I have been living at Emerald Palms for maybe 7 years. When I first moved in, the association was different including ALL the staff. They were very nice, respectful, and the community had a security guard. The gates always worked and there was a stick additionally to the full gate to prevent tailgating. The stick was always breaking because people are rude, however, they always fixed it anyway. When Emerald Palms was sold, everything changed FOR THE BAD. This place is always dirty, FILTHY actually, there is no security guard, there have been lots of break-ins in my building, the gates are always broken, people from other homes goes to our pool, the grass is always full of dogs #2, lights are always out, parking lot is DARK, people are rude, and not to mention the STAFF from the office, hands up on your face if you complain. I will be leaving as soon as my contract is up. RIP OFFFFF... they FORCE you to pay for insurance, that doesn't cover ANYTHING. DO NOT WASTE your money on this community that only LACKS. If you complain, they do NOTHING. I would give negative stars if I could.

Pros: this community is very well put together, maintained, and is in control. I am a property manager with 274 units. This property for over 500 units is surprisingly calm, quite, and neighbors are respectful. My apartment is perfect. Its clean, no leaks, cold ac, just all around well taken care of. My dryer recently stopped drying and maintenance came in the same day to fix it. The staff at the office for the most part is professional and responsive although i believe they are overwhelmed do to some miscommunications. Im pretty pleased and can see myself residing here for years. Cons: The leases only allow you 1-3rd day to pay rent which seems excessivly extreme. When it rains the balcony puddles. If you leave the puddle the cement stains or it builds a mildew. You cannot clean the balcony because people live under you. If you broom the puddle off the balcony the lower tenants assume you are throwing water and immediatly knock on your door about it. I believe a gutter type system should be installed between the first and second floor to eliminate the problem, balconies do get dirty you know. This way the dirt from balcony doesnt ruin the carpet when you go back inside. Last but not least, THE CALL BOX at the gate, i almost always have to walk and open for my guests because the call box "isnt working." This appears to be an ongoing issue for months. I think the office might be too back tracked to update the system with the contact information of new tenants, remember 500 units. Request: Placing a trash can by each buildings mailbox. It will avoid having tenants toss their junk mail on the floor (lazy tenants) of coarse, not myself. Regardless maintenance breaks their back picking all this up. I think if its all condemed in one location our community would look nicer and maintenance will be more at ease. Thank You all

Submitted Work Request #7445-1 back in October, still not fixed. Had to spend money to fix it myself. Submitted Work Request#8631-1 4 weeks ago. Sent 12 e-mails of this problem, never got a reply. I followed up with a visit to the office, and a phone call, Just to be ignored. Not a good place to live. Dont trust their Google Plus profile as they will delete your review. Above is the review that I gave them.

These apartments are a horrible place to live past a year. Our A/C breaks down every 3 months and what they refer to 24hr emergency maintenance is actually a guy who calls u back staying he lives to far to return to the property and that 90 degrees isn't hot enough for him to return even though we have a two year old who is miserable. On another note office staff is very professional especially when you ask for help. They brush u off in the nicest way possible. My rent was increased close to $200/m after the first year of living here mind you we never a day late. I spoke to ---- and a few others a couple times who said sure we will help but keep checking back w us but by 30 days prior to the lease expiring we had no choice to renew and the amount quoted before was voided due to not excepting it immediately so we had to sign for a higher rate quoted. AND water bill, the first year we paid our selves online and upon signing the new lease we pay our bill to the office every month. I still don't understand how 2 adults and a child can spend $30/m in water alone when we are barley home. There is NO security!!!!!!!! There was security for the first few months then they disappeared. In our same building we have heard of at least 5 break in's. Thank god for our dog!!!!! They say their are security cameras, ask them to show them to you!!! I have yet to see one!!!!! This place is a complete rip off and I will be meeting with a lawyer very soon.

This complex charges a lot of money yet its customer service, leasing office, corporate office, etc. do nothing to address tenants concerns. There is very poor lighting; the fence/gate is broken in many areas, which has allowed for an influx in crimes this year alone. Complaints have been made to both the leasing office and corporate office, to no avail. Basically, their attitude is pay your rent and shut the "f*ck up." The buildings are filthy and roach infested. The last management company had issues as well, but at least they actually fixed things when tenants put in work orders. Now, if I want to put in a work order or complaint, it can take up to three months, if they respond at all. Police are in the complex everyday for one reason or another which include, but are not limited to: apartment and vehicle burglaries, vandalism, loud parties, and even robberies. The leasing and management office turn a blind eye to these problems. The rear gate is broken and strange people are always sneaking in and loiter in the complex, including using the pool area as their own private party club house. Don't bother renting here, unless you don't mind living in filth and are not concerned about your safety.

It was a great society to live however now a days its worst. There is not security these days. 3-4 robbery already happened in last 2 weeks and management is not listening. As per leasing office they are not responsible for this and they will hiring any security agency or security people. No one is safe in this society

Emerald palms is a great place to live each apartment includes special house guest at no extra charge! Mine came with worms! :) Being new in town I found this amenity extra helpful. After a long day of work you can come home a relax by the pool. Just make sure your out by 5 because that's when the pool closes and you don't want to get evicted now do you??? I was lucky enough to get the romance deluxe package. You can guarantee this package will always put you and your special someone in the mood with the sexy, soothing sound of fresh water running through your toilet you will never get rejected. you will also never get bored living here because something will be broken and you will have to call the apartment complex repeatedly to get anything fixed. In all seriousness this apartment complex is terrible. the door fell off the laundry room (never fixed, obviously), our washer broke, our washer flooded, two of our three restrooms flooded, our stove vent broke, as I already said my toilet was running and that was never fixed (they even thought I was lying about it running so I sat in the restroom with my phone and took a video of it running to prove I wasnt lying), the gate was broken for awhile, they told me they would set up a gate code for me so I could call my phone and get into the gate and they set it up to the wrong number when I asked them to fix it they never did, and the ac wasnt working for awhile. we should have known not to move here when they gave away our apartment AFTER we mailed in our deposits. They only had apartments available that cost more once we actually arrived in Miami. I even went to talk to management so they could make up for everything and they told us they was nothing they could do and that we shouldnt be upset about our apartment issues when people are dying all over the world!!! They actually said that... What a joke!! I hope you find this review helpful :)

Moved here because they had guards at gate. The new owners let them go. Since then because I live near the pool, there is loud people in the pool at all hours of the night. They refuse to put locks on the gates of the pool at night. They also let go of a lot of the maintenance workers, therefore if you need something fixed you wait months, and it usually is not fixed well. Not worth the money!
