Unit 3B Pros: While I was living there, they installed a security system for the front door to buzz yourself in with a code/face ID or to buzz people in remotely from your phone. That was pretty nice, because previously all they had were keys. The area is great, if you’re not worried about living near the projects. Really liked living in a nice area of Manhattan AND close to John Jay for school. Live in super was very responsive. Cons: Rooms are CRAZY small. Laundry rooms were often not cleanly. When I first moved there, had a REALLY hard time with mice — once I got a cat the issue lessened. Roaches continued to be an issue, even though we kept the apartment clean. We were paying 2800$ in covid pricing for what was technically a 2 bedroom apartment, where the living room was axed to create a third bedroom. They then jacked up the rent to $3500, with little improvement to the space. Appliances were OLD and very small. I’m 5 foot 3 and I could see the top of the fridge without standing on my tippy toes. Ovens were crazy small — so forget about baking anything larger than a tin of brownies or some cookies. When we left, they tried to raise the rent to $3650. Can’t imagine what they’re charging for it now! Advice to landlord: If you’re going to jack up the rent, maybe add some newer appliances to the space. Or upgrade the bathroom!

Unit #PB Pros: We did not have roaches in our apartment! Cons: Every few months, the elevator would break. The dishwasher was old and really loud, be sure you check the appliances before you move in!

Unit 2D Pros: Located in an excellent neighborhood. More affordable than most other apartments in the area. There's a gym in the apartment. Very fast to make repairs. Great place for students. Cons: Limited washing machine and dryers, and one of the units is almost always not working. The space for a studio is incredibly small, but that's the trade off. The landlord tried to claim most of the security deposit for damage that did not rise to that amount of money, and to which the landlord was responsible for repairing. I ended up getting it back, but had to first file a lawsuit in Small Claims Court.

Pros: I appreciated the decently sized room I had. Cons: We had a huge issue with insects. Also our appliances not working or breaking very easily. We eventually had them replaced relatively quickly though.

Pros: It has some good amenities (gym, multiple laundry room, an office, facial recognition doors), the management is pretty responsive. Cons: The tenants are mostly students and can be super loud, things break a good amount and it takes forever for them to be replaced. Advice to landlord: Reward your good tenants. Fix stuff faster instead of spending money on stuff no one asked for, get better security.

Pros: Cheap relative to the area. Management is responsive and making an effort, have always addressed maintenance concerns - they were shoveling sidewalks, are kind. Noise between bedrooms in units is minimal. Packages are well-taken care of. Cons: Laundry machines are aging and gross. Location is POOR - feel unsafe walking home at night, a hike to the subway, nothing around re: restaurants/groceries/quick bites to eat. Everything at least 15 minute walk. You can hear your neighbors from living room/hallways and they can hear you - super thin walls. Newly remodeled units are poorly remodeled - things are falling apart that are brand new, quality of finishes is poor. Looks great at first and then falls apart. Apartment was FILTHY when we moved in and was missing basic components - toilet lid, kitchen faucet, etc. Advice to landlord: Be more responsive to general upkeep/proactive re: laundry facilities, noise complaints, etc.

Pros: Even though the studio is overpriced, $1690/m, it’s cheaper than most other apartments in the Lincoln Center are Cons: Very dirty. Whenever it rains, the apartment ceiling leaks. Cockroaches. Very small space. Either too hot or too cold.

Pros: The only pro is the friendly front desk staff Cons: Wish I could give this place a minus! Unresponsive and koi management. Never trust anything they tell you, make sure to always have it in writing. They will also ghost you heavily. There is a recycling station, but I caught the porters throwing all of the recycled items down the general trash. When confronting them, they said it’ll end up in the same container anyways. Building is poorly managed. Cockroaches and water bugs could lie dead in the hallways for weeks. I would wake up at night hearing either mice or rats climbing inside of the walls. Walls are thin and neighbors below and across had drug/alcohol problems. A lot of arguments, slamming doors and mistakenly taking my apartment door for their own and tried to get in several times. Advice to landlord: Get your shit together, and hire responsive, service-minded staff. It’s really not pleasant speaking with a staff that pushes everything away.
