building got a new paint job while i was staying here. The new manager lives and work on site so I see him doing improvements to the building. Overall good value for location. I moved back to the midwest def miss living next to Runyon Canyon.

I lived there for quite a while since it was so cheap at the time (like $1,300ish for a studio back then). Well... "cheap" in LA standards I suppose. Don't expect a high end apartment with modern kitchen appliance. You will definitely see huge cockroaches while you live there, cabinets that have been painted and painted over many times, everything is just old, but again, this is an affordable place (kinda) so, this is expected. And because it's rent-controlled, the rent would only go up 3-4% every year (I think it's 4% now) and you don't have to sign a one-year contract every time, which I thought was great. You get a dedicated parking space in a gated parking garage and sometimes, the gate would get stuck and stay open for hours, or overnight even, which makes it feel so unsafe... There were 3 washers and 3 dryers on the first floor. There were some instances where I needed to use all 3, but either 1 was out of service or all 3 were taken or someone would take forever to get their clothes back. The broken machines wouldn't stay out of service too long though. The building also has a community pool but to be honest, I never used it (heard some stories that made me question other tenants and the level of hygiene and cleanliness of that area) but hey, there's a pool, which I know can be a seller for some! The building went through so many building managers (at least like 3 while I was still there). The first one, Irene, was absolutely amazing. Unfortunately, she left. Second one was David I think and there were some issues. Some rusty liquid from a pipe kept leaking on my car in the parking garage. I reported it and I was told the pipe got fixed, but it still leaked. I reported this again, many times, but for months, it was not solved and ignored. The rust had gotten to the paint of my car and even inside the headlights, which resulted in many car washes (they couldn't even get it out completely). Eventually, the building manager got back to me and proposed that I move my car to a different spot (that didn't fix the leak issue over my car). New management came in, I think late 2019, which consisted of a team of 2 ladies, Cynthia and Elisa. Things were pretty efficient then, but I think they were catching up on all the issues the building and that the tenants reported. And eventually, the property manager Elisa joined full-time and was a one-woman team. She was able to get the pipe over my car completely replaced (like for real!), and get my car washes reimbursed. WOW, finally a management team that does things right! Each maintenance request was acknowledged and we would receive a 24-hour notice of entry on our door. We would also get newsletters by email about some reminders, holidays, fumigation, upcoming maintenance in the building, etc. I know this building would suffer from occasional (or maybe more than just occasional...) thefts as tenants' packages were left in the mail area, which is visible by anyone who walks past the entrance door. Very tempting, and easy to steal if you know the code, or if you can enter through the garage, or if you just get let in. I think the door at the lobby was also easy to open from the outside, it did not seem sturdy... Management tried their best to remind tenants to try to pick up their packages ASAP or to have their mail delivered to a post office instead of the building. At the end of the day though, the location is just not the best / safest (and street parking is scarce so it's hard to have friends over). There are plenty of weirdos there, some thefts, people breaking into cars, but management has gotten better overall.

Elisa, the property manager is absolutely amazing. Very knowledgeable about the location and is very responsive to questions and emails. I feel a good property manager is important for all rentals, and she definitely goes over and beyond.

It’s minutes from Runyon Canyon which is why I went to tour and it’s close to the strip too so I’m excited to try to bar hop soon! I was toured with Elisa, who was super helpful in showing me the community and sweet

I really enjoyed my time here, the neighborhood is lively and the neighbors are always so friendly. We had a few maintenance issues from time to time but the manager always made sure it was taken care. I loved being so close to the park and freeway it made going to work and taking out my dog so much easier too.

POTENTIAL RENTERS BEWARE: Gates on the property are always broken. Cars broken into. Several homeless people sleep in the lobby area and hallways corridors. The property owner is an old megalomaniac man who is 84 years old and thinks that everyone who lives in "his" property is poor trash that doesn't pay him enough money in rent. The units do not include refrigerators as the property owner feels that all tenants should purchase and maintain their own appliances at their own expense. The property owner doesn't maintain his units and if anything happens inside your apartment (such as a busted pipe) he will then try to evict you for property damage via using his American Express credit card to pay for eviction attorney's to make your life miserable with illegal invoices and court summons until YOU pay HIM for HIS own negligence to his own property. He's recently installed cameras on every single square inch of the property just to monitor tenants activities during his downtime. Tenant's are NEVER allowed to review ANY video footage on the property, at all, ever. Even in the event of a something like a vehicle or unit break-in. The property owner also hates minorities and gay people to his core and will NOT rent to either if he is knowingly aware of your demographic. Currently he is being sued in superior court by over 10 different tenants, both former and current. Please do yourself a huge favor and just look elsewhere. The location of the property is convenient, though that's about it. If you rent from him, you are merely poor trash who he intends to utilize in order to afford his extravagant lifestyle of opulence Disgusting human being who owns an even more disgusting property. RUN!

I have lived here twice, recently and several years back. My last apartment was a large studio on the third floor with a great view and usually a cool breeze during the non-summer months. My neighbors were usually quiet and respectful and the location is perfect - a 10 minute walk to Runyon Canyon as well as many bars, restaurants, the Red Line metro station, and The Chinese Theatre and Hollywood & Highland complex. Dave was an excellent onsite property manager and always quick to help with anything needed. The pricing was also competitive with other apartments in the area. Overall, for Hollywood living - both times renting here were a good experience for me.

The resident manager is a sexual pervert. He exposed himself to my girlfriend in the hall and makes suggestive comments to her all the time. I am going to catch him in the act and have him arrested. Do not live here. This guy is very dangerous. He is always harassing my girlfriend and making sexual comments to her. We have had enough. Tenets have rights and this guy needs to be put away in jail. Where he belongs

RENTER BEWARE: This landlord will steal your security deposit. In bad faith and against California Department of Consumer Affairs guidelines the security deposit will be returned late (past the 21 day requirement) and with erroneous and egregious deductions such as: $120 cleaning fee when the apartment was meticulously cleaned $350 repainting fee for a small accent area while the rest of the apartment is left white - CDCA standard is landlord cannot charge for repainting after 2 years regardless of wear. Cons: Neighbors are noisy. Cleaning staff do not do a good job. Appliances are very outdated Cabinets need to be replaced - decades of gooped on paint Popcorn ceilings Laminent floors are the absolute cheapest on the market Building security is questionable -- my mail was stolen twice Pool area is dingy Pros: The building manager is wonderful, friendly, and professional Location is great! Lots of light Spacious units
