Have been a resident of this low income apartment complex for a few years now. Since day 1 there has been a problem with parking and enforcement of parking rules. People park on the street, often times blocking compliant resident's cars. In the rare occasion thay you find parking near your residence, it will most likely be a spot designed to park motorbikes. A complaint cannot be made about the area due to the fact that the complex is located within an area of mixed "good and bad" people. The only problem would be the lack of security guards, and by lack I mean nonexistence. The maintenance is intermittent and very low quality; when called upon, the maintenace team takes sometimes a week to repair the problem. Lastly, and the worst part about this apartment complex is the office staff and management. They are rude, untrained, and lack basic social and grammatical skills. It is seemingly that they are lazy, as they don't work at all on the weekends. If I could give negative stars for the staff, I would.

I recently moved out of Cutler Vista apartments on 5/31/15 and I must say this has got to be one of the worst complexes and companies to deal with. The office staff are very rude and have no customer service skills what so ever, The complex is extremely dangerous as their was a shooting in from of my building a few weeks back which actually prompted my moving out. There are guys hanging out on the sides of buildings smoking and drinking and theft is very high. The cleanliness of the complex is very poor, the breezeway's reek of urine and trash is scattered everywhere. The pool on one side of the complex is always closed and when I asked why they said its not working but just the other day they were having a party and people where in the pool after further investigation the party was for one of the ladies in the office. Apartments smell of cigarettes and most are roach infested. I DO NOT recommend this complex to anyone please don't waste your time and money and I forgot to mention the $150 late fee if your rent is not paid by the 3rd. $150 is a bit excessive.

I lived at Cutler Vista for two years and I never had any complaints; however, when I moved out, I left the apartment clean and in good condition, but it's been 40 days and management has neglected to return my deposit. Now they're not even answering or returning my phone calls. I'm gonna have to get the government authorities or the courts involved in this issue, which is really sorrowful since I fulfilled my part of the deal and, therefore, I expect them to do theirs.

I've never lived at this location. On Channel 33 news 10pm, reported the unefficient maintanence kept by Landlord. To think I was about to call them. Please, all of you out there, do your homework. Cheaper isn't always better. And this location is a perfect example of that. I never had the chance to live in this apartment complex because they promised me an apartment and never provided. 10 days before my said move in date I called to confirm that I was to move in and they told me they did not have an apartment for me. Before I had ever filled out an application I confirmed they would have an apartment available for the time I requested and they confirmed. I gave them the application fee and was told that I was approved for an apartment and would have one on the date they provided for me. I discontinued my apartment search for an apartment and made moving plans. I told my current residence that I was moving out on said date. I am terribly lucky I called to confirm because had I not they would have never called me to inform me that the apartment they promised me was never available and I would have showed up with my movers and no apartment to move into. They were not honest with me from the beginning of the process because they assured me there would be an apartment available. They took the application fee knowing full well i would not have applied should they had not had the apartment for the time I desired and they were inefficient by not informing me that they did not have an apartment available immediately when they were informed of the fact. I would like to warn others on the way this apartment complex operates and urge them to go elsewhere. It is to high of a risk to trust this Apartment Company.
