Pros: Location is great, super close to the park and many trains Cons: The scaffolding everywhere with no clue from anyone as to how long it’ll be up Advice to landlord: Have actual information about the construction on the building

Pros: Lots of space, responsive maintenance team, friendly doorman. Cons: There’s a bar that can hold hundreds of ppl right next to the building entrance. The noise can be a serious issue. You can only pick up packages at certain times. Quite some things at the gym and the lounge aren’t working properly... don’t expect the management team to solve anything for you when there’s a real problem. They are pretty rude and insensitive over emails.

Pros: The building itself is nice and kept very clean Gym is nice Fairly quiet at night Cons: Management is incredibly unhelpful (when complaining about construction noise, they told us to just try noise cancelling headphones) There has been construction right outside my window that we were told would be done shortly after we moved in (its been three months) and the noise is so loud that we can barely hear zoom calls - this goes on for hours during the day When we moved in a ton of stuff was broken and dirty We’ve had to call maintenance for something almost every week we’ve lived here Laundry is expensive ($3.50 for one load) Our heater stops working constantly One time the water stopped working in the entire building and there was never any communication about it from management They gave us a new fridge when ours broke that they said was brand new but was covered in crumbs and hair Advice to landlord: Care about tenants and stop being greedy Do something about the construction

Pros: Located close to subways Laundry on same floor, very convenient Amazing gym/view Clean building, pretty well kept Cons: There was never toilet paper in the gym bathroom, wasnt well kept When I was there, roof was under construction Very expensive Security was overly strict Reception always played club music Not a community building: neighbors didn’t say hi Advice to landlord: Stop trying to appear luxury and focus on building a community

Pros: Checks most of the boxes. You’ll likely be happy in your spaces Cons: if there is ever an issue where management needs to get involved don’t expect your problems solved. Also, the building is basically an unfinished construction project. Advice to landlord: Actually care about this property

Pros: I like living here, very lively for young people, students, businesspersons etc. gym is amazing and rooftop as well, the staff are super nice and friendly. Cons: The management office are terrible, the way they reply to emails and treat their tenants is so rude and aggressive. also the prices are too high for studios, like I wouldn’t live in a studio and pay almost $3000, and my friends who moved to the building summer 2020 paid $1700 for the same and bigger apartments than my apartment, and when I went to talk to the building (Management office) to just negotiate the price they were so mean and aggressive they immediately said if you want to break the lease remember you need to pay 3 months rent just to break the lease. Advice to landlord: Please take a moment to focus on the way your management office works. These people need to be trained to be nicer to their tenants. I know at least 4 people personally that live in the building and complain about the management office too!

It is by far one of the worst apartments I've lived in. The management is very bad and super unfriendly whenever you call them. First thing you notice is the constructions outside. If you think they will make it pretty by the time you finished moving in then you are wrong. The constructions have been there for YEARS! Also, things break all the time and they dont seem to care to fix quick enough. The elevators break all the time and at one point it was down for a full month! Don't even mention that it's super dangerous to have 10 people in a tiny elevator during COVID. The management is so bad and they dont care. Save yourself some trouble by looking at another place. AVOID this place. Listen to people's review here and you will thank us later!

AVOID this apartment BY ALL MEAN. The management company is the worst. They are not helpful and usually ignore your request/questions for days after you keep following up with them. They've been doing lots of renovations for over 10 years now and there's a lawsuit for that. No signs of completion any time soon. There are TONS of better apartments in this neighborhood. AVOID THIS APARTMENT!

If you are thinking moving to this building, THINK AGAIN!! If you don't believe the poor reviews in here or , you are making the same mistake I was making. Below are some of the terrible issues I ran into during my time living there. 1. The wall is paper thin and unit was dirty when I first moved in. The neighbor next to my apartment had parties a lot. I had to call front desk on a Saturday night around 11pm. They sent someone to tell them lower the volume and the neighbor rejected to do that. As a result, they kept partying past mid night and the front desk just said there is nothing they can do. So I had to call 311. During my time there, i had to call 311 2 to 3 times because people who should manage situations like this is practically useless. The interior of the apartments are old and dirty. It feels like they never clean. The fridge was leaking and AC does not work!!! 2. The leasing and management were really hard to deal with. When I first found this apartment, I was mistaken my move in date for one day. I had to move in 9/30 but the initial contract was 10/01. I told leasing that I need to change that and I can hand the check for this extra day rent when I have time to go to the building. Keep this in mind, I was living and working in midtown, so there was a couple of unnecessary trips that I had to make in order to lock down this unit. You would think this is a fairly easy and honest ask, but no, leasing told me you have till end of that day to come in person and give him the rent so that he can process the unit if I want to lock it down. ( I believe I already paid most of the upfront fee/rent and the only thing missing was this one day rent) After a long battle over this, the leasing insisted that I come in that Sunday morning to give him the check but when I showed up on Sunday afternoon, I could clearly tell he completely forgot I was coming and management was closed on Sunday anyway. When I was moving out, the management and the front desk were giving me the hardest time.. I called NYC gov to schedule a large furniture pickup. BUT, the management was threatening me to charge me fee even if I do a proper disposal. I was so angry so I called mgmt and asked what does that even mean. She said the city will still charge the building even if I properly dispose the furniture. And I told her I made an appointment for the city to pick up, she then paused for a second and said oh, in that case that's fine. She just assumed that I didn't call the city and she didn't even bother to mention there is an option like that if I have not found it out myself. Super helpful! 3. They try everything to keep your security deposit (I didnt get a penny back). So it all came down to my last option. I had to pay extra to get out of the lease. I asked leasing one more time if they found anyone on March 31 and they said no. So on April 2nd, I paid one extra month and they kept the security deposit. BUT guess what, I just got an notification from streeteasy saying the unit was rented on April 5th. Only 3 days after I paid the penalty and they found someone. It might be pure luck or the whole thing is SCAM. You can be the judge. It was just a terrible experience for me, period. To conclude, when you see 90W, run out as fast as you can.
