I applied a few months ago and after application I was blown off for days. Leasing office has terrible communication. They won’t answer the phone and have terrible customer service. I moved in because I was desperate but curtains were missing. The closet and dryer door was stuck and I had to shampoo my own carpet.

This is easily THE WORST experience i’ve ever had as a tenant in my entire life. RENTER BEWARE, DO NOT MOVE HERE. From the beginning there were always issues with our unit and many others including cockroaches, colossal ants, roof leaks which destroyed our property that cost us hundreds of dollars, a refrigerator that REPEATEDLY leaked toxic freon all over our food after supposedly being “fixed” multiple times (from which we were never reimbursed) as well as countless other issues, but that wasn’t even the worst part about our stay at emerald palms. The management of this place repeatedly charged us over $200 A MONTH for our water utility, totaling over $1,000 in additional charges that we believe were completely fabricated, based on the fact that other units around us were paying a fraction of what we paid, but used the same amount of water we used every month. We were paying the equivalent of ~10,000 gallons of water a month, which full houses with swimming pools don't even use. While we’re on the pool topic, the pools were always disgusting, unclean, and more often than not had animal feces all over the pool area. It’s no wonder that the county shut down both their pools after witnessing this, and Emerald Palms did nothing for the last 4 months of our lease to rectify the issue or reopen the pools with NO offer of reduced rent or any kind of compensation for the lack of an amenity we paid for upon signing our lease. I am under the impression that the pools remain closed as well, months after we have moved out. After being continually gaslighted by management about our water bills and told many lies about the pools being reopened “soon”, we decided that enough was enough and we were not going to renew our lease. We found a new apartment, however it was not available until a month after the end of our lease. When speaking to management about getting an extra month to move out, we were told we would be paying “market price” for our unit as well as a $1,000 month to month lease transfer fee. This brought our rent for that month well over $3,000, and it could have even reached $4,000 from their predatory price gouging. After FINALLY moving out of this place, the kind employees at the leasing office sent us a $1800 bill for sewer charges and other things we believe were completely bogus, but after being so sick of this place we decided to just pay it for fear of retaliation from management. AFTER paying this bill PERSONALLY WITH A CASHIERS CHECK AND A SIGNED RECEIPT BY MANAGEMENT, THEY PUT US INTO COLLECTIONS. We had to deal with about 10 phone calls from their collections agency, which required multiple phone calls to the almost nonexistent employees at the leasing office to finally get us out of collections. The management of this place was rude, unprofessional, and most importantly, predatory to their tenants. This behavior and experience was absolutely disgusting and i would not wish our experience on anyone. Again, RENTER BEWARE. DO. NOT. RENT. HERE.

Leasing office manager is rude! Everyone don’t answer the phone on purpose, they will be there all day and ignore it. Charged to register our cars for the gate, but gate is never closed!! Anyone can come in at night and you will have a hard time finding parking. There was a shooting, and there’s a hole in the entrance by the shooting, in fear of my safety at this point. No one at the leasing office is willing to fix their mistakes. Oh and there is roaches!!! Had a big issue with my first day moving in. So many roaches. Over priced and the leasing office makes the experience worse. Don’t move here, they’re always gonna make mistakes that could be avoided.

Security is compromised. Main gates are never closed. Outside Peoples can come in and go out freely, no restrictions to the outsiders. No CCTV Camera. My car stolen from society recently. Park cars at your own risk.

Management is horrible, rude and unprofessional. Stay away, there is much better out there! Maintenance have no idea what they are doing. A bunch of old but inexperienced men that are more like basic handymen with no special skills to resolve serious issues. Emergencies are not handled in a timely manner and left me without A/C for weeks on end. Getting out of here soon!

So my biggest issue was and still is getting them to answer questions without having to go to the office. Since day one getting help that was effective was impossible. I hated dealing with the office so I handled a lot, because it felt like talking to a wall, as my concerns were never addressed in a timely manner. The gate has been broken since this yr started, and when it worked, following a resident close enough, got you in, and everyone seemed to know it. 6-8 cars got in with only one resident scan. The pools were closed, then one opened and the other remained closed all yr. My rent went from 1613 to 2072 & if month to month $2372 for a 2/2. So if you’re ok with signing lease to either pay $400-$500 omite, then this is the place otherwise run. Staff changed as often as underwear. Just crazy --- can be. The home had crappy plumbing, and they only dispatched maintenance when my dishwasher overflowed. A/c ancient and walls started bursting holes and dripping, maintenance came at end of day. Not worth the money in my eyes. The noise was nuts, ppl fighting accross the street, cops yelling. Packages went missing multiple times.

We have been residents at Emerald Palms apartment homes for over 3 years. I have seen people come and go, but we have stayed. There is just some thing about this place that makes you feel at home. Perhaps it's the management that has always made us feel like an integral part of this community. During these financially challenging times brought on by the pandemic, we have struggled to pay our rent on time. The manager Tricia has been so understanding and humane. If it was not for her genuine compassion, we may not have still been living here. We have been very late on the rent since COVID-19 but we still pay our rent every month. She has provided us that flexibility knowing that we have a young child and that I just got laid off. I still feel like this is the safest place to raise a child and that Emerald Palms truly cares about their residents. During COVID-19 Emerald Palms notified us of Amazon packages and gave us the option to use a touchless screen to pick them up in the locker room. They used every precaution with all the conveniences at our disposal. Thank you Emerald Palms and thank you Tricia for all you do!

We left this community at the end of one year. Local management is unable to resolve problems. And there are problems. They did/do not return calls or respond to emails. Happy to no longer be a resident.

Amen The lease ended May2017. They claimed that our carpet needed to be changed and without our concent they changed the whole carpet in the bedroom even after I told them I had videos and pictures of the carpet clean. They still stole $400 off our deposit when my boyfriend moved out. My boyfriend was not even in the apartment for the last 3 months because he was away for work. This was disrespectful and their employee Cynthia is as shady as the place is. The place is NOT safe. My boyfriend was staying in the unit by the main gate and so many cops, swap cars, robbery, rescues, anything and everything. Once my boyfriend couldnt even go into the assoc. Because the swap cars and helicopters were looking for a suspect walking around with a gun inside the association. NOT SAFE FOR YOUR KIDS!!!!STAY AWAY. So NO do not rent here. And Cynthia, horrible customer service. They stole from my boyfriend and took advantage of the fact that he wasnt in the US to fight this. But I will not rest till this place closes or they fire Cynthia. If you want people taking YOUR deposit when you move out without EVIDENCE of what was broken, then you can go here. Other than that DONT. This place sucks. And its soo far. Always CONSTRUCCION going on right off the highway and infront of the BUILDING. I WARNED YOU. I just wish someone would have warned us. I hope this can help anyone who is considering #EMERALDPALMS think twice. ???? I will leave this review everywhere I can. It seems like they MUST take some kind of money out of every customer. SHADY!!!
