“Pros: A great price to have the amenities and live in that area, on site staff like maintenance responsive and quick for repair needs and more, nice people living in the building, quiet neighborhood in general. Close to supermarkets and of course the west side highway/Central Park/Lincoln center Cons: Although the overall area is nice, there is occasional crime on the street (sometimes shootings) and think that keeps the price down but in general felt super safe , had a couple of roach/mice incidents over the 2 years I lived there, but also they have exterminators come twice a week so management was generally responsive about this. Issues with hot water/water pressure/etc that come with a pre war building, although they have people come within a couple of days, sometimes problems would linger.”

“Pros: This is a great building if you are a student or recent graduate looking for a reasonably priced apartment to live in. Management is very responsive and helpful as long as you are a responsible and respectful tenant. Having front desk security, package signing, in-building laundry, and a gym/fitness center is practically unheard of for Manhattan at the affordable rent this building is charging. The building is also super close to public transportation and most of the stores you could need (Trader Joe's, Target, etc). Didn't really have any issues with pests either after multiple years of living in the building on one of the lower floors. Cons: The apartments are a bit small and some of the bedrooms don't have closets, though there is plenty of room to fit a closet rack or portable closet of some kind. There are some noisy tenants in the complex since the majority of residents are in their early 20s, but management will do their best to help out if you raise any significant/recurring noise issues with them”

“Pros: Neighbors were considerate and noise levels very low. In-building laundry machines worked well. Courtyard area and interiors were kept clean. Elevator worked well. Maintenance teams *very* responsive! Cons: When I stayed here, while the building was kept clean, it did show its age, along with the older gym equipment and interior surfaces. Reception staff were generally courteous and helpful, though I was upset when they insisted they hadn't received a package for me, which happened to be a >$800 laptop - only for me to ask to check the stacks of boxes myself, and I found it buried under several others. I did not mention anything at the time, as reception service was otherwise helpful and considerate. Advice to landlord: Scheduled, publicized, and ~annual interior refurbishments would be very much appreciated. I trust that today's reception staff are very considerate, though training for customer service and and more-efficient systems for deliveries management (particularly for $800 laptops) would also be appreciated.”

“Pros: Can't beat the price and the staff are pretty good. The building has a gym. Cons: The live in super passed away a while ago and the maintenance has declined significantly. The boiler is frequently busted and being repaired. Not a fan of the gym remodel. They don't give out keys anymore, you need a third party phone app installed to get around to the laundry and gym. Advice to landlord: Manage the courtyards, lower levels, and trash collection better. Stop making the electronic locks mandatory to get around the building.”

“Pros: Location near the 1 train and bus stops. Management on site and technically a “half doorman” that takes packages. Elevator building. Laundry in basement and access to other laundry machines if your building’s is used. Easy enough trash system. Also has a very small gym for basic workout. It was cheap when I subleased it. I had no pest problems. Great sunlight (I was south facing). Also quiet (courtyard facing also) Cons: Radiator/pole had a clicking noise that drove me a little nuts. My room out of 3 rooms was only one that had this. I’m sure if I leaved here longer, maybe it wouldn’t have bothered me but the few winter months I had drove me slightly insane sleep wise. Was next to projects but never had a problem”

“Pros: my unit was newly renovated. we didn't have any problems with rodents, but we saw a huge spider once. was on the 4th floor and never opened my windows b/c a huge cockroach climbed in (and back out). management pretty responsive if you put in a maintenance request, but we've had repeated plumbing issues. good location. Cons: my unit had a terrible layout and was super tiny. no heat and very freezing in the winters, no ac and unbearably hot in the summers. if you use a window ac unit it costs hundreds of dollars in electric. sometimes the building washer/dryers break. the people outside can be very noisy. Advice to landlord: manage the washer/dryers better.”

“Unit 3B Pros: While I was living there, they installed a security system for the front door to buzz yourself in with a code/face ID or to buzz people in remotely from your phone. That was pretty nice, because previously all they had were keys. The area is great, if you’re not worried about living near the projects. Really liked living in a nice area of Manhattan AND close to John Jay for school. Live in super was very responsive. Cons: Rooms are CRAZY small. Laundry rooms were often not cleanly. When I first moved there, had a REALLY hard time with mice — once I got a cat the issue lessened. Roaches continued to be an issue, even though we kept the apartment clean. We were paying 2800$ in covid pricing for what was technically a 2 bedroom apartment, where the living room was axed to create a third bedroom. They then jacked up the rent to $3500, with little improvement to the space. Appliances were OLD and very small. I’m 5 foot 3 and I could see the top of the fridge without standing on my tippy toes. Ovens were crazy small — so forget about baking anything larger than a tin of brownies or some cookies. When we left, they tried to raise the rent to $3650. Can’t imagine what they’re charging for it now! Advice to landlord: If you’re going to jack up the rent, maybe add some newer appliances to the space. Or upgrade the bathroom!”

From 6pm - 10pm EVERY night there is a basketball game with an announcer calling play by plays. After the game is over, neighborhood kids come into the park and play music until 1:00 am. It’s unbearable. Advice to landlord: When showing apartments, be upfront about the noise level at night.”

“Unit 2D Pros: Located in an excellent neighborhood. More affordable than most other apartments in the area. There's a gym in the apartment. Very fast to make repairs. Great place for students. Cons: Limited washing machine and dryers, and one of the units is almost always not working. The space for a studio is incredibly small, but that's the trade off. The landlord tried to claim most of the security deposit for damage that did not rise to that amount of money, and to which the landlord was responsible for repairing. I ended up getting it back, but had to first file a lawsuit in Small Claims Court.”

“Unit 2g Pros: The general location was great. Cons: Management were imbeciles. In the one year there. My apartment was randomly walked into by workers who got the wrong apartment while on a zoom. Idiots working on the roof blocked the vent causing sewage to backup flooding my apartment. They were only conserned about their floor, and refused to compensate my damages. Toilet had a water restrictor on it not allowing it to flush properly and clogging it. Had to complain and have maintenance over 3 times over one and a half months to fix it bc they refused to do what I said was the problem which was removed the restrictor. They ended up doing it and it worked. I was asked to tip by the front desk... Like wtf I pay rent. Initially the doorknobs broken and had to be fixed. Also too multiple requests for them to get it right. Floor was unfinished. All rough an impossible to mop without tearing the mop. Insisted that it was done properly. Rat chewed through my internet cable in the basement and only thanks to the exceptional version guy who cleaned that up and fixed it without charging me (the one time I was actually very happy with my isp) did I get internet back several days later. Tile grout started crumbling in the bathroom. Wasn't even aware that was possible.... Numerous other issues to but I have definitely ranted enough. They really should go bankrupt, those disgrace of human beings. Probably jail too, definitely some laws broken. Advice to landlord: fire everyone and reevaluate yourself”

“Pros: It’s close to a few schools if you need a short commute. Close to Trader Joe’s, Central Park and Hudson River Park. Cons: This building is horrible. The landlord, Jackie, is not response at all. She spends her time yelling at the concierge instead of responding to complaints. The heat goes in and out all winter. Tenants are allowed to practice their instruments until 2am. The maintenance crew regularly welds (?) and bangs around the courtyards creating unacceptable noise problems for weeks at a time. If you like to sleep or need to work from home, I would not consider living here. The washing machines and dryers regularly do not work but will still take your money. For some inexplicable reason the bathtubs are painted which means that they start to quickly chip with use creating an ugly aesthetic and dangerously slippery conditions. The rent is exorbitant for the quality of these buildings and the management team should be fired. Advice to landlord: Get the noise issues under control, respond to emails, lay off the concierge and recognize that you are shit at your job. Stop treating courtyards like an auto body shop that doesn’t echo through the entire neighborhood. I would not recommend this building to my worst enemy.”

“Pros: -in-building laundry (although the machines could use an upgrade—for $3 a load, I wish I wouldn’t have to put my clothes through the dryer multiple times every wash and have to take care to avoid certain “wonky” machines!) -concierge mail service (don’t have to worry about packages getting lost/stolen!) -prompt action by management about any problems (emergency maintenance requests, etc.) Cons: At least for the time being, it seems to be mostly off-campus housing for Juilliard and/or Fordham students? Neighbors are very young (college kids) and every weekend, there are multiple parties with loud music, yelling, etc. making it hard to sleep. If you’re looking to live here as an adult professional, you will be the odd person out. Not necessarily a bad thing, if you’re okay with it, but worth knowing ahead of time. Most likely would have affected our choice to live here had we known—it’s a lot of money to pay to live in what feels like a college dorm!”

After I gave them notice that I would not be renewing my lease, they wanted to show the apartment to potential renters. Most times the only notice I would get was a text message that they were coming up, and they would enter with a key regardless of me being in the apartment or not. It happened a couple of times, where I would be in the shower and not see the text message and when I got out, there would be strangers touring my apartment, and there I was just standing in my towel.”

“Pros: Cheap relative to the area. Management is responsive and making an effort, have always addressed maintenance concerns - they were shoveling sidewalks, are kind. Noise between bedrooms in units is minimal. Packages are well-taken care of. Cons: Laundry machines are aging and gross. Location is POOR - feel unsafe walking home at night, a hike to the subway, nothing around re: restaurants/groceries/quick bites to eat. Everything at least 15 minute walk. You can hear your neighbors from living room/hallways and they can hear you - super thin walls. Newly remodeled units are poorly remodeled - things are falling apart that are brand new, quality of finishes is poor. Looks great at first and then falls apart. Apartment was FILTHY when we moved in and was missing basic components - toilet lid, kitchen faucet, etc. Advice to landlord: Be more responsive to general upkeep/proactive re: laundry facilities, noise complaints, etc.”

Never trust anything they tell you, make sure to always have it in writing. They will also ghost you heavily. There is a recycling station, but I caught the porters throwing all of the recycled items down the general trash. When confronting them, they said it’ll end up in the same container anyways. Building is poorly managed. Cockroaches and water bugs could lie dead in the hallways for weeks. I would wake up at night hearing either mice or rats climbing inside of the walls. Walls are thin and neighbors below and across had drug/alcohol problems. A lot of arguments, slamming doors and mistakenly taking my apartment door for their own and tried to get in several times. Advice to landlord: Get your shit together, and hire responsive, service-minded staff. It’s really not pleasant speaking with a staff that pushes everything away.”

“Pros: Amenities (laundry in building, 24/7 doorman), online portal for maintenance requests, subway close by, halls are mopped often, no pests in my specific apt, but that’s just because we got lucky Cons: Some of the apts do have pests and see dead cockroaches in the hallways occasionally, lots of cracks and things falling apart within the apts, heat can’t be controlled sometimes I’m freezing sometimes I’m sweating, management is responsive but typically rude, maintenance people didn’t do a good job and ruined personal items which management did not offer any compensation for. Some tenants are loud (Juliard students practicing their music) and there is a park nearby which is fairly loud even at night. Advice to landlord: Work with the tenants more, and they will stay longer. Don’t be rude and teach your doormen to not be rude. Get good people to do your construction and your maintenance, whoever you currently hire is horrible. Seal up cracks and holes in apts before you re-rent them.”

“Pros: Doorman for deliveries, responsive maintenance crews, shared gym area and laundry, common courtyard and outdoor space. Courtyard area was always kept very clean. Cons: Slow elevator, minimal upkeep of gym and amenities facilities. There were many amenities, but workout equipment and some laundry machines were very worn. Advice to landlord: Improving/repairing/sprucing up the Laundry and Gym facilities would be excellent. Besides that, virtually no complaints - very reasonable stay.”
