I applied a few months ago and after application I was blown off for days. Leasing office has terrible communication. They won’t answer the phone and have terrible customer service. I moved in because I was desperate but curtains were missing. The closet and dryer door was stuck and I had to shampoo my own carpet.

This is easily THE WORST experience i’ve ever had as a tenant in my entire life. RENTER BEWARE, DO NOT MOVE HERE. From the beginning there were always issues with our unit and many others including cockroaches, colossal ants, roof leaks which destroyed our property that cost us hundreds of dollars, a refrigerator that REPEATEDLY leaked toxic freon all over our food after supposedly being “fixed” multiple times (from which we were never reimbursed) as well as countless other issues, but that wasn’t even the worst part about our stay at emerald palms. The management of this place repeatedly charged us over $200 A MONTH for our water utility, totaling over $1,000 in additional charges that we believe were completely fabricated, based on the fact that other units around us were paying a fraction of what we paid, but used the same amount of water we used every month. We were paying the equivalent of ~10,000 gallons of water a month, which full houses with swimming pools don't even use. While we’re on the pool topic, the pools were always disgusting, unclean, and more often than not had animal feces all over the pool area. It’s no wonder that the county shut down both their pools after witnessing this, and Emerald Palms did nothing for the last 4 months of our lease to rectify the issue or reopen the pools with NO offer of reduced rent or any kind of compensation for the lack of an amenity we paid for upon signing our lease. I am under the impression that the pools remain closed as well, months after we have moved out. After being continually gaslighted by management about our water bills and told many lies about the pools being reopened “soon”, we decided that enough was enough and we were not going to renew our lease. We found a new apartment, however it was not available until a month after the end of our lease. When speaking to management about getting an extra month to move out, we were told we would be paying “market price” for our unit as well as a $1,000 month to month lease transfer fee. This brought our rent for that month well over $3,000, and it could have even reached $4,000 from their predatory price gouging. After FINALLY moving out of this place, the kind employees at the leasing office sent us a $1800 bill for sewer charges and other things we believe were completely bogus, but after being so sick of this place we decided to just pay it for fear of retaliation from management. AFTER paying this bill PERSONALLY WITH A CASHIERS CHECK AND A SIGNED RECEIPT BY MANAGEMENT, THEY PUT US INTO COLLECTIONS. We had to deal with about 10 phone calls from their collections agency, which required multiple phone calls to the almost nonexistent employees at the leasing office to finally get us out of collections. The management of this place was rude, unprofessional, and most importantly, predatory to their tenants. This behavior and experience was absolutely disgusting and i would not wish our experience on anyone. Again, RENTER BEWARE. DO. NOT. RENT. HERE.

Leasing office manager is rude! Everyone don’t answer the phone on purpose, they will be there all day and ignore it. Charged to register our cars for the gate, but gate is never closed!! Anyone can come in at night and you will have a hard time finding parking. There was a shooting, and there’s a hole in the entrance by the shooting, in fear of my safety at this point. No one at the leasing office is willing to fix their mistakes. Oh and there is roaches!!! Had a big issue with my first day moving in. So many roaches. Over priced and the leasing office makes the experience worse. Don’t move here, they’re always gonna make mistakes that could be avoided.

Security is compromised. Main gates are never closed. Outside Peoples can come in and go out freely, no restrictions to the outsiders. No CCTV Camera. My car stolen from society recently. Park cars at your own risk.
