Lived in a spacious studio with reasonable rent, decent amenities. Cons: Not sure if it was neighbors or construction, but there was a LOT of noise coming from inside the building at night that I could hear through the walls. The apartment itself was poorly maintained, with the ceiling cracking and paint peeling off of the bathroom walls/doors. I also had an issue with the bathtub drain and water/sewage backing up in the shower throughout the day--maintenance tried several times to fix but were unable to. Also ran into some minor issues with cockroaches (luckily building staff/exterminator services will really helpful). Advice to landlord: Better upkeep of the apartments”

They will raise your rent the maximum amount they are legally allowed to under the Good Cause Eviction act, and will not negotiate on anything except for "current market rate." Having major issues with your apartment? Doesn't matter to them. Good luck negotiating from the Spring to the Fall. Also - beware, if you signed an initial lease for longer than a 12 month term, they will not offer you the same length lease when renewing. 12 months only. For no real reason other than them not wanting to. 2. Reinforcing that Gateway charges "luxury" prices for non-luxury standards. See attached photo of dog poop in the elevator on a busy day. 3. Water shut downs have become more frequent - the most recent shut down (8/11/25) lasting 1 hour beyond the time period when it was said it would be restored. Leaving residents without clean, usable water or access to plumbing for hours. Even post-restore, hot water is not usable. No water pressure. 4. Tragically, last week, a Gateway resident passed away - which was unfortunately seen and spoken about by many residents - many then offered support and sympathy to one another. Gateway was silent. For a company that prides itself on their sense of "community," the lack of acknowledgement for such a tragedy of this scale is disappointing beyond belief. No grief resources offered, no help resources provided - nothing. It takes just a few minutes to piece together a few words of condolences and methods of offering help to those who are struggling. Gateway would rather pretend nothing ever happened than admit that a life was lost. Management only cares about their reputation and being able to charge the most they possibly can for these units. --- Unfortunately, I should have listened to other reviews warning prospective tenants about the outrageously high electricity costs. In 10+ years of living in Manhattan, I have never paid even remotely close to the amount we are being charged at Gateway for electricity, with January 2025 being the highest cost yet - nearly $400 for one month in a one bedroom apartment. In voicing my frustration with other tenants, it seems I am far from alone - as others have reported monthly electricity charges even higher - $600+ for a 1BR, even some over $1,000 for a 2-bedroom unit. Ridiculous. People can heat entire homes for this cost. What this really boils down to is of course, the cost of electricity rising, but even more so driven by: 1. Awful building insulation 2. More importantly - the heat/AC units that are installed in each unit are completely inefficient at heating. They use so much power when on - even when running as the building recommends (between 73-75 degrees, on auto mode, dropping down to cooler temperatures at night vs. turning off entirely, using 2 units if available in the apartment instead of one, etc.) The messaging most tenants have been given from management and the metering company regarding these units and their egregious use of electricity is: "When it is 40 degrees or above, the heat pump feature provides heat which is an efficient way to heat the apartment. However, this feature does not work when it is below 40 degrees and the heat switches to 100% electric heat elements." Thus - insinuating that the latter (which applied to most days in December, January, and even February) - is a completely INEFFICIENT way to heat an apartment. And it truly shows - even when running the unit in sub-40 degree weather as recommended, it is still freezing in the apartments. If you enjoy paying your life savings to live borderline comfortably while Management tries to justify the use of these terrible HVAC units - Gateway may be the place for you! Management - rather than combatting tenants via email, or returning the same boilerplate replies to complaints that are significantly impacting your residents financially, you'd be better off spending the time looking into solutions for replacement HVAC units that are more energy-efficient, and actually work to heat apartments in the winter. These things do exist, and many buildings leverage them. If this can't be done, this will be a huge reason for high vacancies and quick tenant turnover. Advice to landlord: Management - rather than combatting tenants via email, or returning the same boilerplate replies to complaints that are significantly impacting your residents financially, you'd be better off spending the time looking into solutions for replacement HVAC units that are more energy-efficient, and actually work to heat apartments in the winter. These things do exist, and many buildings leverage them. If this can't be done, this will be a huge reason for high vacancies and quick tenant turnover.”

Quiet inside and out except if you face the courtyard when the Sanitation trucks are there at 7am and when a forklift operator allows the machine to beep in reverse incessantly at 3am. At lease renewal the rent is increased to whatever the market will bear; NON negotiable. Expect 15% to 30% year after year. Advice to landlord: No use, as any advice will fall on deaf ears.”

One visit sold me because of the beautiful water view, and relatively clean and organized building with good appliances. The forms that needs to be filled was a little long, but probably standard procedure. The building seems to be well managed based on several weeks of living here. The laundry and packages are all managed by mobile apps, and the door men all seem very friendly. A few issues: 1: the walls/doors are thin, and you can hear sounds from other apartments. 2. I have T-mobile, and my reception is just terrible. Only getting 1-2 bars at best. 3. gym is all the way in other build that requires a long walk, and hours of operation are short.”

Our leasing agent sold us on the concrete walls when we asked about noise, but I wish we had known about all of the exterior music in the evenings and into the early mornings. The bass echoes off of the buildings and literally shakes our apartment. It’s hard to sleep on the weekends, and it’s hard to do work or relax on weeknights when there are events. Higher floors might be better off, but if you like quiet, calm living, this is probably not the place for you.”

Management employees are disrespectful. When i reported a theft they said nothing is going to change, too bad. Units are generally sound proof but not insulated well for heat. Electricity bill comes from a random third party affiliated with the owners and charge significantly above market rates. Apartments are tiny, kitchens are comically small, one laundry room for the building with most machines covered in dog hair. Elevators are never working properly and its normal to wait for 15 minutes just to be able to go or down. Everything is done at the cheapest possible cost. Advice to landlord: Check in with your tenants to see how things can be improved. There are many things that can be done for very little effort that will have a great impact. Check in on your management. They are disrespectful to the tenants.”

With five buildings, a roofdeck, private outdoor waterfront park, and outdoor pool overlooking the Hudson, it’s a beautiful oasis to call home. There is a nice mix of people who live here, making it a friendly and welcoming community. The doormen are kind and have been there 20+ years. Cons: There have been some issues with plumbing. The water storage was in the basement and it all got flooded during sandy. They have been working since to migrate the water systems. Sometimes the water would be shut down for the whole day in the building for repairs. Our apartment also had a flood. But they quickly replaced our floors and covered expenses. Advice to landlord: To have an easier process for resigning leases.”

There is a persistent cannabis odor that comes into our apartment during the day and in the middle of the night which wakes our 18 month old. We notified the building about the pot odor, and they printed a paper to say not to do it, which was promptly ignored by the pot smoker. We are supposed to call security daily to police the other tenants. ***This complex is in dire need of strong property management.***”

Cons: I know previous reviews of this building say the noise is not an issue but I will warn that if you move into a studio apartment here, that is unlikely to be the case. My studio is the result of faulty subdividing of a larger unit causing me to hear everything my neighbor is doing (talking on the phone, playing music, watching tv, vacuuming, cutting vegetable, sneezing, etc...). Units were pricey for the real quality (you really understand once you live in...) but after the pandemic they have been a bit more convenient. Great terraces and pool, 2 out 3 doormen were really cooperative but 1 was a lazy nightmare. I did try to proactively propose a lease renewal/negotiate to stay one more year but - despite my patience and my efforts - I had no chance to be treated and incentivized closed to how new tenants are. TL;DR They are good to bring you in but - once you sign - no cooperation on renewing the contracts, even worse when you move out. For renewing, they keep my rent as high as pre pandemic basically, and they just offered 2 months free Vs 3 months free offered to new tenants on way lower rents. Basically it's an OK place to stay one year if do a good deal but don't count on them for a place cooperative to stay longer. The worst situation happened when have been charged $180 for normal wear and tear signs on the floor in front of the entrance, that were there since before we moved in and we never complained / mentioned them in the move-in inspection since the quality of the units it's so low and so old that we considered those things as normal wear and tear for a 30+ years old wood floor. If you really decide do move ahead, good luck!”

Laundry room has no video camera and my times have been stolen. The back green which is meant for everyone to enjoy is basically a playground because everyone takes there kids there to run around. The building really needs to control this - really not fair to every other resident. Parents, just because you have kids and there’s a green area doesn’t mean it’s your personal playground!!! Huge part of moving in was due to the common areas but they are literally a playground for children. It’s extremely frustrating that we cant enjoy the space. Advice to landlord: You guys need to clean more and have more landscaping upkeep. The back green is covered in bugs and bird waste. Also - your only residents aren’t families with kids. A big portion does not have children and literally can’t enjoy the common areas because you allow parents to treat it as a playground. This needs to be addressed. Can’t even sit on the lawn without having 20+ kids screaming and running. It is NOT a playground!”

When you have over 20 empty units going for $1000 less than market value and hike up everyone else’s during a pandemic with no comprise, it sends a bad feeling and message.”

Also, I promise you that they will follow up to make sure that the apartment is in great condition and charge you if anything is not pristine. I was also charged for electricity after my lease term. Advice to landlord: Be kinder. Gateway is the epitome of the New York City landlord that doesn’t care about their tenants at all, I’d work on that. ”

That gives you enough information on deciding if this place is worth your time or not. Number one and BIGGEST issue with Gateway is the "management". Vanessa is HORRIBLE. That is putting it very kindly out of respect to this being a social platform. Very shocked she still has a job to be honest, especially considering the amount of complaints that have been reported directing towards her. This alone shows you that leadership does not care about the people who are working for them. They know that the area of the complex is in a high networth zip code, so they are more than fine with telling people to go f*ck themselves (without saying it directly) and once you vacate, we can at least jack up pricing for the next idiot to come rent here. Andrew, sorry but you are just a pawn and following in the unprofessional footsteps of your hopefully soon to be predecessor. I actually had to LOL at how you handled yourself. Gregory also does not give a ---- about you, so do not waste your time trying to go up the ladder to get a response or help from him. They exclaim to be almost at full capacity regarding rentals in order to not work with you on pricing, however, there are more units available online than I've ever seen while living at Gateway (not to mention the floor I was on had at least 25% of occupants leave during the pandemic). Everyone in management plays the hands up "there is nothing I can do" card because "we just do what we are told". The only positive thing I have to say about Gateway management is that they are very very good at not responding to you. They will refuse to get on a phone call with you and then they will give robotic email responses and/or just not respond to you altogether. So I truly give them high praise for that! As a company that tells you they help tenants out is pretty laughable considering how expensive rent is and every amenity there is a la carte. If you are looking for a "luxury" building - this is not the place. Any new building in the city will include amenities. It is incredibly sad to say all of this because the area is so beautiful and EVERYONE that works there (outside of mgmt) from the doormen to the maintenance crew are all amazing guys! We thank you to all of those guys who are actually the ones keeping tenants in their apartments. SHAME! SHAME! SHAME!”

Manhattan, Sunnyside Gdns., Madrid Spain and now in Vt. ) not because of the building (it's getting a little old but was good), but because the views, the concierges/doormen and the friendly but discreet tenants as well as the neighborhood in general. Rosemary worked in Greenwich St and I in midtown. We both moved a lot with bicycles or a walk to the subway or a taxi when needed. We left because the price was getting a little steep and we had to live in the house we owned for 2 years before selling it and take advantage of the tax laws. I would move back there in a jiffy...except that we are extremely happy in Vermont and we like the convenience of the Burlington airport proximity and good roads to Boston, where one of our daughters is living with our grand.”

This is not the place you want to live even if you are a budding Goldman analyst looking to be close to the office. First of all, there are no good comments about the management office. They are the most vile human beings and even worse than brokers. They will not be helpful in any respect, whether that is move-in, lock-out or move-out (in fact that will be the best day of your life, similar to winning a lottery). The quality of management should make you run in the other direction. Also in case you need to move or break your lease they charge a hefty 3 months rent penalty (most NYC apartments charge 0.5-1.0 months). In addition, what they don't tell you is that they are running a scam on your electric bill. They use a crummy company that gets it wrong 1/2 the time and during the warm / cold months the bill can exceed $300/month. This is unprecedented, other apartments I have lived the bill (with 2 roommates) was <$75. These are the same roommates I had at Gateway. The way you should think about this apartment is the sticker price (make sure you get the month free rent from these bozos) and then add on about $300/month for electric. Some competing apartments that I thought were 100x better are as follows: Closest comprables are: - 21 West - 90 West Other apartments in the area: - 40 Gold St - 99 John St I have heard much better things about these apartments.”

We never received the renewal lease; then when we said as much, they sent one and then retracted it and told us to move out. they never gave a reason - probably wanted to increase the rent. we had used Airbnb previously but stopped 8 months before lease renewal. Apartments have great location but the management is not pleasant to work with. Beware! Now we have moved into another building nearby - similar pricing, lovely building and great service. if you have a choice, avoid Gateway.”

Urine in the elevators & lobby is bothersome, but the residents responsibility. Cable is a monopoly & local cable company takes advantage of residents. I paid under $50. for RCN cable, & premium channels. I won't name the cable company, but they charge over $100.00 for the same service, less premium channels & are not kind in my experiences setting up cable. All in all, Gateway is a retreat from the city's demands. Humble, safe and sweet, this place is beautiful! *Note to Gateway: Please get RCN cable!”

Tenant Assn mtgs are full of angry seniors yelling at local government about keeping their low rent and local government telling them they will. Maintenance does a poor job of keeping appts, fixing things, letting you know what they are going to do to your apartment and do not address it when they break things. Water damage and mold issues are not addressed. Structurally there are problems. Management doesn't know what they're doing. Doormen are fairly friendly, at least one is creepy and I've made harassment complaints. I've heard other tenants have mice, rats and roaches. The pool is a nice amenity, but don't let it fool you. It is immensely expensive.”

It has a great location, certainly--improved all the more over the last five years with new commercial development in the area. But don't think the management company hasn't noticed this. Rather, management has been on a price-gouging tear in the last several years, inflating rents for the oldest building in the district well over comparable buildings nearby. Given the incredible high turnover rate we witnessed on our floor, new tenants are getting the gist quickly. The management has made little more than cosmetic improvements over this time; the public spaces remain embarassingly shabby. Apartment windows are uninsulated, and the expensive, inefficient climate-control units mysteriously register charges back to the landlord -- not ConEd. (It's small wonder they've not been improved...) A solid on-site fitness center and indoor lap pool have given way to a small pathetic workout room (separate charge) and an outdoor wading pool for neighborhood children ($25/day). Hallway carpets have likely not been replaced since the 1980s, festering in stale, un-airconditioned stasis. The laundry rooms are a swampy nightmare, with machines that so routinely mis-read credit cards, or fail to clean/dry, that they feel like an intentional, cheap money-making scheme. If so, it would be in keeping with the aggressively incompetent state of the management office. I have rarely encountered such a well-balanced mix of cupidity and ineptitude. It was a pleasure to move on.”

There's an active Tenants Association, a great gym, a pool, friendly neighbors and great staff. It's not perfect but for the price, I've never found an equal. Since the new WTC and Brookfield Place went up, the neighborhood is more accessible, more fun, great services - 11 movie theaters - and it's gorgeous down here by the water. There's a bike path all the way up to the George Washington Bridge.”
