To continue, the WiFi here is terrible I have tested how many MBPS(megabytes per second) I get with my home WiFi and I’m lucky if I get 10-15 mbps. I pay for 40mbps and I barely even get half of that. Also the last 3-4 months they have been making us pay through money order for our rent. Some how the payment portal they use has been down for nearly half a year. It is hard to imagine this. The best part about it is they will only give us a 2 days notice about the next months rent having to be paid through money order or check. Not everyone in this community has 1,800 in their bank account every month solely for rent. Some of us are struggling and they best they can tell us is they don’t control what happens. Also it consistently smells like garbage and the people they use to fix the washers and dryers literally walked into my house, took a look at my washer and walked out after 2 minutes. My washing machine since then constantly stops mid wash and I have to reset it. Sometimes it stops and my clothes stays there all day.

I went to look for an apt for my son and his father two months before the end of Sep after i saw and add on their page saying that they will have one 2 bedrooms by Sep 30 when i went they said they will have 2 available at that date one on the third floor and one on the second ,i told them he was going to be interested in the second floor , since he has knee problems they said ok to bring the money orders for the credit check of 85 for each and the holding fee of 250 to hold the apt on the second floor , when he went they told him that it was going to be on the second floor but for the end of Sep he told them it was perfect because his current lease was going to expire on that date , my son gave the 30 days notice in the apt were they live after they told him a week later they were aproved , they never mention that if the apt was ready before the end of the monthof Sep he will have to pay 650 dollars more apart from the security deposit on the 14 of Sep and the rent on the 1 of oct, on the 14 they called him to sign papers and asking for the deposit plus 650 more , also when he asked where was the apt? it was one on a 3 floor not the one they told him , he said no and they told him he will have to wait until one was available on the second floor because the one they told him on the second floor one was on eviction , thing that they never mentioned before ,he told them that he does not want a 3 floor and also he could not wait after the 30 because he have to move from his current apt on the 30 and they refused to give him the 250 of the holding fee because they said they were offering him an apt and it did not matter on what floor , thats a scam , what is the holding fee for? is a person cant claim a lot of stairs how can they are going to say he has to get any apt?, the manager was very rude and want to make you look like a fool , he lost 450 for no reason because they were supposed to explain everything in a correct way.

These apartments are completely out of code. The ac units freeze every other week, and it looks like there's black mold in the ac unit. There are leaks in the ceiling. It took about 3 months of me telling them about the leak in my kitchen for them to come over and make a hole in my ceiling. Instead of patching the hole, they left in uncovered for about another month, with fiberglass falling on my counters. After asking them a couple of more times to patch the hole, they had the idea of fixing it by putting a towel in the hole. It has now been about two months since they made the hole, and now one of my guests got fiberglass in their eye. I have never payed to live in such bad and unsafe living conditions. No one seemed to care that fiber glass is dangerous to inhale, and now I can't even have guests over.

Over all the support staff and maintenance guys are great, the property manager is not one you want to upset unless you're into childish games. It's income restricted so of course there are some shifty neighbors. They recently had a police officer move into the building next door to the "pot block", it's on of the last buildings on the property. My husband has had his vehicle towed once for his tire going flat in the middle of the night, and his vehicle has been broken into twice. There are drug deals and "sexual favors" that go on around the property, the evidence is left everywhere. The staff is amazing but their hands are tied because the manager is beyond controlling but will bend over backwards for her residents that kiss her behind. If proper management and rules were actually enforced, this would be a great place to live. They need more outside lights for safety and definitely watch out for drivers, they won't look out for you. I have seen dogs around but they look like service dogs. We stay here because honestly it's all we can afford without moving too far South and again, the support staff is amazing! There are some great neighbors around but if your children want to play outside, find a nice park. P.S. The attached photo was one of four I took this morning on my walk. I would only recommend this property because of financial reasons and again, the amazing support staff (not the manager).

I'm a resident for 1 year had a bad experience, thief broke into my car , stolen property, the same happens to the neighbors, this complex lacks on security, close to bad neighborhoods. The lack of security let you expose to this type of crime. And you may end up like me whit a collection of police reports. People only talk about the good things which are thru friendly staff and maintenance staff they work fast, complex is clean, quiet, the apartments are in excellent conditions excellent place to live, good neighbors. Just that one little detail

I lived there 2011-2015 May is my last month lease I loved living here but after they changed management in 2014 and all the old staff left from the leasing office that is when the place started going down , police squat cars stop here allot in 2014 because of people selling drugs , The Mailbox was tampered with and checks from the rent were stolen in 2014. These people are ----- the ones who moved in 2013 2014 and they all are related to each other so they know who they are . If you want to move in just put an alarm system by Exfinity and you will be fine .The apartments are clean and washer and dryer are in apartments. closets are small. The area is nice but if they would only be more strict of who they allow to move in because in one bedroom I see 7 ----- people living there ,That is because the New staff does not check the apartments anymore like the old staff did , You have ----- and -------- family who are moving in so hopefully they will be more careful who they rent too. The walls are thin so you have to speak low because you can hear everything .

First off id like to say this plase is a waste of money. If your looking for something nice for the same price or cheaper you can find places in homestead where you get your money's worth or atleast find cheaper sunset bay apartments are old and to be honest a piece of crap. The washer broke down 3 times where the maintenance man had to come and replace it but it gets worse he barely speaks English i get it we live in Miami but thats no excuse buy your --- Rosetta Stone and atleast get the basics down.the water when you are taking a shower always gets cold. The lease you sign isnt really for 12 months its for 11 months and on the 10th month you have to either resign your lease or tell them you dont want to sign for another year..... oh i mean 11 months. This place is a scam and is not worth the money or hassle the ladies up front are rude. The main manager is a excuse me "-----" they make it seem like you have to get on her good side when you talk to her. Screw that she needs to treat her customers like people we are the reason why shes getting paid. All in all i rate this a 2 STAR. please look at the other reviews almost all of ours are similar dont waste your time because you will be on this website again writing your own review go to yellowkeyrealty.com to find a better place.

I am a resident here at Sunset Bay I have always wanted to live in these apartments. I used to drive through and look around and see just how they look and how they keep there apartments well maintenance. It was always quite and clean like it is now I just knew this was the place for me and my kids. So when it was my time I headed to that office and was welcome with open arms the STAFF here is so AMAZING and NICE. The lawn is always clean and neat never ever seen trash laying around or the garbage over flowing. And if you need anything fix or just check they are there the same day that's how I like to live knowing I'm living in a well put together apartments. I recommend anyone if your looking for a apartment SUNSET BAY is the one you would want to live in they are the best ever.

I love my apartment! The kitchen is huge the walk in closet is a big, we have washer and dryer which I absolutely love since I hate going to public laundry places. The staff is amazing they walked me through my leasing process very quickly and efficiently they are the best! The maintenance people are super nice they found my wallet on the floor with all of my credit card and money and they turned it in to the office staff the manager called me, I was able to breathe again! All of my money was there not one dime was missing :) I would totally renew my lease!

The walls are. Too thin. You could hear everything. On the next apt. When they speak when they flush the toilet when they shower hopefully I won't be here too long,don't like having carpet except. For the peel and stick tile in the kitchen and bathroom, I see police cars in here. All the time
