Things are looking up. The new office staff is much better. I was actually asked how my day was when I dropped off my rent this week. I saw the new lady walking around picking up trash which was nice to see and she waived at me. I don't have a major bug problem like others are complaining about but every once in a while I'll see one. Pest control comes right out whenever I request it. I guess my biggest hang up with this place was the bad attitudes but since they stepped up and hired professional people now I think it's going to be a big difference. The price and location can't be beat. I'm a college student with a small child and this place works for us.

Yo vivi en este condominio del 2012 al 2014, es un infierno, cuando me mude estaba sin dinero y supuestamente por eso el mantenimiento era deficiente. Cuando llego la nueva administracion es peor pues tienen dinero segun dicen pero cada dia cobran mas por todo. La renta la subieron de 1025 a 1350 para un 2/2, para que los residentes paguen todo lo que se les ocurre. Dicen mentiras un request de mantenimiento puede tomar desde semanas a meses para que vayan a revisarlo, el staff lo justifica todo. Las areas de laundry siempre estan sucias no tienen ni un cesto de basura y siempre hay unos cuantos equipos rotos y no les importa porque lo que quieren es ponerte la lavadora en el apart y cobrarte mas. Por lo que ellos tiene que pagar no lo mejoran, la basura por ejemplo no han aumentado la frecuencia de recojida y siempre los tanques y locales estan desbordados y con las puertas no se pueden cerrar, no tienen un empleado para limpiar las areas de lavado ni los equipos , las lavadoras son con tarjeta y el equipo de recarga esta en la oficina abierta de 9 a 5 por lo que el que trabaja en ese horario no puede recargarla. El contrato es tramposos leanlo on cuidado.

I moved in two months ago to Lake Side Villas. The community is under new administration, and the apartments are brand new. Ceramic tile, granite counter tops in kitchen and bathroom, stainless steel appliances. Peaceful, save and convenient location, supermarkets, restaurants, and shopping centers very close.

My name is Dolores Cardet I have been living here for a year, and I have have the most wonderful experience at lakeside Villas the staff at Lakeside Villas have been the most courteous and helpful people I have ever met. I will highly recommend this place to any of my family and friends. This place is very well kept and clean. I will missed all of them.

I STARTED THE (14) MONTH 8785 SW 165 AVELEASE HERE AT 15420 SW 75 CIRCLE LANE#103, MIAMI, FL 33193 AND SINCE THE FIRST MONTH THAT I LIVE HERE, PROBLEMS WITH THE A/C, WATER HEATER, KITCHEN FOSET, ELECTRICITY CONNECTIONS BECAME A MAJOR ISSUE.MY LIGHT BILL WAS SO HIGH I WASN'T EVEN ABLE TO PAY HOW HIGH IT CAME FOR SEVERAL MONTHS. AFTER NUMEROUS CALLS AND THREATS THAT I WILL MOVE OR CALL THE POLICE TO HELP OR HIRE AN ATTORNEY TO HELP ME, THEN, THEY FINALLY FIX THE PROBLEM LITTLE BY LITTLE. WHEN THE A/C UNIT WAS CHANGED, MY ELECTRICITY BILL WAS BACK TO NORMAL. THEN, THEY FINALLY CHANGED THE WATER HEATER AFTER THERE WAS A MAJOR WATER LEAKS, THEY THOUGHT THAT IT WAS THE WATER HEATER SO IT WAS CHANGED. HOWEVER, THE PROBLEM WAS NOT THERE IT WAS WORST. THE LIGHTING FIXTURES AND KITCHEN FOSET WAS CORRECTED AT THE BEGINNING BUT OTHER PROBLEMS CONTINUE. I HAD NOTIFY THEM THAT I WAS GOING TO LIVE THE DEPOSIT AND HALF THAT I HAVE IN THE ESCROW ACCOUNT AT THEIR OFFICE DUE TO SO MANY PROBLEMS THAT I HAD ALMOST ALL YEAR LONG. THEY TOOK ALMOST 11 MONTHS TO CORRECT ALL REPORTED PROBLEMS. THEY REFUSE TO AGREE THAT I WILL LEAVE THE DEPOSIT. AT THE END OF THE 14TH MONTH OF THE LEASE, I DECIDED TO LIVE MY ENTIRE DEPOSIT SO THEY ISSUE ME A 24HR NOTICE TO VACATE THE PREMISE AND NOT ONLY THAT THEY REPORTED AND FILED AN EVICTION WITH THE CLERK OF COURTS. I AM MOVING BY BEFORE THE 15TH OF THE 15TH MONTH BECAUSE I HAVE PAID FOR ALL THAT TIME. I HOPE THE JUDGE UNDERSTAND THAT IT IS NOT DUE TO HARDSHIP BUT LACK OF TERMS. I WISH THAT THEY DO NOT DO THE SAME THING THAT THEY ARE DOING TO ME TO OTHER LIKE THEY DID WITH A DISABLE FAMILY RIGHT NEXT DOOR TO ME.

Maintenance people get in a anytime without warning nock twice and go inside the apartment. even though, we have talk priviuos day and told them that i did not have any leak in my apartment.

Old out dated... Bugs get in and they say it happens when it rains... A/c units either don't want to work or they are creating a nice electric bill for you!! They say you can't have dogs but everyone around you has one.. And they make you promises they never keep... I ( hate this place ) and can not wait till my lease is done!! If you move here you are a fool I know I am! Oh and don't even let me get on topic about the bathroom mold behind the wall they hide with paint! And I have seen with my own eyes multiple apts in this community with the same problem you can try and clean it but it will be right back in the morning black mold and they know most people who move in here a low income family's trying to start a family so kids half to shower and bath in these conditions! The park is destroyed come see for your self glass beer bottles rocks its just horrible!!

UNIT..I WAS SHOCKED OF THE POOR ASSISTANCE I RECEIVED BY THE OFFICE. THEIR GOAL AT THIS MOMENT IS TO SELL THESE SMALL APARTMENTS AND NOT CARE ABOUT THEIR TENANTS AFTER THAT. I WOULD NOT RECOMMEND THIS PLACE AT ALL, IT IS NOT WORTH THE HASSLE AND THE MISTREATMENT YOU WILL RECEIVE HERE. I HOPE THEY CHANGE MANAGEMENT AND GET PEOPLE WHO CARE ABOUT THEIR TENANTS ENOUGHT TO NOT MAKE THEM SUFFER FOR 3-4 DAYS WITHOUT NO A.C. WHILE LIVING IN MIAMI!!! DO NOT BUY!!!
