Do not move in here! I have been here a few years and used to love it here but now a new management group is here and they are terrible. They do not care about their tenants or their safety. They have let the place go down hill quickly. Take my advice, go elsewhere!

This is by far the worst place I've ever lived. I hated every second of it. I never got a full night of sleep because I could hear every footstep, door closing, baby crying, and toilet flushing. The buildings have absolutely no sound-proofing, which drove me absolutely crazy for the 15 months I was there. When I finally moved out, they told me they would contact me if there were any charges that I would need to pay for damages or clean-up. I never heard anything and even called them a few weeks later and was told there were no charges that I would need to pay for. A couple of weeks later, I was contacted by a collection agency where the apartment management turned me in for an unpaid bill! When I called their office to ask why they did that to me instead of just calling me, they tell me they don't have time to call people that owe money. But yet, they have time to file paperwork with a collection agency. Emerald Palms is absolutely horrible. I don't have enough time to name all the things that made this place the worst I've ever lived. Just do yourself a favor and stay far away.

I lived in ep for 1 year. I first moved by the gate, but the constant squeal of the gate, the tire trap & loud radios kept me up. So I moved to the back near the maintenance shed which was really quiet at night. It was a bit noisy during working hours with the maintenance people talking in Spanish but no big deal. The 2nd floor apartments got pretty hot in the late afternoons. So a/c was a must pretty much year round. Be sure to get an apartment facing any direction but west. The sun makes the place so hot. I had no problems with security. I even left my car open once & never a problem. Not many people ever use the pool so thats pretty quiet. The gym is small but functional. Ive never seen more than 5 people in there & I used it a lot. I had some ant problems but they spray a lot. I only once saw a big cockroach & killed it. It is Florida after all. There are a lot of homeless cats that must feed on baby ducks and lizards. Parking can get crowded but theres always a space somewhere in the complex. Sometimes I had to park in the way back. The staff was pretty fast about fixing stuff but everything in my apt was brand new anyway. Id say it was a good place to live.

Since the new management company took over in December 2012/January 2013, this place has gone from a nice complex with helpful staff, to an unkept complex and unresponsive staff. The front gates NEVER work, people always tailgate their way through. They fired the guards and have LIED about them coming back. The only 2 issues that I needed maintenance for fix, took over a month for them to come out and fix. AND they only fixed one of the issues, disregarding my second issue. The office staff is not helpful and completely unresponsive to pressing issues. They do not engage the community at all like the previous management company did. Since Grand Peaks has taken over, this place has become a dump.
