I've been living her for 3 years now and our first year was right before the pandemic. The community's leasing staff, residents, and maintenance were great. In the last year and a half, the quality of community service, safety, and upkeep has gone down. One of our vehicles was vandalized & after reporting the Issue to management nothing was done to help us feel safer. The entry gate has been broken and open to anyone for months now, when it would usually get fixed very quickly. Maintenance staff is friendly but only provides temporary fixes to appliances which leaves us frustrated & having to continuously report issues. Rent prices have doubled & it's understandable given the market, but standard of service we paid for upon moving in here is no longer justifiable and unfortunately will not be renewing our lease here. I truly hope that management takes all these reviews from others into consideration and implements changes.

IF I COULD GIVE NEGATIVE 100 STARS I WOULD. DO NOT LIVE HERE, I DO NOT RECOMMEND. WORST APARTMENT COMPLEX IN ALL OF MIAMI. RUN AS FAR AS YOU CAN FROM THIS PLACE. The staff are all two faced liars, the maintenance are all pervs and disrespectful! All they want is to steal your money. I usually do not write reviews but this is literally how angry this place has gotten me. Our lease was over April 30th 2022. They informed us a month before that they would be remodeling all the outdated units and raising the rent $600 dollars ……. Our rent would’ve been $2250 vs the $1670 we were paying. Ridiculous. We obviously chose not to renew because that’s too expensive and we were told all this info a month before our lease was over !!!! Who does that. They said we only had to patch up the holes in the wall and paint anything that has been painted & leave the apartment clean. Understandable. Mind you, they are going to install new carpet, new cabinets, new appliances - all part of the renovation. The apartment was cleaned GOOD & holes patched. They said any hole smaller than 2in didn’t need to be covered. the carpets were professionally cleaned as well (the apartment was carpet entirely - they were going to rip out the carpet and replace it with hard wood flooring, again part of the renovation) the point is, the apartment was left in wonderful conditions! Fast forward to today, they only returned $600 dollars back to us…..our deposit was $1680. THEY CHARGED $650 TO REPLACE CARPET THAT WAS ALREADY GOING TO BE REPLACED AS A PART OF THE RENOVATION!!! MAKE IT MAKE SENSE. THEN THEY CHARGE A CLEANING FEE ?!?!?!?! They also charged for holes in the wall!! They literally said as long as the holes were smaller than 2in it did not matter … again, make it make sense. They are simply there to steal your money. They screwed us over with our last apartment as well. Seriously, watch out for this place - they are straight up crooks. Stealing peoples hard earned money.

Elizabeth and Karina helped me and I wish I never found this place ! They took a 850 deposit via online payment and then when I wanted a refund told me I can’t receive my payment back the same way I have to wait in the mail for a week . They took my money and deposit without finishing the application process making everything extra hard . In the middle of the application process and making calls back and forth and sending my personal documents that they asked for Elizabeth left early during the day without warning my boyfriend and I while she told us to call her back so we could complete the application. Upon calling back someone else picked up and told us Elizabeth has left for the day we’d have to wait for her to get back when I was literally just on the phone with Elizabeth and she never said anything about leaving early; a simple call letting us know that she would no longer be in for the rest of the day would have been professional and appreciated. I spoke to about 4 different people who told me they’d call me back and never did and never even tried to take down my phone number for a call back. I asked for receipts of proof that they refunded the money never received anything. Never received a check never received a called. They’re extremely unprofessional and Karina especially didn’t want to help me . I asked to speak to someone higher than her and she told me that she was the highest person to speak to which was a lie. She refused to give me her higher managers number and name when asked. RUN FROM THIS PLACE. they want to take your money and all your information. The application process is like you’re applying for the CIA. They want all types of information but when you asking for documents and questions from them they have no answers. I would not recommend. Elizabeth and Karina are horrible. And the higher manager Diane never got back to me.

Where should I start from. Since the very first visit checking out the unit, the surrounding captivates you. The leasing process is a breeze with the astonishing customer service provided by the amazing staff at Pepper Cove. Brand new appliances in a very cozy apartment, plus all the amenities; Moving and living here is a highly recommended experience.

Hello. I moved into Pepper Cover in the beginning of April of this year. My side of the community is very quiet and peaceful. I have met my neighbors here and there, either in the early mornings or evenings. I cannot say that all neighbors are the same, but I got lucky with the couples and individuals that live next to my apartment. All of the small issues that have arisen inside my apartment have been taken care in a timely manner and much dedication has been demonstrated by the maintenance as well as the leasing office staff. From the beginning, the leasing agents, Alba and Maria, have been attentive to all resident needs and issues. I have not come across a situation where they are unable or unwilling to help me. It is a gated and secure community. There is 24/7 security within the community. There are two gates, one which opens for the visitors upon calling residents, and the other for resident access. The grounds are well taken care of; there is on-site maintenance staff during regular business hours so if someone needs help right away, they may be able to get it on the spot. I appreciate the service this community provides and offers. Many other communities may not offer many services and accommodations that this community has for it's residents. I'm appreciative of it all. The apartment is a beautiful living experience thus far!

DO NOT MOVE HERE. I have lived here for almost 3 years, and until recently I loved it. The problem is the people who live here. My car was vandalized along with a neighbor's. When we asked another neighbor if they had seen anything, said neighbor went off on us. In front of my 13 year old son this neighbor THREATENED to hurt us. Cursed us out and threatened us with bodily injury. Had to call the cops twice. Then the neighbors who moved above us are extremely noisy and rude. They argue all the time, screaming at each other and throwing things around. No respect on the time of the day nor One's peace. When I approached the management office, they couldn't care less. Didn't matter I'm a single mom with two children who no longer felt safe living there. Did NOT allow me to break my lease. After getting a lawyer involved, they would allow me to move to another property of theirs, but had to pay a $500 transfer fee as well as my rent going up. We were being punished for being good tenants. The only professional person here is Maria. On top of all this, I've had to call maintenance 5 times for the same issue. Leaking in the guest bedroom and A/C. Supposedly, it's my awesome upstairs neighbors who seem to overflow their bathtub. Again management office couldn't care less. Here we are eagerly awaiting the end of our lease to finally be free.

I have been living here since 2012 and I can say that it has been a good experience. The staff have been very nice and professional and the response for maintenance repairs are within 48 hours. I have had a few things that needed repairs (washing machine, garbage disposal, tub) and all were fixed or replaced very quickly. They have plenty of parking, but I recommend living towards the rear of the property, as it seems there are more spaces in that area. The only complaint I have is that I can hear my neighbors in the apartment behind me, but only in the master bedroom. It wasn't much of an issue for me, since I spend most of my time in the living room. Other than that, the area is very quiet on the rear side of the property. The property is well-maintained and they provide monthly newsletters to keep residents informed. They have seasonal events at the clubhouse and provide a card, balloon and candy at your door when its your birthday. They have been remodeling and upgrading all of the apartments and property and it looks much nicer now than when I moved in. The buildings are of older construction, so things are not perfect, but for the most part, it is a good property to live at.

Pepper Cove is a very pleasant and quite place to live. I have no complaints what so ever. The office staff including Maria and Alba are exceptional and professional. They are very courteous and made my transition easy. Grounds are very well kept and clean.

We lived on the Pepper Cove Apartments, 2 bedrooms apt, since 2009 until 2013. After 4 happy years living in this apartment, i moved on ... but inside the same complex! to a one bedroom apartment because my family move to other state. I can tell that we enjoyed living there, we have nice memories enjoying the pool with the family, it was always clean, someday when we had a problem with the A/C at 2:00am, the person in charge of maintenance was there quickly and fixed the problem, he was courteous and he came back in the morning to check and finish the job. I miss so much someone to fix any problem in the house! I remember the lady of maintenance too, she was always nice and polite. I can't say nothing different about the Manager and her secretaries! They were always there to helping me with my mails and any information that i need. I had to move to other state now, but i can say that i really enjoy living at the Pepper Cove Apartments!!!!

I never seen this type of Apartments in my Life. Manager won't give respect to Residents once Moved and Manager DON'T Care inside leakages and issues & Maintenance is WORST Because I have moved 4 different apt # within the complex due to water leakages and got a MOLDS on walls.They are not allowed me to GO OUT also while i'm on the lease and they asked to move new apt if need otherwise BREAKAGE Fee if i told them to vacate. All Appointments are Painted on roof and on Roads on Yearly basis to show very CLEAN complex from out side view but inside all are OLD PIPE LINES and gets power bills are very high bcz of Old AC Units..Recently they are Modeling only Kitchen Tops once old residents left and hike more rent .. Its not only my problem its for all my Tenets who i knew in the complex.i know around 10 families had and all are faced same leakage problems. Staff talking as per DIRECTION & SCREENPLAY OF MANAGER .They talks VERY NICE but Manager collects rents. I'm sorry guys.. System is not accepting without rating here so i selected one * But This apartment is NOT Qualified for RATING at ALL ... My Suggestion is plz don't move and get sick.
