the unit leading to a faulty drying machine and multiple issues with leaking faucets in the kitchen. Attached you will find screenshots of tenants complaining due at the lack of safety at Arlo. After reaching out to Arlo explaining the issues we have been having and why we needed to leave for our safety and financial burden Laura Jones the property director informed us that she “empathize with our reasoning”. No apology attempt was made for the economical burden and safety scars this place left us. Below a list of the costs we had to incur due to Arlo lack of safety and responsibility towards their tenants: Vehicle Towing: $722.68 Vehicle Damage: $1500.00 Package Theft: $300.00 Motorcycle Saddlebag Theft: $115.00

I honestly never do reviews and I had to do this! The office team was SO friendly and personable with my accommodations to move in. Each team member greeted me and I had the best experience. I will be calling Arlo Buffalo Heights my home!

Arlo is the perfect place for me. The location is unbeatable with H-E-B across the street grocery shopping is a breeze. Love my office and maintenance staff they are always so helpful and never miss a beat.

I toured the community with Brandon and I truly appreciate the way he welcomed me. He was very professional, knowledgeable about the property and patient, things that I've noticed are lacking at other communities I have toured. The property was quiet and very clean, which I appreciated as well. Thank you again for a wonderful experience, I look forward to seeing you soon!

These apartments are amazing! Mainly the leasing team in the office. They’re so helpful and understanding to my requests/ questions. The amenities are just what I need and appliances in the apartment are perfect.
