Don't live here!! Looks nice on the outside but horrible staff and living situations going on. Each unit is assigned one parking..the ratio of parking spots to units is 3 to 1. Guest parkings are taken by residents and occupied for days in order to reserve them which makes guest parking hard to find..residents will switch cars out for several days at a time and it is nearly impossible to find parking after 2pm(so if you actually have a job, don't count on ever finding an open extra spot for car). When parking outside on the only additional parking outside of community, security will leave stickers on car. Speaking of secuirity, there is one who wears full SWAT gear with an armed weapon on an unarmed post which is ILLEGAL! and they do nothing but put stickers on cars and sleep on the job on posted spots. My car was hit by a drunk driver while parked and security did absoulouty nothing( they, along with me witnessed the incident occur) they stood there and actually allowed the car to go on..husband had to jump in front of car and we called police and took down information while "security" stayed off to the side...and if you have a new car, they will get bit by other car doors, as it feels most spots are about 1/4 smaller than the average parking spot. Will be moving out in the next month. This place has turned into a full episode of parking wars with a dash of unaccomplished security guards who failed the police academy psych test

I have been living in this community for 7 years and I seen its good days and its bad days. But since December 2008 to the present, I have never seen this place so well kept. Also, the Security Company does a great job in keeping the community save and protected. The new Board of Directors is strongly enforcing the Rules and Regulations to maintain the place as a great community to live in. The Buildings are well kept, cleaned every day and we are remodeling the pools so that everyone can enjoy them after a long day of work. Considering the foreclosure crisis that all condominiums are facing, this one is still in place thanks to the New Board of Directors doing things right to make this community the best in Kendall. So thumbs up for the Courts at Kendall and its present Administration!!

I was one of the first to buy at the courts when they were sold. Yes they have had many changes through out the years. But the good news is there has been a new property management in office , which in my option is by far very professional. their is seldom reports of , theft, or any drug crime. The Property hasn't even looked this good since it was sold to the public as condo's. The courts of Kendall have many improvements to the landscaping security and, pool and other recreational areas. From talking to other associations I have heard their cutting back cost do to more and more foreclosures,but The Courts of Kendall keep moving forward with up keep, and capital improvements to the property. I commend the property management group and Board members. Thank you for making The Courts of Kendall a safe and pleasant place to call home.

Hi, I've been trying to contact the Homeowners Association company for the courts at kendall for over 2 weeks leaving them messages and emails, even showing up to the complex but no response. I'm buying an apartment here and I need to contact the homeowners association (camquest management) so I can apply for it and for the closing company to get some information. If anyone can help me please reply! Thank you!

First of all, in 4 years of living here, I have never seen any drugs sold, used, offered or and one arrested for drugs. Unfortunately, I purchased a condo here 4 years ago. Since then, there has been a mismanagement of money. Recently, the grounds keeper for more than 5 years of employment was fired for 2 replacement employees who I never see doing anything but walking round with stuff in their hands. I pay $225.25 a month in association payments and every month, some idiot renter breaks the front gate and it causes mass hysteria. No visitors can enter the complex because the gate is closed at night and I have to walk or drive to the front gate to open it. When I arrive, I'm astonished to fine 4 cars backed up waiting to get in. Sure we have Security who can open the gate. If you can find them. I don't know where they hang out sleeping, but I can tell you they are not at the front gate. One of the Security idiots was at the gate 1 time last week. I told him I had someone coming over and asked if he had the key to open the gate when they came. He asked, "Why, don't you have a key?". Here is a side note, the association only gives you one key and the last time I asked for another key, I was told, "you only get one". I could go on and on and on, but I'll leave you with a couple of issues about renting or buying here. 1. Security is no where to be found and no phone number to call them in case of emergency. 2. Someone always breaks the gate and the association so far hasn't fixed it in 2 months. 3. You can here right through the wall. All day you hear some idiot kid yell and of course their parents don't smack them or tell them to shut up. 4. Parking is terrible. I bought 2 parking spaces. Every time I come home, I find someone in one of the spaces. I finally resorted to having the cars towed. The neighbors don't really like that much. 5. Very limited "Guest" Parking spaces. I think there are about 15. I dare you to try to find an empty one. President of the association, I dare you to answer to this comment. I bet you don't. Let us know what you are doing about all of this. In closing, I would like to say, this complex would be a pleasure to live at if it was managed correctly. 2 nice pools, tennis courts, weight room, a playground, security gate, etc... It has potential and was once a nice place to live. I hope it becomes a nice place to live again. Next election, I plan on running for president of the association. I promise things will change around here.

this apartment complex was very good 3 years ago but since then is being a lot going on such as drugs selling in some of the buildings and when you complaint to the president of the association wich is mr cristian i believe they dont do nothing about ,recently i had a friend the moved to a apartment there and the office make her get her criminal record and a bunch of papers my question is why they dont removed first the people who deal with drugs first instead of messing up with a wornking single mother of one ?when they will fix the lights of the back of the buildings?is not safe walk tru the back they can rob or rape a women there now my point is is instead of trying to show the you got a tittle of president mr cristian you dont act and stop the mess of garbage the is all over the hall ways instead of giving a hardtime to honest new people who is trying to move ,by the way what happen with the memo the they hung at the bulletin board saying the 45,000 dollars was bad spend?and from this write up the am doing now i will also contact the city to let them know of the lights of the back of the building because if anything happen to me or family i hold responsible the managment of courts at kendall,,i dont recomend this place to anyone trust me ,drugs ,parking problems ,you cant rest because you can hear your neibors clear and no privacy,the only thing they care is to charge the fee of the association and the security of the comdominium sucks anyone can get inside trust me this place has come to be like a gettho,

Very centric, near shopping centers, super markets, schools. Close to Turnipike. Calm neighborhood, safe community. I love it.
