— 410 WEST 53 STREET · Manhattan“Unit 410 Pros: The main pros about the building are the gym, the roof and the great doormen. The apartment itself is nice with a good amount of space and ample closet space. Cons: The apartment was not clean at all when we moved in. there was actually dust everywhere. You can frequently smell weed outside your window. Advice to landlord: Please stop raising the rent so much.”
— 410 WEST 53 STREET · Manhattan“Pros: Good location for Hell's Kitchen and Midtown, building is nicely maintained, and the building staff is pretty friendly. Maintenance always responds quickly. Cons: The leasing office is absolutely terrible. They are so hard to get a hold of and are largely unresponsive. Yearly increases are quite steep so you'd only last a year before you're extremely overpaying.”
— 410 WEST 53 STREET · Manhattan“Pros: the doormen are amazing and help with everything. roof is stellar + laundry room on site Cons: we had mice + our rent went up 15% year to year”
— 410 WEST 53 STREET · Manhattan“Pros: Doorman, clean, laundry in building, no pests Cons: Management is hard to get a hold of and disorganized Advice to landlord: Better building property management”
— 410 WEST 53 STREET · Manhattan“Pros: Everything has been renovated. Doormen are great. Maintenance is very responsive. Cons: A bit far from subway”
— 410 WEST 53 STREET · Manhattan“Pros: Beautiful rooftop, friendly doormen, quick response by management Cons: I had a flex 3 room, and it lacked privacy Advice to landlord: N/A; thank you so much!”
— 410 WEST 53 STREET · Manhattan“Pros: It’s gives the perception it is very clean and organized Cons: Landlord does nothing for the tenants Move are running through the lighting fixtures and around the building Tenants are very disruptive and inconsiderate Advice to landlord: Do better. Be responsive to tenants. Address and help if they ask for it”

— 410 WEST 53 STREET · Manhattan“Pros: everything was great Cons: if you dont want a younger crowd this may not be the building for you Advice to landlord: Nothing!”
— 410 WEST 53 STREET · Manhattan“Unit 409 Pros: Really nice doormen and management (shoutout to William and Sorrel), Incredible rooftop, modern appliances, overall nice neighborhood Cons: Strict guest policy, not much else bad to say about it Advice to landlord: Keep doing what you are doing”
— 410 WEST 53 STREET · Manhattan“Pros: Things typically work well. Good doormen. Cons: Some issues with hot water lately but have been promptly addressed”
— 410 WEST 53 STREET · Manhattan“Pros: Location, beautiful view from rooftop, doormans are very friendly Cons: Management slacks. Could update and add furniture on rooftop. Only 2 eatinf tables for an entire rooftop? Take better care of the gym, one treadmill has been broken for months and still not repared.”
— 410 WEST 53 STREET · Manhattan“Unit 332 Pros: It's an OK first time apartment and has decent amenities. You have laundry in the building, gym, doorman, and a nice rooftop. If it's a flexed unit, rooms will be very tiny though. Cons: Apt 332 had a serious mice issue and it took years before it was resolved. Management was responsive with extermination but not thorough. We finally resolved it after finding holes in once of the ACs. Apparently if you're in the connecting apartment, that's where the issue is. Haven't heard about any pest issues in the first building. Advice to landlord: Fix your mouse problem”
— 410 WEST 53 STREET · Manhattan“Pros: I really liked the move in and move out process. Very simple. Building lobby was always clean. Loved the rooftop access, especially during covid. Neighbors were quiet. Felt like walls were thick. Maintenance was always fast. Package system was great. Gym was well kept. Cons: The bathroom was odd and we had leaks coming from our unit. We also had a leak from the apartment above us, so really felt like there were major plumbing issues the entire time we lived there. They even had to shut off water a few times for multiple hours of the day. While majority of the doormen are very friendly, there are a few that can seem like they don’t want to help you out with basic tasks.”
— 410 WEST 53 STREET · Manhattan“Pros: Huge laundry room, massive community roof deck that’s usually not too busy, small but well-maintained gym, very friendly doormen (especially Randy he’s the best!!!!), new and clean spacious rooms ideal for adding flex bedrooms Cons: Management sucks! They are very rude and disorganized. They lied to us about the number of bathrooms in our unit and we didn’t find out until move in. We also still haven’t received our security deposit back yet. They do not have your best interest in mind. They would rather scam you. Advice to landlord: Management needs to be improved. They are rude and have lied to us many time.”
— 410 WEST 53 STREET · Manhattan“Unit 433 Pros: This building is very clean and modern. There is a very clean laundry room in the building, super fast elevators, and really nice door men! I have loved living here over the past year. Cons: The only cons I have about the building would be that our heater is a little funky and blast hot air sometimes.”
— 410 WEST 53 STREET · Manhattan“The staff is excellent. But unless you are a 20-30 year old who loves the constant smell of marijuana 24-7 I wouldn't move her. You can smell the stench of pot the moment you walk in the building. Has gotten worst over the past few years I've lived here.”
— 410 W 53rd St · Manhattan“Pros: The apartments and rooftop are big selling point for this building. The building management and doormen are also super nice and friendly. Cons: The gym is not a real gym, and should not be used as a selling point.”
— 410 WEST 53 STREET · Manhattan“Pros: Great rooftop with furniture, very responsive with fixing any issues Cons: None that I can think of”
— 410 WEST 53 STREET · Manhattan“Pros: Generally quiet. Neighbours are fine. No huge issues. Cons: When elevator breaks (often) get used to the stairs! Advice to landlord: Please ensure the elevators are fixed fast.”
— 410 WEST 53 STREET · Manhattan“Pros: Great building. Lived there for 2 years. Staff is nice and building is clean Cons: Apartments are small for the pics”
— 410 WEST 53 STREET · Manhattan“Pros: I lived here for 2 years. I love the neighborhood and love that it’s not a family building being a student myself. The doormen are really nice and the management is responsive and acts fast. Cons: Had mice in the first months, but called the management who sent the exterminator the morning after and solved the problem. Unfortunately, it happened twice in a few months.”
— 410 WEST 53 STREET · Manhattan“Pros: Friendly doormen, responsive management, and spacious apartments with modern appliances and plenty of room and storage even as a flex! There is also a large shared roof deck, gym, and laundry room. Everyone I have seen follows COVID-19 guidelines without complaint. Having a recycling area and garbage chute on every floor is very convenient. Cons: We did have a slight mouse problem (partially our fault for leaving food out) which we didn’t expect being on the top floor of the building. However, management was extremely responsive and sent someone to take care of it the day after we called. The front door isn’t very soundproof for noise in the hallway (which there is little to none of), but the walls of the apartment itself are thick. Advice to landlord: I’d recommend this building!”
— 410 WEST 53 STREET · Manhattan“The units are great, but the building is treated like a college dorm by the residents. The building is mostly college kids now who drink and party all night with loud noise and the building doesn't do much in the way of controlling them. Would advise strongly against renting here to anyone over the age of 23 The doormen are seriously amazing though”
— 410 W 53rd St · Manhattan“The building is not well maintained and horribly disorganized. Management does not take into consideration the residents when starting construction projects or even maintaining the building. They property and resident managers are completely non-responsive. And though the front desk staff as a few good members, on the whole they are extremely rude and careless. I would not recommend, and if you do take a look at the building try and speak with those currently living there, to get an accurate impression, most will tell you they are extremely disappointed given they cost of the building, with what they are getting.”
— 410 W 53rd St · Manhattan“this building is poorly managed, with staff stealing tenant's valuable belongings (happened to two neighbors recently). management did not have the patience to help investigate, but blamed everything on tenants for not taking care of their personal items. Also agree with the following 4 observations mentioned by the other folks who posted before me: 1). extremely long period of noisy construction since the very first day when i moved in (without a reasonable notice, but it was advertised to us as "quiet" building). once you moved in, you are stuck. 2). aggressive leasing staff who tell lies and can't keep up promises made. 3). leasing staff opened up tenant's unit without permission, dealing with my neighbor in a rude manner. 4). do your research carefully and negotiate hard. this building is too expensive that does not worth the price, does not offer the amenities that other buildings offer, and very difficult to come up with reasonable renewal terms. I would not recommend this building, especially when there are better and newer buildings available around the neighborhood that give out much better deals and more reasonable price for both new tenants and renewal tenants.”
— 410 W 53rd St · Manhattan“If you want to smell either pot or pinsol this building is for you. They are obsessed with cleaning and it smells like a bottle of chemicals, there is one annoying doorman who is obsessed and cleans non stop all day. The rest of the staff are great. The hallways smell like either pot or cigarettes and they spray lysol to cover it up. There is no ventillation in the hallways because the building was not built well and the hallways are very long. So if you want to breathe I would suggest looking elsewhere. Worst environmentally friendly building and worst apartement experience I've had living in NYC.”
— 410 W 53rd St · Manhattan“Extremely rude leasing process. Inside management great, just make sure not deal w anybody in leasing office.”
— 410 W 53rd St · Manhattan“The worst rental experience I had in NYC! The leasing office get into my apt without my permission when i am still in lease! Even though I told them I would not extend the lease, I am still legally live in this apt! This is so rude......!! I even don't know do they bring my stuff out! Worst building!”
— 410 W 53rd St · Manhattan“Seriously the worst of the apartment building is the leasing office. Having a similar experience with a review below, the lady who deals with leasing is awful. She apparently hates her job and her response is rude and awful to read, and I'm just trying to find a place to live. I wish I can skip dealing with her rudeness and my experience would be so much better. This apartment is generally really nice. Doormen are nice, repair guys are great. Sound proofing is bad - you basically hear everything. Gym is so small (three treadmills, two elliptical, a weight and two bicycles). But the main issue is the management (leasing, paper work) of this building. Work on it Rockrose.”
— 410 W 53rd St · Manhattan“Staff is wonderful. Repairs are done promptly. It's less expensive than some other buildings. I've had a great experience here. The only negatives have been cigarette smoke in the hallways/stairs and sometimes permeating into my apartment (which may be an issue with NY apartments in general). Also, occasionally if my neighbor plays music too loud, I can feel the wall vibrating.”
— 410 W 53rd St · Manhattan“The mice issue in this building is getting out of control and yet management is doing very little to address this issue. This building is billed as a luxury rental however they do not by policy update cabinets to the standards of a luxury building or to help resolve mice nesting in the cabinets. Rental please be ware.”
— 410 W 53rd St · Manhattan“The in-building staff is excellent and the building is kept clean and in good repair. It was very pleasant to live there. Everyone reading this should know that the central office staff in charge of leasing SHOULD BE FIRED, and then re-hired for a minute, only to be fired again. You cannot get into this building without dealing with the rudest, meanest, most disorganized and downright dumb woman I have ever had the misfortune of dealing with whose name I am not allowed to place in this review. She is the Rockrose gatekeeper and her henchman of in-building leasing agents make promises they do not keep, so get everything in writing. Our paperwork was lost multiple times and they had the nerve to blame us and say they were going to give the apartment to other renters. "Main evil woman" avoided our phone calls and frequently had her secretary tell us she was not in the office until we forced her onto the phone. She left town for a week while we wanted to sign our lease and then came back and had her secretary call to threaten us that once AGAIN they would give our apartment away if we did not come in before 5pm that same day despite that fact that all parties concerned could not leave work. Main evil woman is the RUDEST PERSON I have ever dealt with. She never waits for anyone she is speaking with to finish a sentence, but instead talks over them and states incorrect information constantly. She also miscalculated the amount we needed to qualify for the apartment 3 TIMES and blamed it on us that all the numbers didn't match and we needed new paperwork. I have spoken with at least 10 other people who have had this exact problem.”
— 410 W 53rd St · Manhattan“Don't get me wrong, I love the building and 99% of the staff, but Rockrose in general is terrible. Since I moved in, I have not slept past 8am on ANY day. There is construction 7 days a week and on week days it begins at 7am (when they originally started they were starting at 6:45am, but I think they got a lot of complaints) and 8am on weekends. The construction is so loud that if you have your windows open you cannot even hear your TV. For $3000/month for a one bedroom, I feel that I deserve a decent atmosphere. Not to mention that since we couldn't open our windows in the summer because of the noise, our AC bill was at its highest $430 (not energy efficient units) - so the following month we basically lived in our 10x11 bedroom with our dog. When it came time to renew our lease they wanted to raise our rent to $3090 (which isn't bad in comparison, but with the construction you'd think we'd catch a break). So, I spoke with the leasing department and told them that we were interested in switching to an apartment that faced the garden. We wanted to have some peace and quiet and also noticed that the rent was going for almost $500/month cheaper. She told me that Rockrose does not allow people to change units unless they're upgrading (aka: spending more money) and that these units were available NOW, and we were not moving NOW. We are moving to another building up the block that is brand new with a private terrace for the same price.”
— 410 W 53rd St · Manhattan“the greatest thing about this building is the staff. ------, who runs maintenance for the building, came to my apartment the other day to fix my air conditioning unit, and while he was there he swept my entire apartment, vacuumed the floor, and tidied up everything. he did this completely on his own volition. i love all the doormen, and the staff works around the clock to keep everything clean. VERY reasonably priced, aparmtents are BIG, and if you ever need anything, all you have to do is ask, and someone in the building brings it to you right away or is willing to help right away. i signed a 1 year lease and am staying another because our experience has been so great. roofdeck is beautiful, gym is great, laundry room is great, and our rent barely increased YOY. these aparmtnets are a STEAL.”
— 410 W 53rd St · Manhattan“Been a resident for one year. Nice building, good staff, but for one doorman which, if you are a pretty woman wont have a problem with him. Terribily overpriced for the amenities that other high rise buildings would offer at the same price. the rent increaes are high. Mind you, this is just an old building that has undergone a makeover. The maintenance issues are handled very promptly!!”
— 410 W 53rd St · Manhattan“I have lived in MWC for 2 years and the first year they raised my rent 15% and the second year another 10%. Very little negotiating room with Rockrose. I was shocked by the increases given that during year 1 I lived through 6 months of construction and now there is a new condo being built across from my window. On the other hand, most of the people who work there are nice and helpful. And, the building/apartments are super clean, which really counts for a lot in the city. I never saw a bug in 2 years.”
— 410 W 53rd St · Manhattan“I have been living here for the last few years and they just did a new makeover of the lobby - put us through 6 months of hell and now, I just got my new lease and they raised my rent 15% ($320) a month! They are insane - no loyalty to existing renters and management just doesn't care. Their answer - "It is market and you are free to leave!" G”
— 410 W 53rd St · Manhattan“Lived here with my roommates for almost two years. We made the mistake of signing a two year lease. One of our roommates moved out, so we decided to get a new roommate and everytime we tried to get information from the management office as to how to do this we got nasty responses, and nasty letters. We had to call over and over again because management did not call us back, it was a drawn out, long process and we never felt comfortable after that.

We thought we had it all cleared up, and the day our new roommate was moving in, the building staff would not let him because management did not approve it, even though they did over the phone. Then they gave us a hard time with rent checks etc. Charged us fees for nothing. When we moved out, it took 4 months to get our security deposit back, and they stole $900 for a clean up fee.”
— 410 W 53rd St · Manhattan“I lived in this building for several years. The location can be noisy, particularly on the south side as you face an emergency room. The facilities of the building are easily outdone by many other buildings in the area. Maintenance is reasonably good, however, and new facilities are frequently installed, e.g. the roof garden was added about two years ago and the BuildingLink (online notification for packages and maintenance) system, and an ATM was installed recently in the laundry room. The laundry also had all its dryers replaced recently. The staff are friendly and helpful, and apartment maintenance tasks tend to be done quite quickly.

The fitness room desperately needs some maintenance, however, the machines in the room are very old. If you're a serious gym-goer you won't use this place, it's more for people like me who wouldn't use a gym if it wasn't convenient. (Use of the room is $200/year).”
— 410 W 53rd St · Manhattan“Big, airy rooms, affordable, REALLY young, hip building on a quiet safe clean street near lots of bars and restaurants.”
