Pros: The water pressure and the updates for the apartment. Cons: Hardly any Heat in winter The cost to move in you have to pay 4 times. Brokers fee, security deposit, and 2 months rent. Has alot of roaches, they do not exterminate all the apartmemts. They try to solicite you for certain fixtures. They try to use their own people for you to buy furniture. Advice to landlord: Stop being crooked in your lease and trying ro find ways to chatge people for their hard earned money. Fix your roach infestation problem by fumigating all the apartments instead of a select few. Get security. Stop trying to solicitate people with a brokers fee for an apartment that you could easily do a schedulesviewing for. Follow Covid regulations and have people wear masks.

Pros: not much expect some workers are nice Cons: not enough heat/garbage area always over flowing/front doors slams no spring hinge attached/loud at night/ Advice to landlord: before charging so much rent make sure you properly accommodate enough heat

Pros: NOTHING this building sucks so bad it’s fricking terrible.It’s horrible Cons: They don’t come to do repairs.They turn the hot water off on purpose and he elevator.Also the super doesn’t even come when there is a emergency. Advice to landlord: Do your job and stop taking advantage of hard working people.YOU are horrible people do better.Be honest and treat people like they are human.DO YOUR DAMN JOB OR LEAVE.

Pros: Near the subway and buses terminal and grocery and near the police station Cons: The cons about this building is that they do fake repairs to get more money and almost 99% of the time the elevator are ethier out of service or turned off by the management.Also once someone moves out they enter the apartment and break the walls and basically vandalize it then they take you to court saying you destroyed their property.Also there is little to none heat or hot water.The management is very rude and act like you are the problem.I lived in this apartment building for 20 years and the management before Zara reality took over was a great manager kind,helpful and caring they fixed our problems but Zara came and got 95% of the old tenants to leave.If someone refused they would open the mailboxes and take your important mail.THIS IS MOB TACTICS we had to call the PD,FD,USPS and department of buildings and they still didn’t fix anything.The New York post and the New York daily news both did news segments about them also many news station covered a protest against the Zara reality company.Also during this COVID-19 economic struggles I witnessed that Zara took many people to court for paying 50-100 dollars less. Advice to landlord: They need to change there tactics to operate.They need to change as a company whole and this problem is on a corporate level.Until then I don’t see them changing or the building getting any better anytime soon.They have the money too because they have over 100 building and thousands of tenants have been affected and bullied by them.
