“Unit 27 Pros: Responsive super, good area, near transit Cons: Unit #27 experienced extreme smoke damage due to a fire in the neighboring building. This smoke damage (very poor air quality) has yet to be resolved Advice to landlord: Please rectify air quality issues”

“Unit 3N Pros: My unit is newly refloored and painted, and seems fairly high quality Cons: Some outlets don't work, no in-building washer/dryer, oven is a bit old”

“Unit 5N Pros: It’s close to a lot of helpful buses and subways. The apartment is also very spacious with a large kitchen. Cons: This building has a million problems: it took months to get a broken window fixed, there are roaches and mice in the building and individual apartment, the trash is INSIDE the building and the management lied about getting an outside receptacle so it smells awful and attracts pests, we do not have hot water randomly throughout the day, and we had leaking through the ceiling when it rained too hard. The super and building management are incredibly unresponsive and are hard to reach in the first place.”

“Pros: Great location, great neighbors, all apartments have great natural lighting, storage for a fee and laundry room in the basement Cons: Inconsistent pest control, lack of respect for common spaces from neighbors, management can be unresponsive to maintenance requests”

“Pros: Great location, close to many things but great price. Somehow quiet and wonderful neighbors. Very spacious room. Has dish washer. Stairs not too steep. Cons: Super slow response for any kind of repairs or requests. Have leak or water damages when it rains. Water pressure kinda weird. Somewhat old building (kitchen, hallways etc). Loss packages easily. Advice to landlord: Need better maintenance of the building”

“Pros: Exposed brick, nice fire escape, low noise, laundry in basement, good location, good price and minimal rent increases Cons: Bit buggy, no elevator, outdated kitchen appliances, under-renovated in general.”

“Unit 804 Pros: 440 Washington has been a pleasant, luxurious apartment building on a cobblestone street in TriBeCa. It’s got every amenity you can possibly imagine, a full service gym designed by DOGPOUND, a 24 hour doorman, parking, a lounge on the 2nd floor to work from home or meet other residents, bike room, laundry room, an amazing roof deck, and YES pets are allowed. Our unit was on the 8th floor with one of the curved windows and the unit has tons of natural light, in unit washer dryer (which every apartment has), central air and live in supers. The doormen are really nice and professional, and my roommate and I loved living here. Lots of great restaurants in the area and one of the quietest, safest places in town. Cons: With that being said there are a couple downsides to the apartment. Bc you’re all the way west towards the highway it could be very inconvenient to get to public transportation. Parking is almost impossible on the weekdays and you will always get a ticket if you park outside our building. Maintenance can often be a timely process. We had our dryer broke and they didn’t fix it for months!! Advice to landlord: While the amenities are great, I wish that maintenance requests would be acknowledged and finished more quickly. The laundry machine is also broken often in the basement and I wish they added more laundry units to that.”

“Pros: The trash is consistently taken out on a regular rotation, the neighborhood feels safe and there was little to no neighbor noise issues. Water pressure and hot water was great, never had a problem with it. Cons: Have found a couple cockroaches (a handful over the year), the super was very hit or miss on responding. Sometimes would fix something in a day, other times would take a while. Finishes are quite old in the apartments.”

“Pros: I love the neighbors, I love the location, I love the apartment itself. It’s honestly a dream come true. Cons: There are roaches, every week, alive. The heat is either too hot or not working. Advice to landlord: Get on top of the cons”

“Pros: I liked the neighborhood with the dinner and pizza spot and beer. Starbucks and Dunkin’ near. Pretty centralized. Super was responsive. Pest inspection always responsive. 2 units on each floor. Cons: Cameras don’t work. No roof access. Advice to landlord: Fix cameras”

“Pros: Clean comfortable lobby, umbrellas avail when raining Cons: Apartments are small, few closets are tiny. Roof deck furniture not comfortable. Building management is POORLY RESPONSIVE, Rachel Elkin in particular. Advice to landlord: Get competent staff. More reasonable rent for the small space.”
