Pros: Very clean building, responsible super and management, neighbors are nice and quiet despite being on the younger side Cons: Landlord will ding you for minor damages, $200 or so, no biggie

Pros: This is a great building if you are a student or recent graduate looking for a reasonably priced apartment to live in. Management is very responsive and helpful as long as you are a responsible and respectful tenant. Having front desk security, package signing, in-building laundry, and a gym/fitness center is practically unheard of for Manhattan at the affordable rent this building is charging. The building is also super close to public transportation and most of the stores you could need (Trader Joe's, Target, etc). Didn't really have any issues with pests either after multiple years of living in the building on one of the lower floors. Cons: The apartments are a bit small and some of the bedrooms don't have closets, though there is plenty of room to fit a closet rack or portable closet of some kind. There are some noisy tenants in the complex since the majority of residents are in their early 20s, but management will do their best to help out if you raise any significant/recurring noise issues with them

Pros: Neighbors were considerate and noise levels very low. In-building laundry machines worked well. Courtyard area and interiors were kept clean. Elevator worked well. Maintenance teams *very* responsive! Cons: When I stayed here, while the building was kept clean, it did show its age, along with the older gym equipment and interior surfaces. Reception staff were generally courteous and helpful, though I was upset when they insisted they hadn't received a package for me, which happened to be a >$800 laptop - only for me to ask to check the stacks of boxes myself, and I found it buried under several others. I did not mention anything at the time, as reception service was otherwise helpful and considerate. Advice to landlord: Scheduled, publicized, and ~annual interior refurbishments would be very much appreciated. I trust that today's reception staff are very considerate, though training for customer service and and more-efficient systems for deliveries management (particularly for $800 laptops) would also be appreciated.

Pros: Can't beat the price and the staff are pretty good. The building has a gym. Cons: The live in super passed away a while ago and the maintenance has declined significantly. The boiler is frequently busted and being repaired. Not a fan of the gym remodel. They don't give out keys anymore, you need a third party phone app installed to get around to the laundry and gym. Advice to landlord: Manage the courtyards, lower levels, and trash collection better. Stop making the electronic locks mandatory to get around the building.

Pros: Location near the 1 train and bus stops. Management on site and technically a “half doorman” that takes packages. Elevator building. Laundry in basement and access to other laundry machines if your building’s is used. Easy enough trash system. Also has a very small gym for basic workout. It was cheap when I subleased it. I had no pest problems. Great sunlight (I was south facing). Also quiet (courtyard facing also) Cons: Radiator/pole had a clicking noise that drove me a little nuts. My room out of 3 rooms was only one that had this. I’m sure if I leaved here longer, maybe it wouldn’t have bothered me but the few winter months I had drove me slightly insane sleep wise. Was next to projects but never had a problem

Unit 1A Pros: Maintenance were very responsive and helpful. Package collection is easy. Cons: Certain rooms can get very cold at night. Certain rooms you can hear everything happening in the hall Advice to landlord: Keep hiring great staff

Pros: Nice 10 min walk to west side highway and 10 min walk to 1 train Cons: Elevator was slow and only a few laundry units per building making wait times challenging.

Pros: It’s close to a few schools if you need a short commute. Close to Trader Joe’s, Central Park and Hudson River Park. Cons: This building is horrible. The landlord, Jackie, is not response at all. She spends her time yelling at the concierge instead of responding to complaints. The heat goes in and out all winter. Tenants are allowed to practice their instruments until 2am. The maintenance crew regularly welds (?) and bangs around the courtyards creating unacceptable noise problems for weeks at a time. If you like to sleep or need to work from home, I would not consider living here. The washing machines and dryers regularly do not work but will still take your money. For some inexplicable reason the bathtubs are painted which means that they start to quickly chip with use creating an ugly aesthetic and dangerously slippery conditions. The rent is exorbitant for the quality of these buildings and the management team should be fired. Advice to landlord: Get the noise issues under control, respond to emails, lay off the concierge and recognize that you are shit at your job. Stop treating courtyards like an auto body shop that doesn’t echo through the entire neighborhood. I would not recommend this building to my worst enemy.

Unit 4D Pros: I liked that the front office managed packages. Maintenance team was responsive and timely. Cons: Sometimes laundry machines in building were out of service. There were issues with flies during the hot summers. Flies would always be around in the hallways. There was a safety issue of the building’s main door’s key fitting in and unlocking our apartment unit’s door. Highly inappropriate. Management handled it and changed our locks. But it was very odd and concerning.

Pros: Clean and well managed Cons: Laundry room was usually dirty and several machines always broken, but at least there’s laundry in the building
