Pros: Any issues are often resolved same day - building staff is very professional and responsive. Great monthly events with good food and drinks Cons: There is some on going construction of new appartments which requires them to jackhammer the floor - it is loud occasionally. (Only an issue if you are home with a baby during the day!)

Pros: Usually quite clean, has gone down in past year. Nice lobby, close to train. Nice units overall. Cons: -building under constant construction and renovation, construction all around extremely loud almost every day -Leasing individuals live in building with you -leasing individuals convince you, be careful -Transient Mormon missionaries visit for periods of time and stay in units -transient college dorm / students live in building -off of very busy intersection -building tries to collect as much money with max rent increases with little concessions and average quality renovations for “high end” apartments -building quality and surroundings severely declined over past year -roach problem in some areas / drains

Pros: Beautiful and clean building. Responsive and friendly staff. Amazing roof! Cons: Expensive. Did not appreciate the amenity fee was charged per person in the unit Advice to landlord: Drop the amenity fee

Pros: Location is unbeatable. One minute walk to the 1,2,3 line. Amazing views from a rooftop. Clean laundry room. Residential lounge is good for WFH. Units facing south have nice views starting 12th floor. Cons: Small units. Heat is impossible to control during winter, no wall thermostat. The temperature at night generally stays around 74F. Advice to landlord: Upgrade PTAC to use wall thermostat

Pros: Beautiful building, great location, wonderful doormen Cons: constant construction noise, always doing unnecessary upgrades to the building, unpredictable rent raises, management just complains when you get in touch with them, maintenance doesn't actually fix problems like broken AC. Tenet is always in the wrong Advice to landlord: Customer service goes a long way

Pros: The building is a fantastic place to live. And the doormen are all gems who look after you. Cons: Management takes forever to respond to any request, makes false claims (ie Rooftop was supposed to be done 2 months after moving in and it took an entire year, elevators were supposed to take 6 weeks a piece when they took over 3 months), and will always raise your rent the max amount and never budge on making deals.

Pros: 1. The location 2. Maintenance and concierge and front desk are nice people. 3. Super of maintenance js awesome. Cons: 1. Molds in the ceiling 2. Bugs crawling everywhere not even fumigation helps. 3. Office staff - this lady who does all this communications and manages the front desk, short dirty blonde hair - she discriminates. Not very friendly acts like she’s the boss. 4. The acoustic in the building is horrible when they renovate the other floors? No matter if it’s in the 26th floor the drilling is heard all the way to the 7th floor. And they have been renovating none stop.. 5z there’s only 1 service elevator usually not usable in the morning and then there’s the garbage staff will get to do their jobs earlier making the elevator not usable. 6. Tenants in the building loves taking out your laundry from the dryer even if there’s still 10 mins left. And others will leave their laundry overnight in the dryer. And washer 7. Not worth the price they charge for rent. Advice to landlord: Change your property manager - does a bad job plays favorites with her staff

Pros: AMAZING staff/doormen, great location/wonderful neighborhood Cons: Greedy management company with very high YoY rent increases, constant construction (was without gas for >6 months, 1 elevator was down for almost a year, on & off drilling noises throughout the year makes it hard to WFH) OK amenities: nice rooftop, small gym, ok laundry room that's frequently packed on weekends

Pros: Best location. Super clean. Amazing doorman Cons: At least 1 elevator being repaired for over 12 months! No concessions. Increased rent. Now 2nd elevator being repaired. Still no concessions.
